    Professional, Organized and Great People to Deal With

    We added a second floor to our bungalow, gutted and completely renovated the main floor too. These guys do excellent work. They are the most organized contractors I've ever dealt with. The staff is very professional and generally just nice to deal with. The building crew was amazing and most of the contractors they brought in did really good work. We really didn't have to worry about the project and felt that we were in good hands for the entire build. The team told us construction would take 5 months to complete and almost 5 months to the day, we moved back in. However, we still had a few small outstanding items to complete. Unfortunately, this was where things kinda fell apart for us. The process slowed down a little too much for our liking. It took more than 3 months to get some of those last items completed which was frustrating. Despite this, I still felt our overall experience was good and if I had to do it again, I would hire Modular again.

    Partial Second storey addition

    After conducting extensive Research on adding a second storey to our Bungalow, we came across Modular Home Additions. Preliminary consultations about this project with Modular were then held, where it was determined that more money was needed to be saved before proceeding with this project. Therefore, I decided to look at other options and consulted with 3 other contractors to see their respective quotes. We decided to start the project with one of three contractors we had talked with. We hired a designer through this designated contractor and acquired a permit from the city of Toronto. After obtaining the permit, this contractor did not honour the initial quote we had agreed upon before obtaining the permit from the city. Therefore, the decision was made to leave the contractor and go back to Modular to continue the project. In June 2017, Modular agreed to assist with phase 1 ,Electrical, plumbing , HVAC, Drywall of phases 2 and 3. They gave me a quote that was very cost efficient, in comparison to the other quotes that were offered by other contractors. Phase 1 started during October 2017, as it consisted with the removal of the roof, which was done in a precise and timely fashion despite the weather conditions within 2 days. As my family was living in the basement during the construction, Modular ensured to protect our living room space from any dust and debris and always cleaned up afterwards. The crew was very punctual on the job and always came no later than 7:30 A.M. Belly and Dule were the respective Project Managers on the job and we were beyond satisfied with the quality of work that was done. Modular truly cared about helping us staying within our budget and they made many adjustments on the go to the design at a very reasonable cost. The completion of the project was met by April 2018. Modular Home Additions truly brings your vision to fruition, as I could not have been any more satisfied with the work they have done to our home. A special thank you to Dule, Beli, Bole, Dmitry, Evelyn, Nikki , Dan and the carpenters.

Quite a few of our clients went through similar situations, however, no one wrote about it before. Construction companies are very busy and not all of them will honor the quotes and agreements. There is a lot of work around and money to make. Higher prices allow for projects lost!     Second floor addition

    The addition was quickly built and ready to move in. They are pretty busy and at times hard to get to come in. But when they do come in, they do the best to please.

    ETOBICOKE EXTENSION

    I happen to be a honest and trust worthy person . But these guys are a butch of loser's who don't work on truth and just . Dule is great talker and no truth in what he says . He's never on site etc..... for the rest of them .You have to be on the job site other wise nothing gets done the way it suppose to be . A 6 month job took 1 1/2 years plus....and there still fixing things . They should use levels and measuring tapes that would help . They have incompetent workers who are not licensed to do anything write . Even sweeping the floor was a chore for most . They destroy parts of the house to fix a section and then try to charge you extra for it . I expanded my cement porch to be balance out the front doors and wanted to charge me an extra $10000.00 for steps which where already included on my contract . It took weeks to verify this . Vadja's said they didn't see it . I finally got the truth from Vadja one day with my son there listening . He said nobody cares on doing good job anymore . I told him to get out of the business then and stop telling people that you do a perfect job when you don't . Homestars is a great forum to review contractor's . The problem is most people that do reviews don't know if the job is done right . There just happy to have there home done . It is like the same old story you put lip stick on a pig and it looks great . When it comes off It still is a pig. I have lots of pictures of improper work that had to get redone again . I believe company's should do what they promise do on there web-site instead fabricate the stories .

Your malicious rating was made deliberately to hurt our Company, rather than provide an honest review (as you claim it), and will unfortunately and unjustly downgrade us. You should have been honest to yourself as well, and accept that lot of delays and extra expenses were caused by your actions, or unreasonable demands. Not having the knowledge of construction, but yet being demanding and unreasonable in your expectations, definitely calls for delays and longer time of construction. We always put clients first, and take pride in our work. Over thousand (1,000) clients in the last 20 years, and our almost stellar reviews (mostly 10/10) can prove it. Regardless, we are confident in our position to be one of the best and innovative construction companies in Toronto, who cares about clients and the work that we provide. It is truth that you cannot please everyone, and we are happy that huge majority of our clients are satisfied with our work and our attitude. Fortunately, you are not one of them. Modular Team

    Second addition project

    My wife and I bought a bungalow three years ago. The size was okay when we bought it but soon enough we just realized that we need a much bigger house once we have more children. Apparently given the current housing price in Toronto, buying another single detached house is very hard. Therefore we decided to add another addition. Adding a second addition to the existing sixty years old house definitely made me skeptical. We contacted to lots of companies that can build a second addition, most of them either gave us a very vague maybe answer or a yes answer without any evidence supporting it. Modular however first send one person to do a feasibility study. What they did was they drilled some holes at the edge of the house to see what materials are used for your house's foundation and if it can support another addition. Please note that this study fee is none refundable. I noticed that some people are complaining about not getting a refund for this study because it shows their house cannot support a second addition. I mean, of course you are not getting a refund. You paid them to do a study for your house and they gave you an answer. Just like you go to a clinic to do a blood test and are you getting a refund when seeing you are not healthy? After the study is finished, we moved on to the quoting stage. Now that the whole project is finished, I can tell that the original quote price was not that much different from the total price we paid to Modular. Their quotes were very detail oriented. You can easily move some parts away from the quotes if you choose to do them with your own contractors. Once we have decided to go with Modular, we immediately moved onto the design stage. Rick the designer is very professional. We told him what we needed, he would do his best to accomplish all of our requests. He finished the drawing in a very professional and timely manner and we really appreciated that. Once the design drawing was finished, Modular took over the rest. Basically there were a lot of paper works to be done with the City and Modular did everything. The entire paper work process went really smooth but please give like a year for all preparations. We came to Modular at June 2016 and the project started at May 2017. Like Modular said, they build the second addition really really fast. Everyday you will see significant difference. There would be two managers on site taking care of everything you have. Modular will also try their best to protect the existing floor or repair them at them end if damage has to be made. Overall I have a very positive experience with Modular and I would definitely go with them for future projects.

    2nd Storey Addition

    We chose Modular Home Additions mainly because of their professionalism, initial response time and general feeling of a solid time commitment. We spoke to other builders but even setting up the initial meeting with them and getting solid information from them was difficult. Modular was quick to give us a ballpark estimate, worked with us to fine tune it to fit our budget, committed and delivered on time. Great job to everyone...especially Bole, Beli and Dmitry.

    Large back addition, additional third floor added to home and basement addition and renovation

    I have been meaning to write a review for Modular for quite some time since our extensive renovation was completed in 2011. It was an extensive renovation in that we retained the old portion of the home and added a full back addition with finished basement and added a full third floor on the home with a further three bedrooms and two bathrooms on that floor alone, in addition to work on the four existing bedrooms on the second floor. We have a large family! I readily recommend Modular to others looking to renovate. The team who worked on our house were great - Dule, Beli, Duska, Dmitry, Vadja and the many others who worked on our house. The team at modular was great to work with, any questions were answered and issues dealt with immediately. I especially appreciated the fact that everything was laid out in the detailed contracts and any change was properly detailed and approved so we knew the costs involved. The team were great in their communications, always responded and were always available even after we finished with follow up. The time lines for the project were met and it remained on budget, which is not what many experience in a renovation, and something we emphasis when recommending modular. Their sign however back in those days (3 days) did cause some amusement to neighbours (our project was about 5 months). We are still delighted with our renovation. These are people that I would happily work with again, I truly trusted them, felt they had integrity and they cared about the work they did for us. We worked with Modular from the beginning in terms of designing the renovation, preparing the drawings and plans for the City, obtaining the permits, dealing with the committee, and through to completing to finalizing the inspections with the City. Great company to work with- great team and have nothing but positive memories.

    New Build North Toronto

    Between April 2015 and November 2016, we worked with Modular Home Additions through every stage of building a brand new home in North Toronto - starting in April 2015 with the planning, drawing, and permit process and continuing between December 2015 and November 2016 through the demolition and re-building of a brand new home. Before getting into the details, I will say that we used Modular because they are a real business. They have a team assigned to each stage of the planning and building process and there is always someone knowledgeable to speak to. Their friendly receptionist Evelyn books appointments and always knows where the team is when you need them. Pamela in their billing department is always available for billing inquiries, which she explains with patience and care. Dmitry who guides you through the planning and finishing process is always available and he really knows his stuff. The entire team is accessible and responsive. If they are not at their desk when you call, they will call you back! If you've ever built a house or undertaken a renovation, you will know that responsiveness is key. Back to the details. Dule, along with his team at Modular and all of the various sub-contractors assigned to our job were competent, professional and trustworthy. My husband and I overwhelmingly agree that if we ever do this again, we would work with Modular over and over again. Among the many positive qualities Modular brought to this process, the following are most noteworthy: 1. Transparent and trustworthy - they tell you like it is and they stick to their story. If they can do something, they will tell you and if they cannot, they will tell you that too. They never over-promised or over-committed. We felt comfortable, safe and secure even after we moved in to the unfinished home and they continued to work on the project. I have 2 young children who even carved the contractors' names into the fireplace before it was clad! They took the time to secure the site and to minimize the risk of theft. 2. Budget exactitude - Right from the start, Modular provided us a detailed quotation and breakdown of every step in the demolition/construction process. Modular never asked us for more money than they quoted us nor did they ever tell us something cost more than they originally quoted. When we did go over our original budget, it was because we chose to upgrade finishes beyond the initial quotation. 3. Friendly - building a new home is a LONG process. It can also be emotionally and mentally tiring. Dule, Dejan, Dmitry, and all of their staff and subcontractors met with us weekly at various stages throughout this process. They were always friendly, warm, and professional. Their team of sub-contractors were respectful, tidy, and talented. 4. Project management/timing - Modular uses "Basecamp", which is a well-known project management tool. Throughout the process, we posted, viewed and exchanged ideas and information so that the whole team was always "in the loop". As a result of excellent project management, we went from demolition to completion in just 10 months, which is an incredible feat for a new build. We love our new home and would definitely work with Modular again in the future!

This is one of the most detailed and "straight to the point" reviews that will help others determine what is important when you are deciding to go into the large renovation or building the new home. Renovating or building the new home are, for most of us, THE largest and most stressful decisions, financially as well as mentally. Dealing with the contractors, subcontractors, inspectors, delays and unforeseen issues during the renovations or through the process of building new home are all taking a toll on our psyche as well our finances. Having a knowledgeable partner down this unknown road is crucial. Knowing what the things will cost, appreciating that changes will probably have the impact on the cost, some will end up as a credit, some will however add to the cost. Understanding that sometimes there will be issues and that not everything will be as you envisioned. Understanding that you are working with people and that people sometimes do make mistakes! Time lines are shifted, subs do not show on the dates they should, it is raining despite the prognoses of a great and sunny weather for a week!!! All these can be seen as a stress inducing thing caused by your contractor! OR! As you guys did, accept this as a part of a journey and unavoidable part of putting together so many little pieces with so many people in the game. It is not easy and in order for the whole thing to work and to have a “happy ending” there is always a need for two parties with clear understanding of what to expect and what to provide or vice versa - what is expected and what will be provided. Having the company like Modular, with so many projects behind, with the staff that is in the service business for so many years and project managers with in depth knowledge of all aspects of construction and willingness to help and be there for the clients is crucial in endeavours like this. Thank you again for having the understanding of the process of building and being one of the clients that will be remembered as “The best” - the one that we pray for at these times when understanding and appreciating others is so scarce.     Touch Ups

    This is my third review for Modular Home Additions and all 3 have been 10 STAR reviews. We can't say enough good things about this company. We first used them to top our semi bungalow downtown. We also used them to gut and redo a home. Both times they were on schedule, on price target and we were very happy with the quality of work and the trades. I really wanted to write today because we have had some minor issues with a few items - true to who we believe Modular Home Additions to be, they have stood by their work and have sent teams to repair and fix what needed to be fixed. When you do a reno, something is bound to go wrong - either on site or months after the fact. Modular has shown us that not only are they there for us during the renovations, but after all is said and done, they will come back and make sure everything is right. We would use them again! Thank you so much to Dule and Vadja and the whole team!

    Back 2 storey addition

    We hired Modular Homes for a back 2 storey addition and are thrilled with the result! We have lots of renovation experience with various contractors and believe that Modular deserves the highest rating possible. Modular are a group of professional and trustworthy people who excel in planning and organizing their staff and independent contractors. The work continued smoothly and whenever we had questions, Dule or Bile were always available. We would definitely recommend Modular to anyone in the GTA!
