We wanted to plan a second storey addition and didn't want any unnecessary delays. We had heard that if we needed minor variances from the committee of adjustments, this could result in delays of anywhere from 3-5 months. Ben has an excellent understanding of City of Toronto zoning bylaws and Ontario Building Code and created plans for us that complied with all of these. This helped us avoid having to apply for variances, which could delay our project. Ben applied for our building permits on December 15th and continued to respond to questions from the City on our behalf over the holiday. Despite the holiday, our permits came through on January 6th! We have no doubt that it was Ben's knowledge, attention to detail, and speedy responsiveness to questions from the City, that ensured we got our building permits this quickly. As well, we found Ben so easy to work with: always available to answer questions, quick to respond to calls or emails, patient with questions and changes. We would recommend him to anyone.

Thanks for the detailed review. It was a tough one to work around all the zoning bylaws and make sure the City won't pick up on any issues related to zoning. Adding a second floor while keeping the existing first floor intact is always a challenge.
