Thank you for the feedback and kind words Nicole!!! I'm glad that you were happy with the inspection. I love working with first time homebuyers because of their excitment! It's funny though, they seem to have this anticipation level of me coming out and saying, "okay, I just looked under a bed and came to the conclusion the house is falling down." or some crazy thing like that. First time home buyers tend to be like sponges wanting to learn about the home. Which in turn, makes my job more interesting. It's nice when people are paying attention to what you're saying! When I looked at this review it felt like walking into a room with balloons and streamers falling from the ceiling!!! I'm glad you were happy with the inspections. Isn't life funny when the house that you had no initial interest in turns out being the one you buy? That was a near perfect home! There is no such thing as a near perfect home! I'm glad that you came away from the home inspection understanding the house to its entirety. Even understanding sump pumps! That's my goal, to have you understand the home. It's funny, I know of many home inspectors who don't want the people present or to stay out of the way when they are inspecting. How boring. I've said this in other responses and I will say it here, "you've got to get a feel for the home" All homes have different personalities. I want people to ask me a zillion questions and always to stay within ear shot! It makes it easier for me to explain things and it makes it easier for people to grasp things. I liked your home and the neighborhood so much that I just went and bought one in that area myself!!! Surprisingly, a real hidden gem of a neighborhood in the GTA. An area that is not well known, maybe just as well. I'm sure you'll be happy with the home. How couldn't you be? I thought it was great. What's nice about these homes is that they are so well built, usually well looked after, and very easy to maintain. I sure hope you're a green thumb with that backyard! Thank you so much for the feedback Marc and Farah!!! I really appreciate it! I always find it amusing when the home builders "inspector" is there for the PDI and says that he/ she doesn't work for the home builder and that they are working for "you". More times than not, I have to show them the problems that I have encountered. How could the "inspector" possibly have missed those leaks in your basement? Or better yet, completely overlook code violations? I don't even think he had a clipboard in his hands writing this stuff down! More important, I don't even think he knew they were code violations. The best was when he said "don't worry, be rest assured, it will get done because I'm responsible for getting it done". So how come when I come back 30 days later nothing was even some much as looked at let alone done. So much for being "rest assured". Anyways Marc and Farah, it was super nice working with you and what a nice house you've got there! Thanks again, and thank you for choosing Classic Home Inspections!

Peg, thank you so much for the feedback, but did you have to post my picture... I begged with you not to. Thanks. ;-) Anyways, Peg, that was a super nice home for you!!! You must be super excited with this one!!! A complete 180 degrees from the other. You're right; I do try and keep with the easy to understand terminology. If I start trying to impress people with all my home inspector lingo, I'll either bore them or completely confuse them. So I try and keep it simple so we all understand. Yes Peg, I do love when people tell me the house is being sold as "immaculate", and that I shouldn't find any problems. I hope that I don't find any problems. However, there's always something! Yes, I will do a "bulk discount"! You know, so many people have hired me to look at a home, don't get the home, and then for-go the inspection for the next home that they find and purchase, I will "bump" into them a while later and the first thing they tell me is that they did find a home but REALLY wished that they had brought me back for the inspection because of the problems that they are having. I tell them look, I could have been flexible on pricing if money was a concern, I'm looking to help you out, not get rich off you. I had one gentleman hire me for five properties. Just kept with me. He didn't even want the discount, and these were 5000+ sq ft homes! ... At any rate, I hope all worked out for you on this last one. Thank you so much for the feedback Violet!!! I truly appreciate it! When I do an inspection, I do try (when possible) to explain how things can get fixed. Certainly if I think a person is capable of doing the task at hand and won’t get hurt! ;-) It's interesting how many people comment on the reporting system that I use. The feedback is much like yours, it's simple, easy to understand, and thorough. I just came back from an inspection this morning. Since it was a multiple offer situation, believe it or not, there were three home inspections going on at once! ... Here's the thing, one inspector didn't give a report, and the other when he was done the inspection was sitting at the living room table on the computer taking 20 mins to write up the report! To make matters worse, the computer was acting up! ... I just thought to myself, why complicate things? I feel my reporting system is simple yet effective.
