House build

Bought a Guildcrest home through Phoenix Building. Ron Statia was very nice, but not as helpful with all the information that he could have been when it comes to building a modular home. He initially said that the HST we paid we would get back, it wasn't until afterwards that we found out that we only get a partial rebate. Then a few details I didn't get as much say in that I later regretted like the kitchen cabinets - ie configuration and number of cabinets, the master bath and bedroom did not get any windows, the door to the garage I would have preferred a different type, a few other things like that. I could have held up production by getting these addressed if I had realized what the finished product would have been like, but we had a tight time frame so I did not analyze these enough. I also should have asked about the crew - the level of experience and whether they were properly insured. It turns out this crew is comprised of all family members. The unemployable kind, at that. The shipment date was delayed because of an error on Guildcrest's part, so their answer to the delayed production was to split their crew in two. To finish the build of our home we got two older men (one was over 65 years old and was not an experienced home builder or experience in construction what so ever)- a father and son team. The father did absolutely no work the whole time he was here. He stood and watched his son work, littering the ground with cigarette butts everywhere he went. He did not even hand tools to his partner - just stood around. His boss was his other son. We occassionally had a third person, a nephew who spent most of his time smoking and playing on his phone. Their work was disorganized. They kept their tools at total opposite locations to where their task was for the day. So for example to put up siding on one end of the house, they kept the siding in the garage at the opposite end, cut 2 pieces, walked around the building and installed and went all the way back for two more pieces. So a wall of 24 feet long and approx 16 feet high took over two weeks to complete. Forget about getting the roof done in a reasonable time as only one person was available to climb up and they had to bring the shingles up piece by piece. They were sloppy, left a mess everywhere. Did not protect the floors at all and then left the less of cleaning the mud they tracked throughout the house for me to clean. They walked on and cracked the linoleum floors that were rolled back until completion of "stitching" the house together. A process I was told would only take two weeks but they never did finish and we eventually completed it ourselves. our house was installed in November, they never used any glue on the shingles and of course the first storm, and every storm after that, shingles were blowing away by the dozens. Called about that and no one responded. Just disorganized in every way possible and forget about negotiating or addressing your concerns as every issue you try to address is an insult to a family member. Other contractors that encountered them were so thoroughly frustrated with their lack of direction and efficiency they even had to comment. There are other problems and I can list them for days but I'm sure you get the picture. Inexperienced, inept crew and management. Once they got their money lack of interest in completion. No customer service.
