    Basement Renovation

    We recently hired Royal Home Improvements for our basement and living room renovation. We needed everything from electrical work to drywall, and Royal Home Improvements could help with it all.The project from sale to wrap up was nothing less than streamlined. Not only was the Project Manager Giancarlo always on time, he also responded to any of our calls/requests very promptly. During the project, there was an employee change with one of the contractors, but the overall project was done in a professional manner and in the end, the result was exactly what was discussed prior to any work being done. It was also done on time and was well managed from day to day. We would definitely recommend Royal Home Improvements and Giancarlo and would consider them for future projects on our house and for any friends and family that may ask for our opinion. We are very happy with our new basement renovation. So, thank you!

    Basement flood cleanup, house waterproofing, reno

    This was a very large job resulting from the July 2013 flood. It was very well done. We felt confident that RHI would be reliable and do a good job, and we weren't disappointed. The job involved basement flood clean up, taking out furniture, damaged wallboard and drying and disinfecting etc., then waterproofing the entire house, including digging up and replacing the concrete garage floor and the front porch and stone walk and removing and putting back part of a stone patio in the backyard. The work was done competently and in a timely fashion. RHI in particular did an excellent job of customer service: Paul came by to examine the river in our basement on the day of the flood, and John the project manager always answered his phone over the months of the project and could be relied upon to take swift action to keep the project moving. RHI is sometimes a bit pricy but in this case it's true that you get what you pay for. I would recommend them for any big job where you want it done right.

    Electrical

    Royal Home Improvements redesigned our Kitchen and I needed them for an electrical job and once again they were right on the mark with excellent service! I absolutely love dealing with them and their team is alway's professional and on time! We are expecting another reno in our unit and they will be the one's to call!

    Bathroom Renovation & External Front Gable

    Replaced shower stall tiles in bathroom and Marcin the tiler did an excellent job. However, work on the external front gable had to be revisited since it wasn't up to standard initially while the time to be taken for this work was overestimated in the Contract Price.

    Major renovations. Renovating entire basement including bathroom; entire first level including kitchen and new second floor bathroom.

    Royal Home Improvement was hired to finish our basement including a new bathroom, renovate the first level, add a new kitchen and a new window at the back, and renovate the second floor bathroom. We are almost at the end of the $170,000 major renovation project that started December 2013 and was supposed to last a maximum of 6 months. 17 months later, the work is still not completed to our satisfaction. First, the contract that was supposed to be “directional” only and hardly contained any information became set in stone. We had to pay extra for 3 spotlights in the basement bathroom because the lighting had not been specified in the contract. Early May, I organized a meeting with RHI management and we agreed on a list of work to be finished by May 22. I am writing this because the latest worker told us that he was given a budget of 5 hours to do work which in his estimate, should take 3 days to do properly. The drywall of the first level ceiling was badly done so there are already several cracks and I was told that it will only get worse. The worker hired to refinish the stairs never showed up once but told RHI that he had already finished the sanding. Needless to say, I do not want that type of worker in my home. The new siding covering the new outside wall supporting beam is vastly different in size and colour to the existing siding and the under side will not be covered. I have now hired 2 new firms for the house siding and the staircase. The air-conditioning unit was removed by an incompetent worker and is now missing parts. This past 17 months, there has been a high turnover of RHI “Project Managers”. We had to learn early to put everything in writing because RHI does not honour commitments made by previous Project Managers. Every time, it was like starting from the beginning. We hardly ever saw the RHI PM’s anyway. They seemed to believe that their work consisted in taking half the money we paid and sending sub-contractors and uncertified trades to do the work unsupervised. The last Project Manager told us that he was not a “Site Manager” and had 20 other projects to “manage”. We also had to deal with 6 very unhappy sub-contractors who kept quitting or being fired because they were not being properly paid for their work. So no work was ever fully completed. The new sub-contractor was always expected to correct the work of the previous one, with hardly any compensation, only promises of better-paid work. One of them knocked on our door months later and told us that he had not been paid yet. Another one of the sub-contractor was so angry with RHI that he did cut wires already installed by the electricians. We chose RHI because they were part of the Building Industry and Land Development (BILD), an association with strict code of ethic and conduct. So we were shocked to have to demand that they obtain the proper building permits. The fourth project manager told us: “Why would you need a building permit when you already have an engineer drawing?” Maybe because it is the law… Careless workers also damaged our property. The fireplace had to be replaced after only 2 days. The brand new custom-made back door was badly scratched and dented. The backyard was covered by 6 feet of garbage all winter with no concerns for our safety. The door to our basement was unusable for several months. At Easter, the backyard was still covered in cement, broken drywall and garbage because the last PM spent a month trying to find a way to have the garbage removed the cheapest way possible. We had to keep the basement laundry room faucet running non-stop for 6 weeks, so the pipes would not freeze. Uncertified trades did the majority of the plumbing. This led to many extensive leaks during the project. We had the shower on the second level leaked all the way down to the basement. This represent only a fraction of what we experienced. Overall, the quality of the work done has been adequate at best and not done to our satisfaction or agreement. The process has been horrible. Hiring them has been the most expensive mistake we have ever done on our home. The exceptions were the electricians and Paris Kitchen who did an outstanding job in creating truly beautiful kitchen cabinet with incredible craftsmanship’s and customer’s service.

    Bathroom

    I was completely satisfied with Royal Home Improvements. Mark Davies the project was exceptional in handling the renovation. Any questions that needed answering he got back to me the same day. Mark went out of his way to answer these questions and guided me the renovation with extreme patience. He is to be highly commended. Without Marks help i would have been totally lost. Also I would like to thank Wes + Jack a job well done. I would also like to bring this review to Paul's attention with regards to Mark.

    Multiple projects

    It is almost like everyone is talking about another company as I can't believe anyone would rate them anything other than negative. Maybe our job wasn't expensive or big enough for them, as Paul kept saying it was just a small job, but for a small job they sure screwed it up across the board. A small job that was to take 2 lousy weeks at max and took over 3 months and even then, it was adequately done at best (and I am being kind). Worst construction company we have ever dealt with - our single biggest mistake in owning our home this far, contacting Royal Home Improvements. Overpriced, crap customer service, unprofessional management when there is any management which was almost never throughout our project, uncertified trades, constant employee turn over (all 2/3 project managers were either fired or quit, no one told us and we had to figure it out for ourselves when no one would call us back - we still aren't sure what happened to the one guy) and poor quality workmanship and over inflated quotes and prices. No accountability and a complete lack of ownership on behalf of the management and company. Job not done to our satisfaction or agreement - and a general lack of concern for our safety. We have pictures, reports and emails to back up our concerns and issues with this company regardless of their dishonesty and excuses, of which there were many. It was the worst construction/renovation experience we have ever had by far.

    Mainfloor Hardwood, Exterior Railings + Deck, Kitchen Window

    We believe everyone associated with Royal Home Improvements did an excellent job on our project exceeding our expectations. We realize it is difficult getting everyone to work on the same page and are impressed with the high level of professionalism from Mark Davies, Alban Mitrushi, Nik, Leo and the rest of the suppliers. Looking forward to working with our ever patient and supportive Project Manager, Mark Davies along with Alban Mitrushi in the near future on our next project. Much appreciation Joyce & John

    kitchen, family room fireplace, ensuite, stair case

    We were very pleased with the end result, however, getting there was a bit of a journey. Royal had problems with one of the sub contractors, however, Paul and team's attitude was outstanding. They took the position that they would do whatever was necessary to get the job done right and that's exactly what they did.

    Carport Repair
