Don't trust Castlerock. Totally unprofessional. The owner is very rude.

Don't trust Castlerock. Totally unprofessional. The owner is very rude. Bad temper, terrible customer service. Not responsive and I would avoid at all cost. Discovered MANY issues that the inspector missed. Choose another company

    Experienced home inspection!

This was my third home inspection and by FAR the best company. Phil was very quick to make me an appointment that fit into my busy schedule. When I arrived at the house he was already there looking over the exterior. I found him to be very knowledgeable and experienced. He made a video which is useful for me to have to look back on for future maintenance and a binder with the report. I feel very confident in my purchase now.

Be forewarned. If your agent recommends him, run from them, too!

I am out over $15,000 in repairs and quotes at this point. Don't be dazzled by the fact that you get a DVD of the inspection. For being in the home 1.5hrs for the inspection, the video was edited and only 26 minutes long. Not to mention that he only shows you what he wants you to see. Find your own inspector, preferably out of area. Someone who has no vested interest in pleasing the agent by ensuring the house closes and for top dollar. If you are duped by your Home Inspector, report them to the Ontario Association of Home Inspectors and warn others. **UPDATE:** After Phil's added baloney and laughable mistruths. How would you know what I was doing, if you were so busy with your inspection? I agreed to and paid exactly what the owners asked for in their final offer. Over to your inspection video which speaks volumes for itself. You skipped over things that you clearly saw in your video and mumbled things that no one, unless you know what to look for would have any idea or understood what you were doing because you gave contradictory written info on the very same items in your inspection video. Very deceptive. You gave my inspection DVD to my agent, who kept promising to give it to me, but only finally received it 3 months after the inspection and well after closing. I couldn't prove my issues against you until I saw the video. The only reason I had you back to look at everything is because you have it written in your contract that clients must do so before taking any action. Period. Things were left the way they were for that specific reason only and darn right, I would make sure to have a friend there as a witness. At this point, I wouldn't trust you on my worst day. Yes, I had paid for a second inspection to make notes of all you missed/didn't disclose. Great little tactic trying to tell clients it's their fault if they don't notice things in the video on your little camcorder screen that you skim through sitting around a table with both agents breathing down your neck. You showed the video in conjunction with the Inspection Binder, which any honest person would expect to be a true reflection of the video. Definitely not. Clients leave with the binder only and you gave this house a clean bill of health. Also, for the record, regardless if you were there 2 hours or 20 hours, my video is STILL only 26min long with clear edits where things were removed that you didn't want in the video. Out of your own mouth, a very telling fact of your style of business.

I was in the home for 2.5 hrs.and the video shows the facts, not climbing ladders, testing windows, doors etc.The list price was 679.000 and you payed 650.000.You were shown the video while I wrote the report but you spent more time worring about your dog and cleaning up your pet's urine from the floors of a house you had not purchased. At your request I returned 2.5 months after you took possession and you told your new neighbour "Buddy",don't let him out of your sight as you followed me with your cell phone videoing what I was doing and saying. You cut drywall on an exterior wall, looking for mould and there was none, There is no basis to your claims, but when you told me to look under the kitchen sink that mouse feces was still there I couldn't believe that after 2.5 months you hadn't cleaned it Phil McInerney

    Bad Home Inspector

If a home inspection is what you need, don't use this company. We trusted their opinion when buying our house 3 years ago and I have regretted it ever since. Within 3 years, we have had the basement dug up to fix the plumbing, all of the electrical redone because it was not up to code, and the roof replaced. All of these things should have been completely obvious to a home inspector but was not included in the home inspection. Choose another company and don't trust Castlerock. Professional they are not.

private user. I don't know who you are and am shocked that we didn't hear from you IF you had all of these deficiencies. Phil Castlerock Inspections

    Home Inspection

We were recommended Phil by a family friend for a home inspection on a semi that we were looking to purchase as first-time buyers. Phil was great and also kept our 92 year old grandmother (a former inspector) entertained. Inspection was very thorough and in the end we received a detailed binder of the full inspection, along with everything that needed to be addressed, as well as a DVD which contained a full video walkthrough of all of his observations. He was patient and understanding, and clearly explained things that we might not have been familiar with. Phil also showed up with only 2 days notice which was pretty fantastic. We would definitely recommend Phil to any of our friends looking for a home inspection. Thanks a ton! We would definitely recommend

    Home Inspection

Purchased our first home as of a few days ago. Had Daryl come in and do the home inspection. He was recommended by our real estate agent. I'm glad he was. I don't know much about houses and what to look for, so trying to understand what is written and checked off in a binder (like most home inspection companies do) is like trying to read in a language you’ve never seen. He not only gives you a binder with their comments, but also a VIDEO of the inspection as well that covered all areas of the house and exterior. He pointed out what issues we would need to keep an eye on or get fixed right away. Daryl not only inspected the house we recently purchased, but another house that we had purchased conditional on home inspection prior. His video review of the first house really helped us in choosing to back out of it. As a first time home buyer, having the video made us aware of all the issues with the first house and how costly they would be to fix. So he helped us dodge a bullet on that one! I highly recommend Daryl! He is very personable and knows his stuff. He answered all my questions and now we have a video to look back on for the small fixes we can make to improve our new house :)

    home inspection

This company was recommended by our realtor. Although Phil did a home inspection. The oversights and vague comments led us to believe that the house was in better shape than it was. His input was used when making our home buying decision. In hindsight I believe he was working more for the realtor than the purchasers. I would not have bought this house.

    Answer from pro:

This was the second inspection for this client in two weeks. The first home was not purchased due to deficiencies, no review on that. This home also had many deficiencies that were noted .Eg. possible asbestos in duct wrap, kitchen range hood venting into attic,no soffit venting, electrical panel and switch too close to shower,a/c overfused, rec further assessment of a failing addition, built without a permit, and more. You called me upset that you couldn't install a wood fireplace where a gas one existed.Did you read the report and watch the video prior to purchase?Bye the way, the realtor payed for the inspections and is a friend of yours. Home Inspections

Recently purchased my first home though this was my second home inspection. First company who did my original inspection on a different property (who is well reviewed on homestars and was the reason I chose them) did a terrible job. I would ask a question and then have to supply the answer to it myself. I was recommended castlerock by my realtor. The inspector was on very punctual (actually arriving early), knew all his stuff, was able to answer all of my questions clearly and easily. They allow you to follow them around if you so choose. They record a video as they go and you sit down with the inspector for approx 30 minutes after and watch the video of issues that are found, recommended maintenance, water shut offs, etc. There wasn't an area that wasnt explored nor was there any questions or doubts left in my mind and I have a report and a dvd so that when I move in I can rewatch the tape and make the necessary repairs found. Highly recommend castlerock home inspections. Don't be fooled by the companies with the largest amount of reviews and highest scores. If you can buy followers for social media sites, I'd bet you can do the same with reviews.
