Earlier in the summer, I listed my home and was sold within days upon contingent of home inspection. The buyer brought in their own inspector, and claimed there was a possible issue with my basement - but they were not definitive of their findings. In the next few days, the buyer brought in more "experts" (some of whom were more eager to sell a solution than to really diagnose whether or not there is a problem in the first place). Needless to say, in the end, the buyer got so confused / worried that they backed out of the deal. After the deal fell through, I found myself in the worst situation that could happen to a seller; I was not sure where the buyer's claim was substantiated, I was defenseless because I never knew there could be an issue, and worst of all I was left with a home with a tarnished reputation. To investigate this situation, and to do my due diligence as a seller, I contacted Alan for a pre-sale inspection. (Alan was highly recommended to me by a friend in the real estate business). Alan did a very thorough investigation of the property, and found that there was no issue with the basement. He was able to dispute the buyer's claim, and explained why the buyer's inexperienced inspector may have misinterpreted a very common phenomenon for a sign of trouble in the basement. In the end, Alan provided a very detailed and easy to read report outlining his factual findings before I re-listing my house on the market. Armed with the pre-sale inspection report, I had confidence that I was putting a good house back on the market, and it sold to a new buyer. My agent provided the pre-sale inspection report to the new buyer, and they were satisfied with it that they even waive the home inspection clause. The house is now sold, and I'm thankful that AllMax came to the rescue. Thank you Alan for all your help and expertise!!

I am glad you waited to write the review after the house sold :) It certainly puts everything into perspective.
Some times experts give varying opinions, but if they cant qualify their comments then what is it all worth??

As the owner of a relatively new property in Richmond Hill, I was given a nasty surprise when we tried to sell our home, and the buyers' inspector came back stating there is a possible issue with our basement. The buyer had contacted a few basement companies and they got quotes indicating thousands of dollars of repair is required. (Despite there is no leaks, no water damage in the basement). Needless to say, the buyer was scared, they backed off, and the deal fell through. As the seller, I wanted to do my own due diligence, and I contacted RCC for a quote to repair my basement. Nader was kind to come onsite to check my basement and to listen to what I heard from the buyer. He concluded that there was no cracks/ water damage and that no immediate repair is needed, and walked away from my house with no business. I imagine it would have been easy for Nader to sell me on a repair job; after all, that's what a few of the other basement companies did to the buyer. Instead, Nader gave me his honest assessment, and did not pressure me into a solution that was not right for me. I think it takes an individual and a company with integrity and a solid reputation to walk away from an opportunity to make money. I thank Nader and RCC for doing the right thing, for not recommending a fix when no repair is needed. THANK YOU for your help.
