This is a follow-up to a Home inspection which Vahn completed for myself and my spouse on the purchase of our 1st home in November 2020.

We recently had an electrician over to review the Panel box wiring as Vahn had flagged AC wiring for inspection. Vahn was right, there was a potential fire hazard with a mismatch of the breaker and the wiring size.

We had Vahn do our home inspection and couldn't be more pleased. He was extremely thorough and identified some key areas that needed to be rectified prior to closing the purchase. We even had him do the thermal inspection and found a leak that otherwise would have been missed! Would definitely recommend him to anyone purchasing a home. Our home was 6000 sq ft.

Solex was hired to do an inspection on this newly built townhouse
in the Avenue Rd and Lawrence area. Having not witnessed a full inspection before I can say I was very impressed with the attention to detail and the technology used to confirm if there was heat loss, water damage, etc. Solex provided a very detailed report within 24 hours for us to review which went a long way towards increasing our confidence that the property did not just look good from the outside but was also soundly constructed and mechanically up to spec. I would encourage anyone buying a property to have it inspected.

Vahn greatly exceeded my expectations by demonstrating these qualities:
1) Quality: He was very thorough and spotted many details. While this is what you would expect of any inspector, the details were often very small and could've been easily missed. Also, the overall volume of details found was much higher than I expected.
2) Communication: Despite all the details, he took the time to explain each and every one of them to us. For example, when showing us the HRV, he explained the predecessors to HRVs in order to better help us understand the problem it was solving.
3) Timeliness: He showed up early and began inspecting the exterior proactively. This ended up being important because the inspection ultimately went beyond the original timeframe. After the inspection, he sent over the report well ahead of the stated SLA timeframe.
4) Attitude: Perhaps above all, Vahn was really friendly and was genuinely passionate about his work. As someone unfamiliar with the inner workings of a house, I thoroughly enjoyed talking to and learning from him.

The outcome was two-fold:
1) A report that we converted into a 60-item list that our seller agreed to fix. That's real $ value.
2) Psychological confidence in our investment, which has its own intangible value.
