    Second storey addition

    I have no hesitation in recommending this company. Their administration is efficient & helpful (they actually answer the phone in person!) & their Basecamp system keeps communication open. Their work is great, on time & within budget. No unpleasant surprises! I would trust them with any future projects. Experience counts!

    Full Home renovation

    We decided to add a second floor to our bungalow and gut the main floor, after interviewing 6 builders we choose modular based on a recommendation and meeting with them. They provided an amazingly detailed quote and stayed completely on budget. Not only was the workmanship great but the crew was kind, pleasant and the job site was a pleasure. Plus they finished the reno on time and even before we thought it would be done. Renovating a house is a major stress but Modular makes it a dream come true! I would recommend and use them to everyone. They are amazing.

    3 Storey Addition & Full Renovation to Existing

    This is the third time we have used Modular Home Additions in the last 10 years. This last project was by far the biggest. We bought a 100 year old detached 2-storey (+basement) home in Leaside and had Modular add on a 2-storey (+basement) addition. The difficulty here was ensuring that we didn't end up with an "old" existing house attached to a "new" addition - we wanted it to all flow together in an open concept atmosphere that had a modern rustic feel. Modular helped us achieve that within our budget and within our time schedule. It was essentially a gut job. They took everything down to the studs, new electrical, new plumbing, underpinned existing basement, new structural support beams etc... Was it all smooth sailing? Unequivocally No. With every significant building project, you will always run into challenging circumstances. By way of example, we encountered an obstacle when we began attaching the new roof structure to the existing cathedral roofing system. When they began the part of the project, Modular became concerned about the stability of the existing cathedral roof structure - they felt it was simply not stable enough to support being cut and then attached to the new hand cut or truss roofing structure. Modular's suggestion was to replace the existing cathedral roof with engineered trusses and build an entire new roof that would be ensure we don't run into any structural problems down the road. And so while this issue caused a bit of a delay (I think we probably lost about a week while the new trusses were constructed), we ended up with a new, stronger, roofing system and shingles etc. Despite having to eat some costs, Modular proceeded without hesitation. In my opinion, this is one of the things that differentiates Modular from others - they make decisions that are best for their customers. And essentially all this comes down to is people. From the individuals that gutted and framed the existing and new structure, to their HVAC suppliers, their plumber, their carpenters, to our project manager, we cannot say enough good things about the way all of Modular's staff handled our project. Honest, respectful, hard workers, diligent trades people, and great building expertise by our project managers. We want to thank (not in order of importance) Dule, Vadja, Billy, Tino, Dmitry, as well as all the other trades people that helped us achieve exactly what we wanted when we set out on this journey. After this project, I will continue to, without hesitation, recommend Modular to friends and family. Justin & Nikki

    2nd floor addition and main floor reno

    Not only would I recommend Modular, but we would use them again. I was pregnant with twins when we hired modular to add a second story to our semi attached bungalow. Not only would we be possibly living in a Reno with two newborns, but the stress of the renovation, the possibility that things would not go well with the contractors and the time line were all major concerns. Needless to say we were nervous when we signed on the dotted line. But Modular pulled through! Dule was our project manager and he was fabulous! He really made us feel like everything was taken care of,and it was. The trades were all great, kind, professional and really good at what they do. We were very happy we used all the Modular trades. Knowing that they were from Modular, we never worried that work would not get done or that it would not get done properly. We did get 3 renovation quotes before we started and all were around same price. The difference is with Modular you see where every dollar is going. Sometimes that's great because you really know what your spending money on. But sometimes it makes you want to look for a better price - and in our situation, every time we did, there was no price difference. The other thing is budget. Everyone always says a Reno can not stay on budget. From the very first quote they gave us ( even before they saw the house), they pretty much stayed on budget (plus or minus 5-10%). If it changed it was mainly our doing- adding things here or there. Dmitry ( who was also fabulous!) kept you informed at all times of what things cost and how it would effect the overall price ( up or down). Thanks to the whole Modular team! We are so happy with our new addition and could not have made a better decision in using you.

    Second Storey Additon & Main Floor Complete Renovation

    Working with Modular was a great experience from start to finish. First of all, the quote that we received was the most detailed that we saw from any other contractor and enabled us to effectively budget the project. Second of all, communication was excellent and the entire renovation process was well explained both in advance, as well as during the project. We also had access to a website that allowed us to communicate with the Modular team on a constant basis. Third of all, we found the entire team very professional. Dule, the project manager, kept us well informed of what was happening every step of the way. The entire crew worked long hours in the winter to keep the project moving. We were out of our house for a total of six months, which is exactly the amount of time planned. We also decided to go with Modular for the entire project (Phases 1, 2, 3), and it was well worth it. Everything was done to our satisfaction and on time. Based on our personal positive experience, we highly recommend Modular Home Additions.     Home Additions

    Very Professional and Friendly Service, Was able to find what I was looking for in a short amount of time. I found this company on a Group Renos groupbuying site called GroupRenos.com. The owners of these companies were very informative.

    Second floor top-up; Main floor renovation

    Modular was outstanding from start to finish. Communication was excellent and the entire renovation process was well explained. The terms of the contract were spelled out very clearly and there was no pressure. While we originally planned just a top-up, we discovered in the process that it was to our advantage to renovate and insulate the main floor. Modular was very flexible in accommodating our changes and the pricing was always fair. We also benefited from the rebates provided by government's energy retrofit program. Once the project got started the team worked quickly and efficiently. Dule, the project manager, kept us well informed of what was happening every step of the way. The crew worked long hours in the dead of winter, so we were very impressed. We were out of our house for just one month before we were able to move back into the basement. We were in new upstairs bedrooms a month after that. Modular was considerate with our neighbours and we had no complaints -- just compliments. While we had the option of subcontracting, we decided to go with Modular for the majority the interior work and it was worth it. Everything was done to our satisfaction. My advice to anyone planning a top-up or other renovation is: 1) stay involved, ask plenty of questions and visit the site regularly 2) budget a little extra to cover unexpected items 3) consider going with Modular -- they are true professionals.     Second storey added to East York 1920's bungalow, Modular completed the addition to the point of drywalling.

    We had a corner lot bungalow in East York and wanted to add a second storey that would match the original, not stand out. We shopped around for a contractor and we are very happy we went with Modular. The speed and efficiency of the renovation was a huge plus, we only moved out for 10 days. In our case we contracted Modular to complete the renovation to the point of closing the drywall (finishing touches we sub-contracted out ourselves later on). Although our project was more complicated than a 'typical' addition Dmitry and Dule handled it wonderfully and I was often amazed how many people they had working on different parts of the house at the same time. The coordination was remarkable and was the main reason the work went so quickly. Dule was always available at a moments notice and I felt like I was well taken care of by all of the Modular team. The Modular workers were very friendly and polite and cleaned up after themselves thoroughly every day. My only issue was with one (sub)contractor whose work I was not happy with and Modular arranged to have someone else come to fix those issues. All in all we had a great reno experience and the fact that we did not have to move out of our house for a year was amazing. I have recommended Modular to several friends and will continue to do so. Our house looks fantastic and is exactly what we wanted.

    1000 sq ft addition on a former 1 1/2 storey home

    I had a very positive experience with this group, mainly impressed with their high standards, competence, politeness and respect, transparency and accessibility. You know what is happening every step of the way, and costing is itemized. As the work gets finished, you pay another installment. I had their cell phone #s, so I could always communicate directly. They were working WITH me, rather than against me, so when an issue arose, we could get a solution. Although I would not say they are cheap, they are worth every penny. Good quality, good value. The work is done right- no cutting corners at the client's expense. It is wise to be around to observe each phase, to avoid any missteps, or missunderstandings. I found they wre willing to customize as we went where needed. That kind of flexibility is so appreciated. In the interior finishing stages, they were very co-operative regarding using other suppliers to install floors, or paint, or landscape, etc. I was happy to use their tradespeople for basic services including drywall, because of the quality of their work, and overall co-operation regarding details. I spent a lot on beautiful windows, but that was my choice, and it elevated the price. I also elected to move the footprint of the house forward, involving new foundation work, an additional expense. I feel very satisfied that I have a solid 2 storey house now that I love to live in.

    Office renovation

    Modular Home Additions was recommended to me by a close friend who had two houses remodelled by them. I am very happy with the work they did on my office remodel. The project consisted of converting a dental office to a Cosmetic Plastic Surgery office. We are located in Yorkville, so attention to detail was a must. Being clean and quiet was also very important, since I did not want to disturb my colleagues in the office next door during the renovation. The things that I was impressed with: Project came in on budget: no one likes surprises or hidden costs. My project came in on budget and they even did some extra work for no charge. That is great customer care. Clean and efficient staff: the workers were friendly and respectful to my staff and other tenants in the building. Many remarked at how fast and quietly they did their work. They made efforts to keep all areas clean, and caused minimal disturbance to the other offices. Quality work: attention to detail was excellent; the office is beautiful, and elegant. It captures the perfect sense of refinement and luxury that our practice represents. Follow-up work: Modular took great pains to make sure I was happy with the results. In any instances when I requested a change or touch-up they were more than happy to oblige. I think this is one of the most important factors in choosing a contractor. Constant communication: They set up a website where I could track the progress of my project, and e-message them with any concerns. E-mails and phone calls were always returned promptly. Vadja and Dule are the main guys in charge, and they were always courteous, prompt, and responsible. In summary, Modular Home Additions is very well organized general contractor that delivers on their promises, and at competitive pricing as well. I recommend them without reservation.
