What Qualifications Should a General Contractor Hold?

General contractors oversee a wide range of construction and renovation projects, so it’s important to work with someone properly qualified and licensed. While requirements can vary by province or territory, key qualifications typically include:

Provincial or municipal licensing: Many provinces require general contractors to hold a valid license to operate legally. For example, in Ontario, certain construction work requires a licensed contractor registered with the Ministry of Government and Consumer Services.

Trade certifications: Depending on the scope of work, contractors may need certifications in carpentry, electrical, plumbing, or HVAC systems.

Liability insurance: General contractors should carry public liability insurance to protect homeowners and themselves in case of accidents or property damage.

Workers’ compensation coverage: Contractors must have coverage for employees under provincial workers’ compensation programs, such as WSIB in Ontario.

What to Ask Before You Hire a General Contractor Near You

Hiring a general contractor is a big decision. From experience and pricing to project scope and safety, asking the right questions helps you make an informed choice and ensures your renovation or construction project runs smoothly.

Here are some essential questions to ask when choosing a general contractor:

What services do you offer?

Not all contractors cover the same range of work. Some specialise in residential renovations, others in new builds, additions, or commercial projects. Within those categories, services may include kitchen or bathroom remodels, roofing, structural work, basement finishing, or project management of multiple trades.

Are you licensed and insured?

A licensed contractor ensures your project complies with provincial or municipal regulations. They should also carry liability insurance to protect your property and workers’ compensation coverage for any staff or subcontractors. Don’t hesitate to ask about their experience in similar projects.

What’s your pricing structure?

Rates vary depending on project size, complexity, and materials. Contractors may charge a fixed price for a full project, an hourly rate, or a combination.

Be sure to ask:

  • Is there a deposit or upfront fee?
  • Are change orders or additional costs accounted for?
  • Are permits and inspections included in the quote?

How do you handle project changes or issues?

Ask how they communicate about delays, design changes, or unforeseen problems. A clear process ensures you’re kept informed and decisions are made collaboratively.
