New Home

We received the house mid September and were initially quite happy with the house. However since we got the house, we started seeing quite a few problems. The main issue found was, the flooring company did a terrible job as the wooden floor was uneven and squeaked whenever you walked on it. We requested this to be fixed multiple times and it took over a month and a half to actually start working on it. Once they finished, the problem was worse than before and they then refused to further "repair" it. It took them ages before they even began working on it, just wasting a lot of time.

Very unprofessional customer service.

One Bloor

While the building is nice looking and the units are fairly well finished, this building has been a nightmare to live in.

I moved into One Bloor mid 2017 at which point I believe a good portion of the low-rise floors (3-36) had moved in. Other than the units the building felt very unfinished. Elevators were still lined with wood, constant fire alarms, constant entry notices for balcony and unit work, no balcony access, no amenities were finished, and the elevator wait time was usually 15m+.

The management team constantly promised access to the amenities and balconies within a few months and missed every single deadline for more than a year. In January of 2018 the Great Gulf CEO attended a meeting to update residents on concerns regarding the building and establish a firm timeline for opening amenities. Although a timeline was promised it was again missed by many months. In July of 2018 the pool area finally was opened and although the pool is beautiful it’s clear that much of it was rushed as the quality seems poor.

Additionally the building has no guest suites and no guest parking despite being Great Gulf's "Flagship” building. All the guest parking was sold to First Capital and is now managed by Impark which charges very high rates to park. I'm embarrassed that my guests have to pay for parking. At one point the management required residents move their cars for parking lot power washing and provided no area to move them to. Impark then ticketed everyone $85 that moved them to the "Visitor Parking".

It's now almost August 2018 and some of the amenities have yet to open. There's still work notices and people coming into my unit on a monthly basis. The elevators usually don't work and it's not uncommon to wait 20m for one.

The units are nice and the building does have a beautiful gym and some of the best amenities I've seen however everything is all about design over function. The kitchen sinks are too small to wash anything in, the bathroom has no countertop, the pools are weird shaped, and the elevator hallway is too narrow to walk through when it's busy. 



Overall I’d try and avoid buying in a Great Gulf building.

arbor peak detached house

GG has no professional standards at all: builds detached house community with windows to windows & solid-wall to solid-wall; Does not answer customer technical questions; ignores customers stake concerns; Client liaison is useless and make no sense. Do Not buy house from Great Gulf Home !!!

house

great gulf homes are absolutely useless. 4 years in and garage still leaks and now siding is coming off. Had a company come by and said it was a pour job all around. Dealing with john was painful. Another absolutely useless individual. excuse after excuse. I Will never buy a great gulf home product again.

Charlie Condo

Building with many problems. Elevators were never installed properly and constantly went out of service. They had to replace the hoist ropes, which should have lasted thirty years.
The unit was worse, poorly designed bathrooms that constantly leaked. The Superintendent said that he told the new management company, when they get complaints about water flowing out of the bathroom fan, that this is normal. Like I said, poorly designed. We struggled with customer service to fix our shower stall, they kept telling us it was our problem, we weren't using the shower correctly. Finally, after several visits and insisting, they cut a whole in the wall and found that the seal for the shower liner was cut during installation. They repaired everything, free of charge, but it still didn't work well.
Their customer service was responsive, but reluctant to help. They did fix everything, but with the poor design of the bathrooms, wouldn't recommend living here.

Condo fees

The condo fees are set to go up a year after the condo board was formed. They bought designer couches and tables for the lobby that already had designer couches and tables for the lobby. They're selling off the units reserved for visitors to help cut costs associated with the building. The whole thing seems mismanaged.

Also, the management company operates like the police. They ask to see your key fob or amenities card all the time even when they've seen your face on a daily basis for a year. You have no choice but to become curt with them sometimes. It would be great if their manager told them to behave as if they're in the hospitality industry and to therefore be hospitable rather than acting like security guards at a shopping mall.

Furnace, etc.

Great Gulf is cheap. They employ folks who find as many shortcuts as possible, things you'll never find in your PDI inspection. But that's not because they're small; they're just well hidden. My furnace was not installed properly in the wall. What did they do to fix it? Duct taped the space between the furnace and the wall that was built around the furnace to seal it. And they forgot the fan coil as well. This is just one of many issues. Many of the nylon pipes for the dishwasher were faulty. The plumber who fixed them said he'd been to this building many times to replace the same things in other units. This is simply not a good builder.

Another major issue is that they use their own management company to manage the property. I can tell you from one too many experiences with the property manager's employees that they're unpleasant people, to say the least. I can only imagine the poor level of service they provide is because the connection they have to the builder. They need to go.

Customer service aggravating and disappointing. Poor communication. Ages to get any warranty fixes. Disorganized. Concerns that more damage done through fixes. Balance Property Management belongs to Great Gulf and treats clients very rudely and with disrespect. Would not buy from them again. In summary, treats clients like widgets and with no respect.

Condo

Bought a unit, poor warranty service, fixes were slow or never done, told us we complained too much, came and fix stuff but ended up with more issues. Terrible service from management and warranty service, no calls answered, no emails replied.

New home

The sales and construction process were a breeze, as was the pre-delivery inspection, but items on the PDI list weren't completed on time for key handover, and after getting the keys, customer service has been unresponsive, which is a shame because Great Gulf seems to have a good reputation in this industry.
