Basement lowering, underpinning, waterproofing, sump installation, sewage line replacement, back water valve installation, water supply line replacement, bathroom rough in

We have an older home and was getting water in our basement, so we decided it was time to take on a major renovation to lower our approx 6 foot high basement by 2 feet and waterproof to address the issue. We had other work we wanted to do from previous problems, like replace the sewage line and install a back water valve.

When we called Royal Work for an estimate, Anatoliy responded right away to set up an appointment. He was very punctual and showed up on time. He had excellent knowledge of the work and answered our many detailed questions. I am an engineer by trade and had many questions which he addressed to my satisfaction.

We awarded the contract to Royal Work based on their high ratings, and we were not disappointed. The workers were mostly Ukrainian with limited english, but this did not detract from the quality of their work, or my ability to communicate with them. If better communication was required, I would text Anatoliy who would respond very promptly. These workers showed up on time every day, were friendly, courteous and conscientious to keep a clean work place and house. They worked extremely hard 6 days a week to keep schedule. Their workmanship was excellent and was checked 4 times by a professional engineer.

As they dug down to start underpinning, they noticed certain sections filling with alot of water. I called Anatoliy, and he came out within the hour. We discovered that it was a leaking water supply line into the house. He suggested the proper way to fix it by replacing the line from the city valve. However, he recommended we call the city first to troubleshoot and ensure that it was not a leak on their side of the valve. It ended up being a good call, as we were able to prove that the city valve worked and can be used for isolation, and that the leak was on the owner side of the valve. Anatoliy estimated the cost of the fix which was quite reasonable. Immediately the next day, Royal Work fixed the leak and addressed the issue that was causing the water into our basement in the first place.

Anatoliy and Royal Work was very responsive and easy to coordinate throughout the process. Part way through we decided to install radiant in-floor heating under the slab, and they kept me in the loop so that I could coordinate seamlessly with the radiant heating contractor. They were also responsive to change small installation details and satisfy my preferences, such as how the sump pump discharge was run, or to install a battery back up to the sump pump.

Overall Royal Work made this large job as easy as it could be for us, and I am extremely pleased with the results. I'd like to thank some of their workers that did alot of great work during the job, such as Rudolf, Yuri, Alex, and of course Anatoliy.

Approximate cost of services:
$50,000.00
