Everything with accurate home inspections seemed to be just that, accurate. This is until our contractor informed us that our insulation did not meet city codes after the deal for the house was complete. Looking back to our report given to us by the home inspector lady, she said that we have R12 Insulation in the basement and that it was not visible. The basement is undeveloped, the insulation code was easy to find once it was pointed out to us, and it is actually only R8. A true professional would have noticed this is a minute. Because she did not note this and we did not find out until after the sale, we are out $1400 to replace the insulation to meet the city guidelines.
The report seems to be recycled for each client. Fill in the new name, take some pictures and for the most part it is done. The report was not written properly as mention our insulation is very visible, where as she stated that it was not visible. Make sure that you go over everything and check it for yourself, regardless of who you go with. She has now left more questions in our minds, we can't help but wonder, did she miss anything else.
