Design, Drawings, Permit

We approached Bravehart with a vague plan for a kitchen and bathroom remodel. We ended up spending three times our original budget on a whole-home renovation. This is not necessarily a bad thing – we’re glad that Laura opened up our minds to taking on a bigger project; our home is now a much more livable and enjoyable space, and we’re glad that there won’t be any more work lingering over the years. We chose to work with Bravehart because they had a set price and process for design, drawings and permit. I’m not sure we were the typical clients for Bravehart – they weren’t keen to salvage and re-use items from the existing home. But after completing construction, I can appreciate that they weren’t disregarding the savings from re-using – they were considering the costs of labour, where figuring out anything new adds up to more time and money. Because our project ended up being so large, I think we would have benefited from working with an architect; we did a brief consultation with an architect that gave us a really clear idea of how much we could achieve with our budget, and what the relative costs and savings were of various items. But for a smaller, well-defined project, and especially a new build/addition, working just with Bravehart would have been sufficient.

I want to make sure this is a useful response; for the client and for readers:
- We were called in to provide Space Planning & Building Permits for a wall removal between the Living Room and Kitchen/Dining area in a North York bungalow.
-The stairs were going right down the middle into a finished basement.
- The client may have wanted a future 'back room' off the house within which to have a green house type situation for many purposes, especially starting their back yard garden seedlings.
- We provided many Space Plans and budgets.
- We offered the services of a leading Sustainability Consultant with whom we work (when clients want that expertise)
- We explained that removal of old strip flooring by our carpenter's would not be cost efficient (so they had a friend remove and save)
- We were asked to deliver insulation before the Gov't program ended, which we did
- We were asked to deliver a building permit by a certain date so the client's architectural firm Contractor could start work before the impending baby arrival, which we did.
- This client has a very good idea of her interior detailing and did an excellent job on the project (which I later visited and was wow'd)
- We are a service for people wanting to know how to transform their homes (Space Plans), how much each will cost- and we get Building Permits.
- As a Design/Build firm, we do like to provide Construction as well. However, we do not build for 100% of our Design clients.
- We consider it an honour to work with our clients in helping them solve problems and in building quality renovations and New Builds.

Basement renovation

After consulting with several companies, we chose Bravehart Building. Laura incorporated our short-term and long-term needs into a practical and beautiful design while Bill provided expertise around mechanical and structural changes, which is crucial for older houses. Both Laura and Bill worked closely with us to keep the project within our budget and on time. Their team was always punctual, friendly, and went out of their way to clean after themselves everyday. We are very happy with the renovation and will count on Bravehart for all our future projects.

washroom renovation

The contractor, Bill Wallace, did an amazing job of renovating our main bathroom. The job included re-configuring the layout, removing and relocating the shower stall, design and construction of vanity, tile work, electrical, and plumbing. The work included modifications to the adjoining garage to stop heat-loss during the winter. The work was done according to the originally agreed schedule and for the originally estimated cost. Overall, an excellent job!

Basement Renovation

Bill did a wonderful basement renovation for us four years ago, and we were very happy with the results.

The huge storm on July 8/13 deposited five feet of water in our basement, knocking out our hot water heater (a special unit which handles under-floor heating). When we called Bill to ask for a service person to inspect our heater, he rushed over the same day and installed one of his own electric hot water heaters to tie us over until our unit could be repaired.

And he did this AT NO CHARGE.

Bill is a great contractor, and a great person too.

Thanks for the feedback. Just to let readers know, the flood was not due to improper waterproofing work of the basement originally, but due to a river in the client backyard, which rose up and flooded their yard with 2 feet of water- and then rushed down the stairs from basement walk-out and smashed, with force, through the basement door.
Client had had no problem with flooding or water infiltration before. We lowered the client's basement and finished it at least 3-4 years ago.
Note- We did not get 1 call from our basement clients with problems!!! That's either good luck or good work!

Interior Design

Went into this not knowing exactly what we wanted, but Bravehart did a fantastic job discovering our style and creating a design for our condo space that really re-invented the space. Highly recommend them!

Design and Space Planning for Home Renovation

We interviewed several different design companies and decided to hire Bravehart to help us create a design plan on how best to modernize and optimize the use of space in our near century Toronto home that we moved into. Right from the beginning Bravehart demonstrated that they really care about their clients. During an initial meeting we mentioned that we inherited a broken plumbing part with our new house which required immediate attention. Bravehart arranged to have one of their tradespeople to show up on a weekend to repair the part for us. Laura's approach to space design is a very collaborative and engaging process. She is very creative, passionate, detail oriented, thorough on follow-ups and had great ideas on how to address our needs given the fairly tight budget we were working with. The final design created for our main entrance and living space is a perfect fit for us functionally and aesthetically!

Main and Second Floors Reno

We contacted Bravehart based on their excellent reviews on HomeStars and instinctively knew that they would be the right fit for our century old home renovation. We were right. Bravehart is a very professional, experienced and knowledgeable design/reno team. They are diligent, committed, cost-efficient and very respectful of their clients' budgets without sacrificing style or quality. They managed to orchestrate the structural engineering and building permits in a timely manner so we were able to start the renovation project much sooner than we expected. We highly recommend Bravehart for their quick turnaround in getting the permit drawings and permit work; for their design, space-planning skills, and for their ongoing communications with us. Bravehart excels at design planning with respect to a total house gut but also with respect to home remodeling. We are so glad and relieved that we hired Bravehart over all the other contracting companies because Bravehart shared our vision for a dream home renovation.

Thanks for your comments. Just to clarify, your project required opening the house on the main level, to have a Great Room feel for Kitchen, Dining, Living and so the permit process is faster than with Additions. However, that being said, we knew you were anxious to get started and so really made the effort to streamline the process. Won't tell how as we don't want competitors finding discovering how we use different resources for different projects.
Just as we use innovative foundation systems to make the job go faster and for a lower budget, when doing Additions!
We look forward to walking through the finished house with you and celebrating.

Complete Toronto Home Renovation

It took us quite a while to find the right renovation company that we felt we could trust to do a complete top-to-bottom renovation of our Toronto home. It took us no time at all for us to realize that Bravehart was perfect for us. From our very first meeting with Laura of Bravehart, we knew that we were in good hands. We respect Bravehart’s methodology in developing an inspired, yet functional, renovation plan for our home. Bravehart understands that a comprehensive up-front space plan, lighting plan, cabinetry layout and detailed finishes list translates into a very accurate final construction quote that serves to keep us on budget. They are like a Renovation Advisor firm and a Design and Permits firm combined into one company, for the price of one.

We appreciate your comments and see how your feedback begins to explain to homeowners why the Planning function is the important stage - where the final cost of Construction is controlled.
While you had invested in both a renovation advisor and also in an interior designer, the information you received back from them was too generic to pin-point actual building material and labour costs accurately.
That is why we believe a Design/Build approach; with Design specifying each inch; and each cabinet function; and each electrical component (GFI or recep?) is the only way to get pricing under control! (With Construction advising on most cost-efficient way to undertake the Design).
Your house will be totally transformed - and that is the type of project we love to help clients build efficiently.

Storm door/leaking flat roof/balcony

Bill and Laura at Bravehart provided the perfect solution for our leaking flat roof/3rd floor balcony. Whenever you have a water leak, you're worried. Bravehart's solution was quick, functional and the best price among the quotes we received. They even fixed a problem with the way our door was hung which we didn't even know we had!

Family Room Renovation

We hired Bravehart to renovate our Family Room to make it more functional for our large extended family.
They were to add some closets, additional storage, a mantle with built-ins and a gas fireplace. During the work, they discovered that the room did not have proper insulation and solved that problem too. The room is now warm where before it was always chilly. We enjoyed the Design help from Bravehart, as well as the Construction work. We really appreciated the professionalism of Laura and Bill and their workers. They are prompt, reliable and timely.We have called them again, for a second renovation!
