Utes Inc. helped us get unblocked in a complicated permitting process with the city. After the city spent months going back and forth between our architect, Arash was able to inspect and address the structural questions for the city quickly, with minimal fuss and cost and get our permit got approved within a week. Would highly recommend!

Overall I was very happy with the service. The only issue was a mix up of the schedule causing the inspection to be done an hour later than expected. Despite that the service was efficient and informative. He was patient answering many questions about the structure of the house and the planned renovations. The answers were very helpful, informative and thorough.

I required a Balcony Restoration Permit fairly quickly to move forward with my project. That means I required a Structural Engineer to review and approve plans. From there, Arash took care of all the forms, submissions, etc etc. And when we had questions or concerns, no issues. He took the calls even AFTER his service had concluded. Very professional. It was headache-free. There were no surprises. He made everything seamless and efficient. We are pleased to highly recommend Arash from Utes. We were EXTREMELY satisfied with Arash services.

Arash was able to determine if my 2 storey house could bear the load of adding a 3rd floor. He provided me with several options for optimizing how I could increase the square footage density while minimizing possible objections from the committee of adjustment. He also demonstrated flexibility in combining elements of the various options so that I could consider moving forward with a solution that best met my particular needs.

We hired Utes to design, architect and engineer drawings for a new Garage we were building, as well as submit & guide these documents through the Toronto Committee of Adjustments & building permit process. We contacted Utes to provide a structural assessment of our east Toronto, semi-detached home’s 34 year old, 2nd storey extension. The Utes structural engineer promptly scheduled an appointment, conducted a thorough, on-site assessment of the extension including both its interior and exterior condition with particular attention to the foundation footings. Utes provided a preliminary verbal opinion at the time of the visit and followed up with an excellent, detailed, written report that included recommendations and professional stamp within a week of the on-site visit. Before finalizing the report Utes provided us with a draft for comment. Utes was completely professional in their conduct, observed all COVID19 protocols, and were friendly, open and polite. Payment was easily made in two instalments by eTransfer. We highly recommend Utes.
