At the start, I had some worries, but they surprised me by being proactive in fixing any problems in my unit in Toronto. Even though there were a few issues with the apartment, they quickly sorted them out.

Plus, I found their transparency in billing and willingness to provide supporting documents to be commendable. Despite the initial hiccups, their professionalism and dedication ultimately turned my experience into a positive one. I appreciate their efforts in ensuring a satisfactory living experience.

The biggest headache ever! Dont ever rent out your property with them. There was an issue on my property that the builder had to fix (home is a new build and the fix was easily to be done by the warranty). This company decided to take matters into their own hands even after I told them that Im waiting for the builder to schedule a visitation. Instead, they decide to visit my property and tell the tenant that they couldnt fix this issue but the builder will be able to cover it under the warranty. They charged me for this visit where they told me exactly what I told them several weeks prior! This was only one incident. I asked them to call me about this matter and almost 3 weeks later Im still waiting for my call. They havent payed me my rent for the month of November! No accountability but they love to take your money. Extremely disappointed in this establishment that they call a company.

Used RYPM Toronto to find tenant for a brand new reno'd apt in a desirable neighbourhood. Slick upfront presentation promised stress free tenant placement within the month at a high price point. 3 months of unanswered communications and continuously decreasing rental $ ask proved to be the most stressful tenant placement I have ever experienced. Bounced around from one acct person to another, all of whom didn't seem to know the details of my unit. Noone responded to emails, phone calls just rang then disconnected. Not even able to leave voicemail. Resorted to calling an unrelated dept and had them interoffice transfer me to my acct person was the ONLY way they would pick up the phone. I didn't receive a final correct lease agreement to sign until the day before tenants moved in. I also did not receive the prospective tenant's credentials (id, pay stubs, etc) until AFTER they expected me to sign the lease! So with tenants expecting to move in the next morning I as a landlord had still NOT received 1. Lease to sign 2. Tenant credentials, references, paystubs, id. 3. NO RENTAL DEPOSIT. Days AFTER tenant moved in and I was still chasing RYPM for the etransfer of rent. I still have not received a final invoice because the money I did receive was LESS than promised. Not surprising because BEWARE OF THE UNDISCLOSED UPCHARGES!!! PS: my new tenants expressed similar frustrations in trying to book a viewing appt, total lack of information about the apt and ridiculous upcharges.

They don't have any moral values and will trick you on every opportunity. They are proactive during initial stage then after no one pickup phone and responded during the issue.
They provided a tenant with a son but every day there are more people came and lived in the apartment. Tenant destroy walls and some other spaces. No technicians visited in the apartment but they sent a bill after around 9-10months without sufficient supporting documents.

The technician was not only proficient in his work but also very courteous and respectful of my space. He ensured everything was working perfectly and left the area spotlessly clean. This level of professionalism and care is something I havent experienced with other property management firms.

I am writing to express my disappointment with the services provided by Royal York Property Management. My experience has been marked by a series of issues that I believe warrant attention.

Upon moving into our rental property, we discovered that not all the keys were provided. Additionally, we were informed of an unexpected fee required to obtain the mailbox key. This lack of transparent communication and the subsequent financial surprise has been inconvenient and disappointing.

Adding to our concerns, there was an unannounced entry into our residence by Royal York Property Management. This entry, supposedly to drop off remote keys and retrieve the key deposit lock, has raised questions about privacy boundaries. Despite their admission of entering without consent, the incident has left us feeling uncomfortable about our right to privacy.

At this time, we are awaiting feedback in order to determine the next steps.

Prospective tenants should be cautious and consider these aspects before engaging with Royal York Property Management. While our experience has been less than ideal, we hope that sharing our concerns will encourage improvements in their communication and service practices.
