Lowering basement floor in century home

We are ( at the time of this writing ) a licensed Professional Engineer (Mech) and a mostly retired General Contractor. We contracted GJ MacRae Foundation Repair to lower the basement floor/underpin the rubble foundation in our 100+ year old home. As part of the scope of work they removed the main centre wall that holds up the entire house, replacing it with a structurally engineered I beam. They also installed an internal weeping system and sump pump.

We've been planning this job for years. For us, we understand and enjoy doing the planning and research. I laugh to myself when people talk about their bathroom reno...wait, hold my beer. We had a Structural Engineer (P.Eng) create a design that would be used for building permits. With design in hand we shopped around for contractors. We also got referrals from the structural engineer about other contractors whose work he had seen out in the field. We talked to one of our neighbours who had also used GJ MacRae Foundation Repair for their century home cellar. Quotes from other companies that do this work were comparable but GJ MacRae Foundation Repair 's reputation within the construction industry is stellar....and I'm not talking about google reviews, anyone can write one of those (including me). GJ MacRae Foundation Repair have a straightforward, methodical and repeatable approach that they have been doing for many years. And there was the connection to Mike Holmes; GJ MacRae Foundation Repair was in a number of his early shows, one of them I saw on the internet the homeowener was an old neighbour! Sadly Mike didn't pop around to say hi during our job but the retired company's founder did, just because. These guys care.

I really can't say enough good stuff about the three fellas who did the majority of the work. Harder working fellas you will never meet. Polite, focused on their tasks and very respectful. We lived ( and I worked ) in the house during the big dig and I had a front row seat to all the goings on from my office, all of the dumpsters filled with soil, seventeen of them, the concrete trucks, the gravel delivery all coming and going in our driveway. Gavin was a true pleasure to deal with, a breath of fresh air compared to some of the trades we've worked with over the years.

With any large jobs like this there is usually a hiccup of some sort but how a contractor deals with issues that arise, seperates the mediocre from the outstanding. Our job was flawless with one small exception that was completely out GJ MacRae Foundation Repair 's control. Gavin talked to us about what had happenend and then he just took care of remedying it.

We are very, very pleased.
