Im a realtor and new to the Simcoe area. I hired Andy to inspect a house that my parents were looking at purchasing. Even though the house was less than 2 years old, I know from my line of work that an inspection is always worth the cost. Andy came highly recommended. Now I know why. Andy is a rare breed of house inspector. Not only does he love what he does, but hes absolutely thorough and isnt afraid of getting dirty or crawling into tight spaces. For example, the insulation in the attic was measuring approx 18 inches by the opening, but Andy took the time to crawl in all the way to the rear and was able to see that the insulation was actually measuring only 14 to 11 inches throughout. Because this home is still under Tarion warranty, Andys discovery enabled us to put an amendment into the purchase agreement which ensured the builder topped up the insulation to meet code. This alone will save my parents a tonne of money in future heating costs. Most other inspectors I know would have taken the insulation measurements at the opening and called it a day. Not Andy! This is just one example of his dedication and quality of work. If youre reading reviews because youre looking for a home inspector, you can stop your search now because youve just found the best there is!

We recently had the pleasure of working with Andy for a home inspection on a century home. From start to finish, his expertise and attention to detail were outstanding. We had a very professional and comprehensive home inspection done by Andy at Safe Homes Canada. I am familiar with construction and home maintenance - but Andys depth of knowledge and attention to detail was greatly appreciated. The inspection allowed me to make a proper decision on a major real estate investment for my family. As well he provided a detailed list of general maintenance and improvement items (as one will find in any home purchase) that provided me with a template for future improvements to the property. I was moved to the area by my employer, and they paid for this inspection. With time and market constraints, I wasn't able to see the house before putting in an offer. Andrew inspected the house with a family member present, and guided us through key points of the property over a video call on that family members phone. The inspection was very detailed, including going into confined spaces to check key areas that often go unseen. The inspection report was also extremely thorough and personalized to our needs, and included detailed photographs of every detail that was inspected. With Andrew's thorough inspection we were comfortable with closing on a property we had never seen, and still hadn't seen until the pre-close inspection. I had the please of meeting Andrew at a home inspection preformed on a protentional purchase of a home which I was hired as project manager for a friend of mine. Andrew was recommended for this inspection for his expertise and his inspection met higher than my personal expectation. He preformed a 6 hour thorough and accurate inspection of both the inside and outside of a home that had some much needed TLC. The purchaser had hesitations of this purchase due to it being a modular home. During the inspection, Andrew provided insight to every possible issues in this home, leaving no stone unturned. His even more impressive 46 page report; including photos; was incredible well written and expanded further on issues discussed during the in home inspection. I would definitely recommend Andrew for any home inspection as his knowledge surpasses most by far. This is no 2 hour cosmetic look around inspection. The purchaser of this home felt at ease and confident in continuing on with the purchase of this home; knowing what to expect and simple solutions of correcting some major and not so major issues discovered, pointed out and explained in logical detail by Andrew in person and report base.

Andy was available to come in for a house inspection at a moments notice. He was very knowledgable and walked me through the whole process.
