Home Inspection before buying a house

Yuri did a home inspection for us about two weeks ago. My feedback is mixed - see below.

Positive side:
First of all, Yuri identified a serious issue (Kitec plumbing in a renovated part of the house) and pointed out that, basically, it makes the house uninsurable.
Also, Yuri came at a very short notice, thoroughly inspected the house, answered all our questions, and produced a detailed and clear report.

Worrisome side:
In general, my impression is that for Yuri making the process of selling/buying a house less stressful for his clients is not among his priorities.
We were surprised to find out that our broker and Yuri were in an open personal conflict. It’s OK, not all people get along well. But I found myself in a situation when I had to explain to Yuri the specifics of our transaction (owners are old people concerned about COVID and their agent is their daughter, who strongly protects their interests), and to ask him to follow the protocol established by the owners and their agent. It helped to some extent…

Approximate cost of services:
$460.00

Company Response

Thank you, Leo, for the time you took to write this review. Although, I'm surprised at the rating that you found as appropriate for my service when, according to your own admission, was top of the line in finding and identifying deficiencies. It is too bad that I didn't know who was your realtor, as otherwise I would not come to do your inspection. My personal conflict with this agent has absolutely nothing to do with the outstanding service you received. I'm not going to discuss this here as her behaviour is now before the TREB discipline committee. As for the Covid19 protocol... It is not the sellers' agent that established it. The protocol was established by OREA and we, as professionals involved in the Real estate transaction, are required to follow it. This protocol does not require wearing masks and gloves outside but only inside the property. And that what I did. The loathsome behaviour of your agent didn't help a bit in following this protocol. I'm glad my service was at high value to you, according to your own email:

Hi Yuri,

Thank you for a great, very informative report!

Best regards,

Leo
