new home build

Do not buy from Pacesetter! We took possession on June 27, 2013 and the rough grade and exterior painting has not been completed yet. They said it was a seasonal item. WE MOVED IN THE SUMMER! Better Business Bureau has already been contacted and Pacesetter gave the same response that it was seasonal and that it will be completed next season now?! Even our developers said it does not take that long and said they will be talking to the builder. Do your research, there is a reason their ratings are low. There were so many other issues, wrong sink, speakers weren't installed, driveway not poured, incorrect granite color, front door was bashed in, precast damaged, incorrect shutter color etc... but not finishing the paint and rough grade sure took the cake. Not impressed at all.

Edit: builder response below is a joke. They only responded when I contacted them. An email from October 8, 2013 did not get a reply until I called. No response via email. Their excuse for incorrect shutter color was' we didn't have your color in stock', several issues still outstanding. I cannot stress enough do your research on home builders pacesetter is awful awful awful, they blames the trades people when its the office people and the site superintendents duty to make sure things are ran smoothly.

Lack of landscape info

I was very happy with the service from Pacesetter from our first contact (lovely Sandy & Smittie!) right through to our 12 month service last week.
My issue however is the landscaping guidelines. We have adhered to the guide, putting in a tree (that I didn't even want!) and making sure everything was done correctly to get our $1000 deposit back, only to find that we are now expected to pay as much as $515 + tax to get the final grade survey.
This should have been made clear when the deposit was taken, we have spent money that we could have used elsewhere but wanted to make sure we complied with the 'within 2 years' and now it's unlikely that we will follow through with it because we can't risk losing more money if it were to fail for any reason

Product

We purchased a town home in a new spruce grove subdivision and this experience with pacesetter has made for a horrible one. Where should I begin?
- next to no proper email replies with an actual answer
- uneven concrete landing, huge concrete steps and not even a straight line, the company they used, I'm pretty sure are high most of the time
- heaves in our laminate flooring
- out island isn't centered
- poor dry walling in guest bedroom
- terrible paint job
- HRV system doesn't work properly
-hole in our basement floor
- master bedroom has no insulation in the over hang so we freeze all winter long
We have contacted pacesetter numerous times and have had no reply, the site manager is of no use either and doesn't listen to you
Overall this has been a terrible experience
Well this is my second review and a year later I still stand by my word and say DO NOT Buy with pacesetter!!! They refuse to fix 75% of our complaints when we moved in. For a year now our house sounds like a 100 yr old house the way the floors creak, non of our doors shut properly..., unless it's something minor for there handy man to fix, they just don't bother fixing it at all. They don't respond back with proper emails of how or when things will be fixed.
Now onto the second half of my coaling would be our poor landscaping, our front yard floods when it rains, grass is dead, tree is dead and no one has even fixed it....... Apparently the response my neighbour got was that they already fixed it but yet they actually did nothing.
This company is a joke.... Don't buy with pacesetter cause they will just rob you of your money

Summerwood Home

Please reconsider before buying a Pacesetter Home. There are many reasons why I would not recommend this builder but I will focus on the most frustrating one in this post. I moved into my home in December and am still waiting for everything that was considered "seasonal" to be done to complete the exterior of my home, the most frustrating being the driveway. I was promised when moving in that the driveway would be poured as soon as the snow melted and no later that May. It is now the end of June. Furthermore, I have asked the builder on numerous occasions to find a temporary solution so I can park in my garage and they refuse. I have a newborn baby and have to carry her from the street, up a unsafe metal walkway and up rickety temporary stairs that are missing a railing to get into my house. Imagine as a new mother how this task feels when it is pouring rain. When I question Pacesetter as to why they have not arranged to have my driveway done they state that their concrete company is busy in other areas. Last time I checked there is more than once concrete company in this city.

As a company, we understand your frustration with the temporary walkways, especially considering the weather we have had this spring. We generally use the metal version of the temporary walkways for the ramp with a handrail on one side as per safety regulation, however we will provide a railing on the other side for you. Regarding being promised that the driveway would be poured prior to the end of May, at occupancy, our coordinators are instructed that all seasonal work typically commences at the end of May; it is not our policy to promise things that are weather dependent.

I believe our service department and our Service Manager have been in contact with you regarding the outstanding seasonal items, such as your driveway, sidewalk, steps, and paint. These are items that are compiled on a list and sent to our trades and are weather dependant; with the amount of rain we have received this spring (in this case 21/25 days of rain in June), it has been more difficult than normal to complete seasonal items, as the driveway and sidewalks must be complete for steps to be put on and painting to be complete. We focus on building your home where your family can be safe, and we appreciate your feedback. We are constantly striving to improve our processes our homeowner’s experiences.

Duplex

We waited almost 12 months to have an exterior underground conduit fixed. Although it turned out to be on the developers side of the property and not Pacesetter's, Pacesetter knew about it and assured me it would be resolved quickly. A year is not quick. That being said, they did work with the developer to sort out the issue in the end.

We had an issue with the grading of our yard last fall and their inaction at completing it. They were using our back yard as an thoroughfare to complete other homes, yet told us the reason for the delay was actually the weather. I contacted the city surveyor who told me our yard had failed its grading inspections on two separate occasions because of construction damage by contractor vehicles. It wasn't until i filed a claim with the better business bureau and posted no trespassing signs did they grade our yard as our contract stated.

2013 seems to be a very bad year for pacesetter, Started off great amazing experience no hassle - sales team was supportive and great and went downhill as from possession date ... many many defects specially on exterior of house - looks like a sloppy DIY JOB! the shingles blew off after a week, terrible workmanship ! the yard was left with trash and hazardous items all over. there are nails all over ( I can open a nail shop) huge discrepancy between what we heard during pre occ and occupancy visit as we were promised clean up and items that did not seem to bother the occupancy visit coordinator. (she didn't care). So far we are very disappointed ... complete let down as soon as you take possession - no dates when items will be fixed, it feels like now you have to wait ... very poor customer service. Clearly no wonder you have to wait when I look at number of unhappy customers since beginning of 2013 ... very very revealing ... I am beginning to document evreything and I'm considering Full Home Inspection and legal action if necessary

Built my home

I had my duplex built by Pacesetter and I was the greatest decision I've ever made. I love my home and I'm proud of the great work that was done. Thank you so much! Best quality for an amazing price.
