Complete home renovations

I heard about Vancouver General Contractors through online, I was surprised and delighted that I received a same day call from GM Hussain. I liked the whole process from design stage, construction, to completion. Everything went smoothly. I loved working with the creative interior designer Zaineb who I gave 5 stars in the previous survey. The construction process was a nice experience with the VGC team and Arnie tried his best to keep the place livable as I was staying there through the entire Reno. Definitely I would recommend VGC!

Connecting two strata units with a door

When meeting with VGC I didn't know if they would do a good job or not. With so many contractors out there it seems overwhelming to pick just one. So we met with a few. VGC stood out though. They were very professional and their quote was detailed. It was very important for us that they stick to their quote and wont go over the budget which they didn't in the end. The team kept us in the loop at all times and the project was done quickly and clean. VGC dealt with all paper works strata needed from us. We loved their app where they kept us updated and even posted pictures of the progress. Very happy with the outcome and we will definitely work with them again.

Kitchen Renovation

We are very happy with the renovation Vancouver General Contractors did for us. We had our kitchen completely redesigned, our powder room updated, and new paint and flooring put in our living room. The kitchen was originally built in the old-box style, so the living and dining areas were two small rooms. We really wanted to knock down the wall between the kitchen and living room for an open concept and a larger kitchen. There were some construction challenges needed to achieve this because the wall separating the two rooms was a load-bearing wall and contained all of the plumbing and duct work. Not only would they need to tear down the existing wall but install 2 load-bearing beams and move all the plumbing. We had been told to book a one week stay in a hotel while this work was done, but incredibly the contractor, Firas, and the plumber, had the job completed in only 3 ½ days, saving us a significant amount of money and inconvenience. We really enjoyed working with our Interior Designer Sepideh, discussing the design options and choosing our materials and accents. Our Project Director Haytham then worked very hard to ensure our renovation was built as smoothly as possible. We are very happy with the end result and would definitely recommend using Vancouver General Contractors for your renovation needs.

Best Contractors in Vancouver

For the biggest investment we've ever made, I would give Hussain and the Vancouver General Contracors team an A+ and a 5 star review.

the biggest reason on top of the way our house turned out was how the project was handled. The way VGC handled a change we wanted right in the middle of the renovation was really accommodating.

A team I would recommend for anyone in Vancouver.

Kitchen Renovation

It is with pleasure that we write this review of Vancouver General Contractors (VGC) for our kitchen renovation.
From the very beginning of our experience with VGC, the communication was great! We initially communicated by email as that was the easiest for my husband and I, however we always received a prompt response to our emails. Once the renovation started we were in regular contact with our Project Manager; at least once a week on the phone or in person, and often daily via text when things were busy. It was very reassuring to know he was there to answer any of our questions or address our concerns. When issues came up during demolition, as they are bound to do, our Project Manager worked hard with us to find the best cost effective solution, and made sure we were promptly updated with any changes.
We were also impressed with the quality of work. From the designer who worked hard with us to create a beautiful vision within a complicated space, to the trades who turned that vision into a reality. They were all very pleasant, knowledgeable and patient with us. They all took the time to answer our questions and discuss the work they were completing. We always felt fully informed and never felt we were being disruptive. They were also all great at brainstorming with us and the Project Manager when problems arose. At the end of the day, we always came home to a clean and tidy job site. Our project even completed ahead of schedule! Our Project Manager was great at having all of the trades scheduled to come and do their work.
Now that the job is done, we are impressed by the level of craftsmanship, and we are very pleased at how much more functional and attractive our kitchen is thanks to the help of the designer.
Our only suggestion for improvement would be to revisit the design after the demolition stage and rough construction is done. Sometimes structural issues during demolition result in changes that have an unintended impact on the design.
We are recommending VGC to anyone who asks, and one of our friends have already gone in for a quote.

Kitchen, Powder Room & Built-In Storage Renovation

We had hired VGC to complete a powder room, built-in bedroom storage, and a full kitchen renovation. Total cost of the renovation including materials was approximately $70,000. Total time of renovations was approximately 5 months. As we have had experience with other contractors in the past, we are able to judge and compare their quality of work with other contractors.

Quality of the work was good. We had a very clear plan of what we wanted, and VGC was able to do everything to our expectations. We provided them with images of everything we wanted, and this helped that planning immensely. There was no second guessing what we needed done.

We had some challenges with VGC in regards to communication of timelines and expectations. But they made an effort to help us resolve them as best as they could. In the end, we were able to work with each other to get over all the issues & problems we had encountered.

Overall, we are satisfied with Vancouver General Contractor's level of work and performance.

Fantastic start to finish!

VGC renovated my condo and we are thrilled with their process start to finish! First of all they were very patient with me as I was a little uncertain about what I wanted to do and it took a couple of weeks to get a good idea about budgets and everything. Andrew was especially helpful in helping me to define my goals and look at options that would help me achieve them. When we started with the design process they gave me several good options. Even when I thought I knew what I wanted they challenged my thinking a bit and the end result was a beautiful marriage between my ideas and the designers. It did take a couple of months to get permission from the strata and the permit from the city but the whole team was very helpful during this process and kept me in the loop. During construction we encountered a few minor problems but the VGC team was always quick to provide solutions and they did their best to keep the costs down. Overall I am thrilled with the result, all of my friends are in love with my kitchen and fireplace and I am happy to recommend VGC to anyone who is thinking of renovating. Thanks very much!

Bedroom and en suite remodel

VGC’s process from a client perspective was inefficient, largely uncommunicative, and lacked oversight. Not the “premium experience” promised and paid for. We will not work with them again.

There were issues with their design and some of the materials that were ordered. Issues we discovered and had to bring to their attention. Their team did not seem to talk or debrief about our project to ensure everyone was up to speed.

Our entire home needed to be wired for smoke detectors as per the permitting standards for our community. This was a substantial extra cost that wasn’t built into the budget by VGC and something a contractor who worked there for many years should’ve known.

Communication was spotty at best. Often there was no response to questions until we pushed for them, and responses received were often incomplete and required additional follow up.

The project manager was often unaware when trades did not show up as planned. His visits to the work site to check on progress or provide quality control for the trades seemed sporadic, and he did a poor job keeping us informed.

It took substantial back and forth to deal with the deficiencies. At one point we were told it was impossible and unrealistic for them to meet with every client who was having a problem and that we should deal with the sub-contractor ourselves.

During the deficiencies process we said the shower wasn’t draining completely. They responded this was “normal” for a tile shower and it would eventually. When pressed, they responded “it passed inspection.” The shower does not completely drain and always has standing water.

From the date we signed the contract it took almost 12 weeks before demolition began, and over six months to fully complete the project. While the VGC staff we dealt with were always well meaning, they were overly busy and distracted by juggling multiple projects. We never felt that we had the full attention of anyone for any length of time.

As the General Manager of Vancouver General Contractors, I would like to start off by sending you our deepest apologies for the frustrations you seem to have had in working with our company for your renovation. Our goals are always to help people achieve their renovations through a positive and enjoyable experience. So when we see feedback like this, we not only listen but we act on it, so I wanted to thank you for your insight.

I did also want to touch base on some of your points that you brought up.

SMOKE DETECTORS;

I agree that having to upgrade all the smoke detector was an additional cost and inconvenience, but it was requested from the inspector. You mentioned that this should have been something that we should have known prior to starting the project. Unfortunately, items like these are discretionary from the inspector, as are many other items in an older home, which can be upgraded, but not always requested from the inspector. We have done a lot of projects in Richmond and just finished a full main floor renovation with a kitchen and bathroom, the home was about the same age as your, but the inspector for that unit did not request for the smoke detectors to be upgraded. I know it's never fun having to pay more for a surprise item, but we do our best to foresee any issues that may come up, but at the end of the day, the inspector has final say as to what he or she wants to see happen.

DELAY IN STARTING;

I appreciate your concerns with how long the project took to start, as it took 12 weeks to get it started. I can let you know that there is a process with how we go about starting a job when the client confirms moving forward with the renovation.

1. We have an internal meeting with the team to review the project and what needs to get done to get it started.

2. A timeline is set to meet with the client and start going over all the materials and making the required selection with our interior designers.

3. We get all of our documents in line to apply for the required permits, which can take up to 6 weeks.

4. Materials are finalized and sourced with vendors.

5. Construction documents are prepared which represent the materials selected by the client and our interior designers, and all details are to be included in the drawings.

6. We take our trades to the job site, when the construction drawings are completed to review the project.

7. Schedules are made to reflect the work, and what needs to get done.

8. Project gets started.

I do appreciate the fact that you did want to get the project started sooner, but many times it is not possible to get started until all the details and permits are ready.

COMMUNICATION;

You mention that you felt that the communication was lacking and that some of your questions were not answered properly. Again I do apologize for that, and we do try to put an emphasis on communication and making sure are clients are clear as to what is happening and what to expect. Since we met at your home, and listened to your feedback, we did take some actions to improve on our process as and communication. We did find that we were getting busier and although our Project Managers were getting the work done, communication was starting to lack. That is why we decided to bring on a few more PM as well as designers to ensure that our clients get the best possible experience.

We have also updated our internal system to improve on communication and clarity of the project with our clients, and we are finding that the results are substantial.

DEALING WITH TRADES;

I do have to apologize for the fact you were asked to deal with the trades yourself, as that is not our policy. We do however ask client if they are on site, to give specifics to the trades on site with regards to certain items. This is a standard practice, and the trades would know what it is they needed to do, but sometimes ask the client for how they would like to see it finished, as people have different opinion on final aesthetics. Again this is also an issue that we have corrected over the past few months with additional resources, and will keep on working on until we perfect it.

SHOWER NOT FULLY DRAINING;

Also you mentioned that the shower was not fully draining. I did get a chance to go over this with you at your home and I do recall you pointing this out to me. I do want to mention that it is a custom shower base, which is tiled. That means that there will be some groves where water will sit, but when we did look at it, it was draining just slowly due to the slope. You are also correct that we did say it met code as all the work was inspected and passed, and should you have any issues with you shower, we will be more than happy to resolve it with the warranty that we offer you.

At the end of that day, we will always stand behind our work, and beside our clients to see it to the end. We have never left a job unfinished no matter that the circumstances. We do work in a high variable industry where there are a lot of moving parts. We do our best to ensure that we cover all angels, but things come up as this is construction, and we try to deal with them to the best of our abilities. I know that we are not a perfect company, but we strive to be, and will continually look to improve as our mission is to provide our clients with a positive renovation experience.

Again, we do apologize for any stress or inconvenience you may have experienced, but your comments do mean a lot to us, and we will keep working on improving, and should you ever need anything in the future, we will always be happy to assist you.

bathroom renovations and pipes

Renovated 3 bathroom and replaced the pipes.
Overall the people there and their contractors are very friendly and nice to work with. However felt their communication was lacking as sometimes my directions were not carried through all the team members/contractors. There was alot of delays throughout. And it took about 6 months for everything to be complete. There were times we were told a contractor or trades would come in but then they never showed up. Ironically they were so quick to want to demo even before we picked out items or ordered any plumbing. The later part of the renovations felt a bit sloppy as they seemed to be rushing through, though they would show up one day within 1 to 2 weeks. The cabinet company they recommended for the bathrooms (all 3 cabinets) had problems and parts had to be brought in to replace. Even today, we are still waiting for replacement doors for one of the set of doors. I have kitchen renovation that I am planning to start soon, but will hesitate on using VGC for this one. Though it was not a horrible experience, it was not a seamless one and had a number of challenges, even from start. Though these were corrected, I feel that based on the amount of money our project was worth, these items should not have manifested and required more attention that I had to direct at it than I expected given that one of the reasons I hired this company.

Remodel

The complete remodel of my home (along with some necessary upgrades to my wiring) was completed by this team alone. I understand they did work with some outside contractors, but they arranged all that without bothering me or changing the estimate. Once they took it on, I didn’t need to do anything but watch it come together.
