Indeed the exterior of the chimney while it may need some work does not validate a tear down. Any remedial work can wait as there is no evidence of failure other than aesthetically. To replace the cracked flue at the bottom of the chimney would involve a good deal of work. A zero tolerance steel liner with some patching would be the cost effective route to take with this project. While we are not shy about taking on a project we are not interested in taking advantage of a client. This is the most cost effective route to take. Thank you very much for your kind review.
