Before we decided to choose Modular Home Additions to build our second storey we tried to call many other contractors. Some of them had no office and no one to answer our phone calls. We left messages and we got our calls answered after a month or so. We found Modular Home in the internet and liked their advertisement. As soon as we called Modular Home, our phone call was answered immediately. We got an appointment to meet with someone right away. After we signed the contract, Modular set up a website for us. The architect that was provided was wonderful. He designed a beautiful second storey for us, more nicer than we expected. Modular Home built our second storey for us as they promised and advertised. Due to the personal issues it took us longer to get our building permit but Modular Home didnt give up. They stayed with us all the way. They gave us good advice and support and got our permit for us. We stayed in our house while the second storey was built. We saved money by doing that. Modular Home has excellent staff members. All office staff were very helpful and nice, they always had time to answer our calls and emails immediately. The staff from Modular Homes that came to work in our house were excellent and hard workers. All of them were very punctual and efficient in their jobs. We are so glad that we chose Modular Home Additions. We wish them all the best. We thank all Modular Home staff and wish them all the best. We were very pleased with Modular. We found them to be very organized and efficient and as a team they worked with precision and timeliness. In fact, throughout the project,the team of workers maintained a brisk pace of work and clearly made progress each day. On any project such as this, routine problems are inevitable, and at each step of the way, the team was knowledgeable, helpful and demonstrated a strong "can do" attitude which translated into an elevated level of customer service. Overall they were generally very pleasant to deal with. We are particularly grateful for the layout recommendations made by Vlad as it subsequently led to a better final product for us. In terms of pricing we liked that the charges were laid out in a detailed list ahead of time, and for the items that were planned, there were no major surprises or unexpected extra costs. We found them to operate with a high degree of integrity and would use them again for future projects.

Shame on us for taking this long to write the recommendation we’ve been wanting to write about Modular, but at least then we can even write about how the build is doing a few seasons and months later. In short, our experience with Modular and its amazing staff was nothing short of spectacular. We delayed in having our addition done (foundation and two stories added to the back of our home) for several years primarily out of nervousness of dealing with contractors and all of the nightmares that clearly and sadly are experienced by so many home owners. However, we were extraordinarily blessed to have been in Modular’s capable hands. The work done, the management of the trades, the long and very conscientious and dedicated hours spent on our home have given us many fond memories and a home renovation which exceeded our expectations. Countless times we’ve talked to friends and family about the quality of the service, the responsiveness and the quality of the build of our renovations. Both the products Modular offered us and the installation were excellent. Any issues or questions we had were dealt with swiftly with Modular’s ‘can do’ attitude. And, to top it all off, we enjoyed dealing with all of the people we met during those few months of demolition and construction. In addition to the quality of the results, we were very happy (and relieved) to see that everything was billed as budgeted and projected. No surprises! No hidden fees! It is without any regret that we had Modular act as contractor to all of the subs which handled the addition and the renovation of existing parts of our home -- everything from electricals to flooring to drywall to roofing, etc. We are confident that in the end it was more cost-effective and time-efficient to have asked Modular to coordinate everything for us than to have acted as contractor and hired in our own trades for some of the work. Many heartfelt thanks to all who took care of us as they would have of their own families. We are very happy with the results and the experience and highly recommend Modular!

Our family was outgrowing our two bedroom bungalow but loved the neighbourhood we were in. It made perfect sense to top up and increase both the size of our house but also the value. Modular Home Additions appealed to us as we were looking for a quick quality solution for our project. We did not want to incur big costs with renting and building at the same time. We would rather put the money into the house than rent! We found the people at Modular were experienced and honest. Our house was completed on time, right on budget and with an amazing limited amount of mess and inconvenience for our neighbours. Once the budget was set for the project, there were no “extras” or hidden costs that often appear with other buildings. As with any project of this size there were some pitfalls, but everyone at Modular were open to finding solutions and fixed everything as quickly as possible. The process was made easy as they took care of all planning, permits and were super at making design suggestions on our finishes. I have to admit we were a bit skeptical, even when we had signed on, but they did not disappoint. Even the sub-trades that they brought in on some of the elements of our house were top notch and professional.

We are very happy with our experience with Modular Homes and would be happy to recommend them - in fact we already have. They do the work quickly, efficiently, and at a fair price. They show up everyday and the quality of work is very good. They also always return phone calls promptly. We wouldn't hesitate to recommend them!

Modular did an excellent job on our second storey addition. They were always available for all of our questions and turned what could have been a nightmare process into one that ran very smoothly and on budget. We've already recommended them to many of our friends who have commented on how much they like what has been done to our home. here are many reviews and recommendations for Modular, but none speak louder than a repeat customer. Modular has completed to our satisfaction 2 major renovations over the past 5 years. Our first reno was a rear addition (main, 2nd and basement) in Lyton Park, including replacing all windows and doors. Part of their task was to seamlessly transitioning the original house with the new addition, of which they succeeded. Right down to matching and refinishing the hardwood and stuccoing the entire house.    More recently we completely gutted and opened up a home in Lawrence Park, that Modular worked on in  conjunction with our desinger and architect. We decided to go with Modular for our second major job because of three things we learned from our 1st reno.   1. They are quick and stick to timelines 2. Their prices are very competitive (I quoted almost every aspect of the job) and 3. Most importantly, to quote my wife, Vadja is a very honourable man. Everything is up front and costs are true as quoted. I believe it's unreasonable to expect a major reno to go smoothly from start to finish, with Modular any issues or problems that came up were addressed quickly without question. Modular does a great job and doesn't change the price depending on the neighbourhood you live.  I would recommend Modular to anyone.  Especially if you have tight timelines and want to stick to a budget.  I would also advise, with any contractor you go with, to be involved every single step of the way and if you don't understand or are unsure of anything, keep asking questions until it's 100% clear. (and take plenty of pictures along the way) 

Modular built a second storey addition on our beaches bungalow during the summer of 2009. Even though a city strike threatened to delay our project, Modular worked hard to navigate this difficulty and do everything in their power to keep our project on time. Our friends and neighbours could not believe how quickly (and how beautifully) our home was completed. Our little bungalow was in it's original state on Monday morning and was transformed to a two storey dwelling complete with windows and shingles by Friday - this was amazing, especially considering that due to power lines and a steep, difficult property, the build was on site. We were so impressed by the huge team of workers sent out by Modular - and even better, the workers were absolutely polite and hard-working - one of my neighbours commented particularly on this. Ziggy was a wonderful leader for his team! In terms of cost, there were no big surprised. Modular held true to the original quote and even credited us a couple of times when things cost less than predicted. We were amazed! Dmitry was totally professional and a pleasure to deal with as a property manager. He was always available by phone and responded immediately to questions and concerns. When we had a misunderstanding about the window trim (I came home and saw something different than what I had expected), Dmitry said that he wanted to "make it right for us". He has all the siding from the house removed so that the windows could be done again! This was done quickly and with no additional cost to us - we were pleasantly surprised. In terms of the finished product, we are so thrilled. Our home is truly beautiful - it is our dream home. Modular built in so many architectural details - a huge custom window in the master, cedar shakes on the second floor and a huge covered porch. We are constantly complimented on our home by neighbours. No one can believe it is the same house as before! When I look at the house, I feel so lucky that it is mine - I never thought I could have such a beautiful home for the reasonable price we paid! I cannot recommend Modular highly enough!!

We had a typical 2 storey house with a 1 storey double garage and a family room behind on the side. We hired Modular Homes to remove the roof from the garage and family room, and add a 700 sqft second storey addition. The house went from 1500 to 2200 sqft. The addition consisted of a 20x20 master bedroom, a 10x14 master bath and a 10x14 home office. The addition was more complicated than normal because we wanted to maintain the height of the cathedral ceiling in the family room, the addition had all steep slope cathdral ceilings and we wanted additional rigid insulation on the outside to increase the insulation value to be 50% over code etc. My wife and I come from builder families and we were very impressed that our specialized requirements were not a problem. Modular was familiar with the products and our reasons and was very accomodating and reasonably priced. They told us that due to our complicated design that it would take 5 days instead of the normal 3 days that they advertise. They started on schedule and were done in 5 days as they planned. We were very impressed how personable and hardworking the crews were. Nothing seemed to be an issue.. The framing inspection had zero flaws and the inspector seemed impressed with the attention to detail and the added blocking and bracing hat was installed. The project came in underbudget by $750.00 because the didn't have to use a second dumpster since they were able to recycle some of the old 2x6s for knee walls and bracing. They also replaced some of the existing siding and evestrough on the main part of the at no charge because it would look better and it would match better. The site was always very clean.. Our neighbours are thrilled with how quickly and cleanly the project went up.(they tend to be very fussy) We had alot of people ask who the contractors were.. cheers jeff

The Modular team as a whole was outstanding. They were able to provide better options to our initial design that ultimately turned out to be more functional to our family in the long run.
