Carson Dunlop & Associates Home Inspection

This company was great, right from the start. They called me back every single time within minutes of leaving a message, and Rob Baillie was great, took the time to explain everything and had quite a few tips on some inexpensive things we could do to help save some (heating) money. David got there on time. He took the time to do a thorough inspection. He checked and rechecked several areas as he tried to makes sense of the shape of the house and the plumbing etc. He checked every faucet and drain and a lot of the electrical. He went through the house and put up with all my questions. He never rushed or rushed my questions and even waited in the driveway to see if I had more questions at the end. My only "complaint" though I can't really blame him (for not going on top of a very high roof that visibly needed no professional to tell us that it needed to be fully replaced) is that he misdiagnosed the leak in the skylight. He blamed it on condensation causing the ceiling damage around the bottom edge of the skylight opening. We found out later that the skylight was cracked and leaking by one of the roofers who came by to do an estimate(and windy rainy weather where the water comes dripping in). The only way to see this would have been to go up to the very top of a very high roof. He also missed a small patch of mould in the furnace room but also the house was still in a huge mess by the previous owner and this was probably not visible. He had his waster moisture meter and had tested all around the basement and had found no problems otherwise and so with the furnace room being in the middle of the basement one would not think there would be any moisture coming in. The mould (found by Carson Dunlop EcoEnergy evaluator) was probably caused by a water spill). All in all the home inspection was very thorough and we were very impressed. It was delivered by email in less than 24hours. We then called CarsonDunlop for a EcoEnergy test and we'll report that in about 18months.

Nicholas Seguin from CarsonDunlop performed an Energy Evaluation on my home recently, he did a through job with in the analysis, and have done an excellent job in explaining the government grants available. Thanks Nicholas.

The process is now going on 1 year and I still have not seen any money back from the government.
I have been told several times by different people at Carson that the money from the government rebate program will be sent to me "any day now".
By their own admission Carson screwed up the paperwork and that was a major cause of the delays.
They promised me a refund for part of the fees I paid them - 3 months later still no refund.

I had my inspection done in July 2008 by Carson Dunlop. He did notice some things but completely missed others. Knob and tube in part of my Home, well it was almost the whole house ($6,800 repair). Said my flat roof needed some work, it was replaced, never said anything about the chimney, it was falling over. He said the grading was bad running between our houses, he was wrong it was good. the floor was soft in one spot, I knew it but he walked over it numerous times and never noticed. I bought this house as a fixer upper so I expected issues but as some others have said I really think your better off with a contractor than a home inspector to look at a house.

Once again Carson Dunlop have proved their exceptional customer service and willingness to go the extra mile. I had an 'emergency' need for an assessment due to a cracked heat exchanger and they got the job done in a professional and very courteous & helpful manner. I have always recommended Carson Dunlop, professionally when I was working with a consulting structural engineering company (that didn't do home assessments) and personally to my family & friends and will continue to do so. Needing a home inspection after having an offer accepted, we turned to Carson Dunlop. We had heard many good things about the company, especially through the Homes section in the Toronto Star. Carla arrived early at the house and had already started the inspection before I got there. As first-time buyers we have no previous experience, but Carla was thoroughly professional and approachable throughout the whole process. She answered all my questions and produced a report that definitely influenced our decision. Just what we were looking for. The comprehensive binder we were left with was a nice bonus, as were all the maintenance tips she provided. We would definitely use Carson Dunlop again.

I had our home inspection yesterday with Hal Woolley and I cannot say enough good things about him. He was extremely thorough and explained everything to us. Both of us being first time home buyers we had some pretty ‘simple’ questions but Hal explained everything to us and showed us how to change the furnace filter. He really made us feel good about purchasing this home and was very re-assuring on a couple concerns we had.

I really liked the take home binder we received at the end of the inspection I know it will come in handy. We were very impressed with the electronic inspection report of our house, very detailed with reference pictures.

I will recommend your company to anyone I know who is purchasing a home.
