    Long overdue review

    I am very detailed oriented by nature and having Marco perform a home inspection was extremely satisfying. His attention to detail along with the thoroughness of his approach is what gave me comfort in assisting with the ultimate decision on the property. It was not just a job for Marco, as the passion and the need to 'dig' deeper showed how involved his inspections are. It's almost as if he was doing the home inspection on a property that he is investing in. He has a background in renovating and trades work so he can quickly spot faults, issues and areas of concern. I will definitely use him again and highly recommend him. Thanks again Marco and sorry for the delay in reviewing.

    Home Inspection

    Marco was recommended to us from our realtor for a home inspection on a resale property we were purchasing. He did not disappoint! He was very professional and knowledgeable and explained everything to us during the inspection. His summary report was a comprehensive overview of the home and allowed us to make informed decisions on our purchase as well as any important improvements to consider. We would recommend Marco of Distinct Home Inspections to anyone looking for this service!

    Home inspection

    Marco is my 4th home inspector and was by far the best. He was early, courteous, respectful of the home owner who was also present and very thorough. 10/10 would recommend again.

    Inspection

    Marco did a very thorough home inspection! He was able to accommodate me last minute and was great to work with! He took the time to explain things as he went and answered all the questions I had and many that I didn't know to ask!

    Inspection

    Extremely satisfied with the inspection that was done this time by Marco. Have used before twice and each time a very thorough job was done. He was available to answer any and all questions I had in the following weeks to come. I would highly recommend Distinct Home Inspections if you want a very professional inspection done at a reasonable price.

    Home Inspection

    Marco was extremely thorough. He arrived early and took the time to educate me about the entire process. He was clear, concise and really seemed to care. I learned a lot and walked away feeling I had gotten my money's worth from his advice.

    Home Inspection

    Marco did a very thorough inspection of the property that we were interested in purchasing and identified six key problems which enabled us to cancel our offer. He showed these items to us and explained them very well, including what would be required to fix them. We would like to thank him very much for his excellent work.

    Home Inspection

    Home Inspection 10 Star+ This is the second time we have used Marco Ramos to inspected a home that we have purchased. The first time was a new home and despite people telling me it’s a new home and I didn’t new one I did anyways and don’t regret it for a second. He was able to fine stuff the builder over looked that could have cost us thousands as years went on. We had Marco come to inspect our second home that was much older. The house was built in the 70’s and has Aluminum wire and has a Septic system, things I knew nothing about. Marco was able to teach us the do’s and don’ts and why they were important. He provided us with his new digital report that has coloured pictures of all the recommendations, he even took pics of the appliance serial numbers for us to keep track. The information and teachings that he gave us of the home were priceless. He has also been there for us when we have questions or needed advice on how to fix his recommendation and improve our home. Thank you Marco for the great job and we will be recommending We highly recommend Marco Ramos of Distinct Home Inspections!!!! A++++

    Above and beyond expectations

    Marco is a home inspector that will go above and beyond for you. Marco insisted that I join him on the full inspection and I am so glad he did. He stopped at every point to explain to me what he was looking for, any issues he did see, and what I need to do to either fix the situation, or monitor it over time. As a first time home buyer, this house stuff can be scary! Marco was excellent at helping me understand my new house and generously offered up his contact information so I can call him whenever I have questions. He did a very thorough job with the inspection, never missing a spot and always going the extra mile. You can tell Marco is an experienced professional who knows exactly what he is talking about. I'm tempted to call Marco back every few years just to see if I'm keeping my new house up to snuff! You will not regret choosing Marco as your home inspector. I am so grateful for his thorough, timely, affordable, and above-and-beyond service.

    He missed my leaking basement

    A few years ago I bought a 60 yr old house. The real estate agent set up the home inspection with Lighthouse Inspections (Previous name of this company). Although a thorough inspection looked like it was being done, it was found that a couple of weeks after our purchase deal had closed, a crack in the block foundation wall was leaking during severe rain or thaws. I asked my new neighbours if the previous owners had leaks and I was told they had. I was told by the inspector, Marco Ramos, at the time of inspection that there had never been any leaks in this basement. Either the Real estate agent fixed this inspection or Lighthouse was incompetent in their job. I have my own thoughts about how this was missed, but I will keep them to myself. Its a good thing that Home Inspectors are going to have to be licenced in the future. Then a new homeowner will have a recourse for action if this happens to them.

There are limitations during a home inspection that prevent things like previous water leaks and other issues from being detected, we base our observation on what we see at the time we are there. It is unfortunate that you have had a leak in the basement but if your new neighbours have told you that the previous owner had leaks in the past and the previous owner didn’t disclose that to you or your Realtor, then that is a LATENT DEFECT and you should have a discussion with your Realtor and lawyer.
