The RPM "house to let" advert was misleading from the beginning. There was no laundry in the main ground floor unit but they claimed each unit has it's own laundry unit which was not true, forcing the main and basement units to share laundry; which was not convenient. They wanted the main unit tenant to pay all the utilities on the property whilst giving the basement tenant all inclusive contract and paying nothing towards his utilities consumption. They would not even disclose the water bill but request inexplicable sum of money towards water bill from the tenant. They were very unprofessional, rude and difficult. They would show up for property maintenance without notice-even on a Christmas day! and had no respect for Covid-19 restrictions. It was a nightmare dealing with them. I won't recommend them even for free.

Royal York was the only company that actually answered my phone calls when I was looking to lease an apartment when I moved to Canada. Their leasing team was extremely helpful. They assisted me initially to fill the rental application form, provided me all the info I needed to make my move-in process easier. There were no hidden fees, no extra costs. I highly recommend the company.

My properties are physically well maintained and managed with a convenient owner’s portal that really simplifies my life. More importantly, they genuinely care and run their business with high ethical standards. Strongly recommended them if you are looking for the best!

Do not trust this company. Do not pay them any money before they accept all your documents. They will take your money, say that your application is not satisfactory and will not pay you back.
