Very bad builder, they misrepresented and will not do anything about it.
They did not finish the unit when I got my keys.
Items were not done as per building code.
Horrible experience.

We had dreamed of building a custom home for years, and our time finally arrived. We were fortunate to have the help of the experienced and professional staff at Fernbrook Homes. The staff work together as a team and share a true love for building remarkable custom homes. Our experience with the sales team and architect was very organized and fun. Best of all the materials provided were very high quality. The warmth and perfect flow of the final design of our home is noticed every time we enter the house. We love it, we love coming home. Fernbrook was excellent and they 'made it easy,' with the detailed plans and itemized materials. They delivered on time, were easy to work with and addressed all my concerns, even when I had last-minute changes before they delivered the keys. I was happy with the quality of the construction and loved the interior design help when it came to options, upgrades and finishes. Our experience was great. We'd highly recommend building a home with Fernbrook Homes.

From start to finish Fernbrook homes were amazing. From the layouts to the finishes, they were far superior than any other builder that we have dealt with. This is our second home that we have built, but our first Fernbrook and we love it. Whatever problems that we did have, were minor, and were dealt with on a very professional level. We would definitely recommend Fernbrook homes to all of our friends.

This is our second new-home build from very reputable and large builders and although both experiences have been positive, our new home from Fernbrook has been exceptional and here's why:
1-quality materials - framing in particular
2-no delays- closed on time
3- we were treated as home owners not lot numbers
4-exceptional service - beyond the norm
5-always took calls!!!!
6- excellent selection in finishes- standards were really good
7-trades / repair - always kept their appointments and finished on time
8-warranteed repairs were done to our satisfaction, not their's
9-pleasant and helpful - good tips for home maintenance when asked
10-lovely sub-division - good planning
Would buy again form Fernbrook in a heartbeat.

After moving into a new home with faulty wiring we hired Shock Doctor who responded on a Sunday and fixed our issue while providing exceptional customer service. We would highly recommend them.

I have participated in 6 new home constructions, each with different builders. Fernbrook is the worst!!!!!! The worst customer service, expensive homes with very bad materials and workmanship.
Since we moved 3 months ago, we have yellow water that smells too, have to use bottled water for everything, it is just terrible, AND NO ONE CARES !!!!!!!!!
I will not recommend Fernbrook Homes.

I have participated in 5 new home constructions, each with a different builder. Dealing with Fernbrook is the worst. The customer service is terrible.the craftmanship is extremely poor, and the prices are outrageous. Buying a new home should be an exciting, happy experience however Fernbrook made this house owning experience a nightmare. My deficiency list was never this long with any of the past builders. And, the list does not include the issues that were identified and resolved (as good as could be) prior to closing or the issues I identify daily but don't bother letting them know because I don't want to have to deal with them anymore than I need to. There are days that I walk into my home and feel tremendous regret. It shouldn't be that way for anyone.

Overall our Fernbrook home has been fine but there are things that could have been done better. For example, the drywall at the corners of the rooms are not straight. We had a painter come to paint one wall in our two story living room and he said he wouldn't do it because the wall in the corners was really wavy and the painting the one wall a different colour would make this even more noticeable. He also stated that he never seen a drywall job so badly done before. We also get nail pops constantly, this is the only home I have ever lived in that has had these.
Another issue, our windows drip water all winter, even if the humidifier is turned off. I will actually find puddles on the floors, which has done damage to the hardwood. Not sure why, again only home I have ever lived in that has done this. Actually even had ice on the inside of the windows that I had to scrap off.
Our bedroom above the garage does not get any heat or AC. No air whatsoever comes out of the two vents in that room nor the bathroom vent for that room. You can place tissue over the vents and it doesn't move at all. Fernbrook refused to fix. Told us to call an HVAC company to come and balance the airflow. There are cracks in the garage floor and porch steps, Fernbrook said this is normal (maybe it is?). There is this new construction smell that still lingers today, 5 years after construction. Not sure what it is but it concerns me since I have small children. I get use to it and can't smell it until I leave for a few days/week to go on vacation then I come back and it is overwhelming. The best way I can describe it is kind of like a glue smell, if that makes any sense. There are other things, but small. So far I haven't had any trouble with our roof but our neighbours loose shingles on a regular basis and already re-shingled their porch (also Fernbrook - 5 yr old home). Overall the house is ok, but I would never purchase another Fernbrook home. The warranty is kind of a joke because when the guy comes to fix things he just gives you reasons why he can't. So really nothing on our list was fixed, or it was temporarily fixed just to break again. Like a toilet that takes forever to fill up, the plumber came 3 times to fix it and never seemed to figure out what was wrong with it. Anyways, I wouldn't recommend Fernbrook, but I am sure there are worse out there.

I am now very satisfy with the builder after I moved in 4 month ago. The on site contractors help in solve the issues within 24 hours. And the house is very well built. The highest gas bill is only $160 in Feb.

I have to agree with those who hate Fernbrook. I purchased a town home from them 4 years ago, so far my home is still under construction. They skipped the 10 day cooling time and their sales person told me as soon as I put my signature on the paper, it is mine, no time to read the contract, let alone have a lawyer to read it. They would not allow purchasers to use their washroom after hours waiting to sign the contract. Their marketing VP sent out a letter to encourage purchasers to contact him if have questions or complaints, however, when I really wanted to talk to someone, there was no answer to my email. Never again, Fernbrook. You should not either.
