Yard design / landscaping- 7 Aug 2025
I am updating my review on Xin Man Landscaping/ Luo to reflect his dishonesty incompetence and disrespect toward women. He did not complete the job he was paid for leaving a gap between the stones and grass all the way down the length of my driveway, leaving behind a minuscule amount of sandstone and directions for me to fill it in myself! The amount he left was barely enough for a foot. 2 weeks later, the unfinished interlock had shifted. I asked him to return to finish the job but apparently he was too busy and insisted if i wanted more material to complete HIS job, i would have to drive down from Newmarket to meet him at 10 pm in Scarborough! I did. He showed up with another almost empty bag of sand stone material knowing full well it would not be sufficient! Again, he insisted that was all he had and i could return again tomorrow for more as if the 90 min commute was no big deal! Bottom line, DO NOT use this man, he is a lier a thief and he does not stand by his work!

Lex came highly recommended by my brother so I decided to hire him to lay a backyard concrete patio and widen the driveway. Work was delayed from September and finally started in the second week of December. This should have been my first warning sign. He assured me it will be fine as he has done work in colder temperatures. I trusted him as he was the professional. The backyard patio was laid first and the driveway was done a week later. In the late spring, I noticed some flaking of the backyard patio surface and called Lex. He said he would come out to have a look as soon as possible. He never showed up nor did he contact me. (My second warning sign). After several more calls to Lex, I felt he was feeling annoyed with me calling him and he actually shifted the blame on me stating I must have sprayed water onto the patio concrete after he left. Why in the world would I even do this as any normal person would wait for the concrete to harden. Needless to say, Lex NEVER came back to see how the flaking affected the patio. After I paid him the full amount, he considered this a closed case! To this day, I cannot fully enjoy my backyard patio as the flaking has affected the whole surface and each time I see it, I cannot help but feel being ripped off by this man! In my opinion, his workmanship is extremely shoddy and his customer service is non existent. I do NOT recommend this company to anyone unless you want to be ripped off.

Wonderful experience and job well done. Special thanks to Michael for heading the crew and getting the work done ahead of time. The backyard grading along the property line between my neighbour and myself happens to be quite contentious. It has been mediated by the Richmond Hill Grading Department (RHGD) who have been quite understanding and reasonable in their handling of the situation. When the request came from the RHGD on what was needed on my side, a call was put in to Greenlane Landscaping to estimate the job and provide details on when it could be done. They, in fact, were the only landscaping company that answered my call. Michael, their landscape architect, came by and scoped out the job. It was done in a professional and congenial manner. The terms were agreed fairly shortly after that (regrade of the the area and resod as needed) and the date was set. There was a wrinkle in that the job date had to be pushed forward to meet the needs of RHGD and that was accommodated by Greenlane. When the date came, Greenlane sent a professional crew supervised by Michael, and they did a highly professional job. The crew was congenial and and empathetic in their relations. The job was completed to a first rate standard. the sod and soil provided were excellent and the instructions provide to keep the sod growing were easy to follow. In fact, the sod is the best grass I have in my backyard. There have been no issues with RHGD regarding the work done so far on my side of the property line. Thank you Greenlane on a job well done.

Build or replace decking- 7 Jul 2026
Job started on July 3rd/26 and was completed on July 4th/26. Terry and his crew were punctual and started work bright and early. They removed my old concrete front porch & stairs and replaced it with a very beautiful wooden porch with brand new stairs. It is almost 2 feet wider than my old one which gives you so much extra space on the steps and porch itself. The handrail going up the stairs and around the porch matches my balcony, so it all looks flowing. I love it! Thank you Terry for the hard work on those 2 hot days.

Install or renovate bathroom- 16 Mar 2026
Great experience working with this contractor. Clear communication right from the start. Scope, timeline, and costs discussed upfront (and followed) ... He provided regular updates and realistic timelines throughout the project. Always showed up on time...flexible,reliable, organized, and easy to work with. Went above and beyond to ensure that we were happy with the result ... In particular, tile installation was excellent—precise, even, and professionally finished (unlike other contractors I've hired in the past)... Any project adjustments were discussed clearly and handled fairly before moving forward. Work was completed professionally with strong attention to detail, following expected timelines. Overall - Nelio and his team did an excellent job. I'd definitely hire them again.

Waterproofing basement or foundation- 5 Oct 2026
Vlad responded promptly to my request for an estimate. He reviewed the work required and provided two estimates, one which contained additional work which he felt was not required but felt obligated to show me so I could make the decision. I chose the lower amount, the work was done promptly and on budget. Overall, a good experience.

Install or replace wooden floor or parquet- 2 Apr 2025
SCAM ALERT - Took 60% money and left w half done damaged job site. I posted a job here for hardwood refinishing. Got contacted by Tristen, met w him and hired them to do the job. Earlier he said its only 20% deposit and rest on job completion. But when he started he asked for more money like at the end of the day. They started the Job which I dont think they knew how to do. They worked w rental tools, left the floors scratched using drum sander, stained half job site blochy and leaving other half unstained. Did not even sanded to.a proper grit. Unprofessional, They used to come at around 11 am and leave at usual 6 pm, spending a lot of time in between just chatting. Spent a whole week doing only sanding to a quoted 4 day job containing sanding, staining and poly. They took about 60% of they money on monday, soon after went to get the "rental polisher" and then stopped picking calls and no reply to messages either. To a prospect home owner - You better stay away.

Shawn and team did an incredible job transforming years of weed ridden yard into a spectacular garden oasis. He is extremely accommodating, even responding to my initial texts and calls while at his kid's soccer game. From the start of the consultation to delivery, Shawn was very professional, personable, honest and is very knowledgable in his craft. He recommended a good balance of spacing as far as plants to incorporate/coordinate with and I couldn't be more happier with the end result of his expertise and dedication to complete the work (less than a full day). - Removal of weeds - Installation of weed fabric - Mulch - Planting and armour stone positioning So pleased I found Shawn and team and will definitely consider TPS for future projects!
