Home inspection

Used Carson Dunlop for home inspection prior to purchase of 1st home. Very thorough and professional employee. Strong building science knowledge, punctual and clean when inside the home. Highly recommend this company and service

Home Inspection

My husband and I were in competing offers to purchase a home we were determined to get. A home inspection was a must for us, but we were in a time constraint considering the two other offers. We contacted Carson Dunlop, and they had an inspector out to meet us at the home the very next day. Not only was CD able to get an inspector out to meet us right away, but we were very impressed with how thorough and professional he was. He had pointed out a few potential issues that would need to be addressed with the purchase of the home. He had pointed out missing shingles, and suggested it be fixed right away to prevent any water damage. (We unfortunately didn't address it, and lo and behold we had a small leak exactly where he had pointed out the missing shingles! We were warned, and we were not surprised when it did happen.) We purchased the house unafraid of any hidden costs/surprises and we were able to budget for future fixes accordingly. We were even given a binder with an extensive description of the inspection, which we've referred to several times. Overall, we had a great experience with Carson Dunlop and would highly recommend using them.

"New Home" - Home Inspection

Even though my house was brand new, I still wanted an expert opinion on my house. I got the wonderful guys from Carson Dunlop to come in for two inspections, one pre-drywall and one at house delivery.

And surprise surprise, even though the city inspector passed the house with flying colours, it wasn't the same story when Carson Dunlop showed up. They did find issues with the electrical system as well as with one of the structure walls. None of those two problems would have been visible at the "pre-delivery inspection" that the builder does just before closing.

Even the builder's superintendent was impressed with the knowledge and attention to detail that he saw. He later asked me for the Home Inspector's phone number so he can recommend it to somebody in his family. That meant a lot to me, to see him impressed, given that he is in the industry and should know everything there is to know about houses...

I highly recommend Carson Dunlop for their punctuality, professionalism and knowledge.

Home Inspection

I was referred to this company by a friend who had received excellent service. I needed a Home Inspection for a potential townhouse I was considering buying.

When I called to inquire about pricing, I was given the option of having either a trained inspector, or upgrading to an engineer with his home inspector certification. For the small additional fee, I opted for the engineer, after all it's the single most expensive investment I would be making.

The company worked with my schedule, and the inspector was already waiting at the home when I arrived - so nice to have them be their early!

He conducted a thorough exterior inspection, pointing out various elements to me as we went. He went up on the roof, and fully inspected it. During the inspection, various problems were noted. One in particular was that the roof, which the MLS listing had advertised as "New in 2010" (only 1 year old) was not in good shape. He informed me that in actual fact, the owners had only re-shingled the roof above the garage, while the rest of the roof's shingles were curling up and in some places leaving exposed plywood underneath. He told me that the roof in it's current condition would not be fit to last another winter. This one issue alone, saved me approximately $2000 for a new roof, and who knows how much in potential water damage. My realtor was able to discuss this discrepancy with the owner's realtor and they ended up having the entire roof re-shingled.

At the end of the inspection, we sat down and went over his results. Other than the roof, there were a few other issues that the owners would need to deal with, and this put me in a very good bargaining position.

Within a couple of days of the inspection, I received an emailed PDF copy of the full report, containing pictures of the areas in concern and explanations of what the problem was. The report was broken down into an easy to understand format, and highlighted the issues on a priority basis.

I registered to have my email address added to their mailing list, and continue to receive helpful hints and tips on home maintenance (great for a first time home owner!)

Over all I am so thankful I had the inspection done. It saved me money and allowed me to negotiate a better price for my home

Home inspections and ecoaudit

My wife and I have engaged the services of Carson Dunlop three times as well as relied on their inspection report prepared for a vendor of a house we subsequently purchased. In all instances we were very pleased with their service and timely/detailed report. As a business professional myself, it was a good value for money decision. Dollars aside, in every instance the Carson Dunlop representative was excellent. In summary, we would highly recommend their service.

Home Inspection

I have used the services of Carson Dunlop many times over the past 30 years. They have always been punctual, polite, knowledgeable and helpful even years after the inspection!

No house is perfect and no inspection will uncover every problem but I would never buy a house without an inspection.

I have no hesitation recommending Carson Dunlop.

Home Inspection

I hired a home inspector at the insistence of my wife before closing a purchase of an older home. I consider myself pretty knowledgeable in home construction particularly in electrical and plumbing. I was blown away on how much I didn't know as I followed the home inspector through this house. The main things I missed were details on the roof and garage door both of which needed to be replaced despite seemingly in good condition. It was a flat roof and a job that cost over $20,000.00. I was able to submit a lower offer on the house once I had his report and shaved the cost of this job off the purchase price. The garage door was totally unsafe and it was the first thing my house insurance company insisted I change, just as he had predicted. I would never consider buying a house with out such an inspection again. It was worth every penny and I wouldn't hesitate to recommend C & D to anyone. I have to say the inspector was not only detailed in his explanations to me, but also to my wife who had several questions for him through out the inspection. He took the time to explain everything to her satisfaction. She was very pleased with his positive comments as well, pointing out details of the house that he was impressed with.
