It was really great working with Dule & the Modular Team. They started the construction process in mid-September and were moved back into our place by mid-February. This was pretty well a house demo and re-built done in 5 months. Really responsive and transparent.

Modular homes did a large demolition and renovation to an existing bungalow. Finished project added close to 3000sq ft of living space. All of the modular team was very professional and reliable. They were working regularly and on time. Budget was accurate and there were no unexpected markups. It was a pleasure working closely with Dule lazic (owner). I would definitely use this company again for future projects, and would recommend them without reservation.

Our project was to do a complete second floor reno, including building an addition. The space was quite small – about 800 sq. feet prior to the reno, and in a very old home. The project was demanding, and complicated as it required removing the top off an existing level, and we had a short time frame of two months to make it happen. The home is also semi-detached, in a neighborhood which the houses are tightly packed next to each other. In spite of these challenges, Modular Home Additions did an excellent job, and met all of our expectations and goals - especially being within budget and on time – which is a rarity in this industry! The trades people that they had working, were experienced, knowledgeable, professional and hardworking. The framers in particular, Srdjan and Cuni, who had the difficult task of “squaring” the 100-year-old home, did an excellent job. The work and professionalism of the ceramic guy, Sasha, when renovating the bathroom was outstanding. The guys who kept the site tidy and clean, Jovan and Jordan, were always extra helpful, patient and friendly. And last, but not least, nothing would have happened without Dule, the owner and the man with a huge heart, who was always there for us, every step of the way. Our special thanks to him and his team. We would highly recommend Modular Home Additions for any home renovation and addition project!

(9.5/10) I'm a bit late providing my review of Modular, however had always intended to do so. In summary, the renovation was done extremely well. Like any successful project, it was largely due to the project team who were on top of every detail. We're especially grateful to Dmitry, who spent an tremendous amount of time patiently answering our questions, and providing great advice (and Milan before that). In fact, Dmitry often went above and beyond - for example, he worked with the stone manufacturer to get the colour we liked, then drove to our house on him way home to show us samples. Our sales person, Bole, was also great to deal with. Never did we feel any pressure to commit to the project. In fact, Bole also provided great advice each step of the way. Like any larger projects, there are always bump along the way. Where we encountered a few problems, was with a few of the sub-contractors. Specifically, we were disappointed with the window quality, and even more disappointed with the installers. They were a bit rude, made an installation mistake (forgot a window), and left a mess upon installation. In the end we felt that we overpaid for what we got. Modular did however send a crew out immediately to clean up the mess, and pretty much always responded quickly to similar requests. The only other sub-contract issue was with the upper/lower stairs. The measurement was out by about 4 inches which presented a problem for us when finishing the interior. On the positive side, Sean, the owner/operator of StarTech Stucco did an phenomenal job on the stucco. We were struggling with what size molding to put around the windows, and Sean had one of his crew hold up each piece while we debated which to choose. Sean's initial molding recommendation was the right choice. Overall, we've very pleased with the finished product that Modular provided, both in quality and the cost of the work. We would recommend them without hesitation.

Our overall experience with Modular Home Additions was great. The project ran mostly on time, with reliable results and attentive staff at Modular. We would highly recommend them to anyone looking to do an addition or renovation. Our project consisted of a second floor addition to our 1200 square foot Etobicoke Bungalow and renovation of the existing main floor space. The timing of the project was pretty much on schedule, as provided by Modular. Most delays were due to inspection timing and our own delay in terms of adding more items to the project as things progressed. The only real time that Modular took away from the project was during the Christmas celebrations. The team at Modular made sure that things ran on schedule. This was very important to us as we were living in the basement suite while the majority of construction was taking place. We were anxious to get upstairs. As you can imagine there was dust and dirt that made its way into the basement. We put in our own dust barrier which was key in limiting the amount of dust, as the plastic sheet provided by Modular was not really doing the trick at the beginning of the project. The budgeting and cost of the project was clearly laid out from the beginning. As the project progressed it was easy to change out items and to make upgrades as we went along. All of the pricing was very transparent. We feel like we got great value for our money working with Modular. Although Modular was great at providing advice and expertise as the project progressed we would say that the initial design phase was very client driven. We would recommend that in working with the designer on the drawings new clients have a clear picture of what they are looking for. Dule was very hands on and responsive to all of our inquiries. As with any construction project, we were required to be on site almost daily to handle inquiries from the sub-contractors on site. There were a few issues, such as window or plumbing placement, that needed to be resolved following installation. The team at Modular handled these issues readily and without issue. We have now been living in our home for over a year without any issues. We had a great experience with Modular and would definitely use them again in any future projects.

Working with the entire team at Modular Home Additions was a great experience. Not something you typically hear when discussing a contractor, but my wife and I stand by the organization completely. The entire team was professional, had strong expertise across all areas of the project and where 100% customer focused across the board. Beyond this, as items came up in our lives that were not related to the renovation work, they were understanding and patient in working with us at the pace we needed. We would highly recommend anyone looking to take on a large, or small, renovation reach out to Modular Home Additions. They are worth the time and money.

Our project was adding 2nd floor to a raised bungalow with 1200 sf space at the main floor. It took Modular around 6 months from demo to finish the construction outside and inside. We are very satisfied with the process and the result. Dule, the owner of the company, was very easy to reach for any issues and concerns, and most problems were resolved within a couple of days. To expect a problem free process of a job like this scale is unrealistic. We had the rain issue right at the beginning during roof demo, but the Modular team handled the issue well and their positive attitude kept us going with the project. Modular made all costs very transparent and prices are fair compared to the market. Their 20% extra on subcontractors cost, in my opinion, is well worth it. Most of their contractors provided top quality work and more importantly, they follow Modular’s schedule, so I don’t need to wait. All teams were organized to get work done. Modular also provided the architect and legal services, which made our life much easier when applying for city building permit and several stages of inspection. Although not all of them went through smoothly, Modular provided huge help to get us pass these stages. I believe their expertise and experience in the industry played a big role. We have lived in the new house since April, for 7 months. So it has been through most weather conditions without any issues so far. I hope it will remain issue free for a long time. All in all, Dule and his team at Modular is reliable, dependable and deliver high quality results on time on budget with excellent customer experiences.

My wife, 2 boys (ages 9&11), and myself went through this project from Feb 2018-Dec 2018. We added a complete second story, and complete renovation of our ground floor. The people at Modular were able to work around our very busy schedule with very little time displaced. All of the staff from Modular including the initial sales team, right up to opérations and the owner were very professional and courteous at all times. The trades people were always polite, and were very approachable. The whole team worked directly with us via email, text, and always answered the phone whenever I needed them. Their efficiency is compared to none. By the time the roof was sheathed, the shingles were on the next day. It would often happen that extra personnel were sent to complete tasks that were required before the next phase. Most importantly, there were always people working on site. Sometimes, trades would work after hours and/or weekends to keep things going. Every week had something moving forward on average 5 days a week. Often the hinderance would only be ourselves not having detail decisions made yet for them to continue. We were also able to modify the scope very easily, and have immediate conversation about extra costs, and sometimes costs reduced. This included adding a large French door out the back, which the construction manager already foreseen and had reinforced the whole back wall just in case. At the end of project, we created a small list of items that we thought still had to be closed, and they were very open to discuss and attend to immediately. All permits were met and closed, and their accounting was fantastic with monthly summaries. I am sure I am missing some things, but nothing bad. This team is a well oiled machine, and I have only compliments to preach. Projects like these can be very stressful, and this team was eager to help and answer questions to help the client through. We would highly recommend Modular Home Additions for many reasons: their professionalism and friendly approach, their initial quotation laying out clearly the cost of the project phases, taking care of permits, engineering and all other aspects of getting ready for the building phase, and keeping the site tidy which made our neighbours happy. The work was completed on time with a no stress approach which made the whole project much easier on us. Special thanks to Dule that has been by our side all along this project. We were referred to Modular by a friend who is extremely diligent in research before engaging in a contract with any company. They were a pleasure to deal with throughout the entire process. They managed our expectations well from, permits, planning, and executing the work. We were able to complete a 2nd story addition with main floor gut with quality finishes in 3 and a half months.
