Great Service!

Sean was a pleasure to work with during the inspection of our new home. He was punctual, friendly and provided a very detailed report.

By his own admission he is very analytical (which I appreciated) and positions himself on the side of his paying customer so you feel he is protecting your investment by giving you the "straight goods" on the property. He explained the difference between passing code and best practices and even gave us advice on what to do to remedy any maladies about the house. Sean also performed great follow-up by researching a tricky topic and providing advice afterwards.

I have already recommended Sean to others and would not hesitate use him again.

First off, I like your name handle... Further, yes indeed, I do work for the best interests of my clients. Inspections are very complicated, so I do my best to break everything down in easy to read, clear sections with supporting photos. Also, it is necessary for builders and home owners complete their homes/renos at least to code. The distinction between a code inspection and best practices is very important for clients to know because inspectors do not perform code inspections. Best practices take into account what is relevant and safe today, which is never a minimum standard across the board. In most cases, best practices exceed codes. At times a "best practice" can be an opinion based on common sense and relevant experience. I am always happy to help with questions on my inspection, so feel free to reach out anytime. Extremely professional and thorough

Sean is extremely professional and through. He spent a substantial amount of time (several hours) doing the inspection, and found things that I would never even think of. He acts in the best interests of his clients and genuinely cares about explaining every issue. Finally, his inspection report is easy to read and comprehend while being meticulously detailed, including recommendations and photographs for fixing problems. He is also very generous with his time and takes calls/emails if there are any questions about the report. I feel much more comfortable with the property buying process after reading his report. Highly recommended!

Mold / House Inspection

My husband and I discovered that we had mold on the wall of a seldom-used room so we decided to call Sean. Sean was able to visit our home in an extremely timely fashion. During his visit, Sean not only inspected the area of concern, he conducted a thorough inspection of our house inside and out – identifying some issues with which we were not aware. Throughout the inspection, Sean explained everything that he was doing and finding – which as a client – gave me a significant level of comfort. Sean provided us with a comprehensive report that included both pictures and written information of what needs to be done. Sean had provided us with excellent service at very reasonable rates. We would highly recommend him.

Sean Moss Mold and Home Inspections, Ltd.

My wife and I cannot say enough about Sean and the quality of the home inspection he provided. The last inspection we had prior to buying a home took the inspector 1.5 hours. Sean was at the home in Coquitlam close to 5 hours and went over every inch of the place that he had reasonable access to. (He even managed to shimmy up a difficult to reach and very narrow opening to the attic.) We were with him for the last half of the inspection (about 2.5 hours) during which time he provided a wealth of information. The follow up report was provided to us within a few hours time, was well laid out and very comprehensive. Every failing was noted in clear English and accompanied by many illustrative photos. Sean is very personable and his fee was very reasonable. In short, we highly recommend Sean for your home inspection.

Mold Inspection

I was concerned that I had a mold problem in my home that was causing me health problems. Sean carried out a thorough inspection, confirmed there was no mold problem and sent me a very comprehensive report regarding all the ways in which I could prevent mold in the future and several tips about home maintenance in general. He was very helpful, has a very pleasant manner and is very conscientious insofar as advising me that I did not need to spend any more money on further air sampling.

Good afternoon, I was happy to discover that you did not have a serious mold issue in your home. Reducing mold issues is a mystery to most people, but there are a few easy ways to do so. Home Inspection

The work performed by Sean two months ago has far exceeded my expectations. He did a thorough inspection of the house which I was about to buy and provided valuable and specific recommendations that are well supported by facts and photos. His report also gave suggestions about how and how often various parts of the house should be maintained to keep it in good shape. Even two months after Sean completed his work, when I asked him questions such as which contractor could do certain things, he always replied promptly. I am impressed by his dedication and professionalism in the way he serves his clients and will engage him again for future work.

condo inspection

Well what can I say? I'd give Sean a mark of 12 out of 10 for quality of work, punctuality, availability, and all around an extremely pleasant experience. Buying a home or condo is as stressful as it is so it's prudent to have a trustworthy and reliable home inspector.

We used Sean twice in the span of a month for two sepeare home inspections. Both times he made himself available on short notice and worked around our schedule. But it doesn't stop there; his inspection on both properties were very thorough and detail oriented, and he provided us with a very informative report of the inspection on the same day.

Overall I am very happy with Sean's services and I will, without hesitation, recommend him to anyone needing a home inspection. I will surely use him myself for future inspections!

House Inspection

We purchase a house which needs to be inspected. My friend referred me to Sean as she has had good service from Sean.
During inspection, we found Sean is very professional and detailed orientated. At end inspection, key issues were highlighted so we roughly know situation about this house.
On top of these, we were educated how to maintain property, home appliances, and how to repair area which needs to be fixed.
Our house is reasonably big; it took almost a day to complete inspection. We surprised the lengthy report was able to complete in next day morning as he tried to help us to meet deadline. The report was completed in very detailed and professional manner.
We have recommended him to current owner and strongly recommend Sean to anyone else who is looking for house inspection services.

Home inspection

We found Sean on the Home Stars site and as it was our first home purchase we were a little less than knowledgeable about some of the warning signs and things to look for in a home. Sean completed a very thorough review of our apartment and pointed out several items that required updating within the unit Sean also reviewed the exterior of the building and made a few comments regarding the state of the buildings health. Sean was most helpful a few months later too when we noticed some cracking in our ceiling, he came out at no additional charge and confirmed that it was most likely due to seasonal flexing of the structure and not something to be immediately concerned with. Most helpful of all we found that Sean took the time to explain what he was looking for and why it would be of concern. Thorough, friendly knowledgeable service.

Home inspection

We needed to have a house inspected before finalizing on a purchase, and we decided to go with Sean after seeing his positive reviews on Homestars. I was not able to see Sean in action for the majority of the inspection, but according to my realtor, he was very thorough with the inspection. Luckily, I was able to meet with him towards the end of the inspection and he was able to walk me through the house to point out his findings. He was also able to generate a very detailed report on the same night, which was a pleasant surprise as we weren't expecting the report until the next day. We have already referred him to two other family members who were also very happy with his service. We definitely won't hesitate to recommend him to anyone else.
