Ben is amazing
I wanted to take advantage of having a back lane way and using it as a garage, he was really professional and made this project come to life !

Our experience with Ben was outstanding. With our vision in mind, he created a plan that met our criteria and expectations. Ben provided a variety of layouts for us to choose from, and when we had modifications, he would promptly adjust and send back for approvals. He is knowledgeable, efficient and an attentive listener. Ben makes recommendations that are functional and aesthetically pleasing. He obtained a permit for us within 2 weeks of submission, which is quick as the permit process typically takes up to 3 months. Ours was a rather complicated project, which involved a full size elevator and a butler wall unit, plus combining two existing side by side washrooms to create a mobility assessable master bathroom. As well as adding a large Caregiver's Unit on top of a existing 3 garage, and of course making all of the alterations necessary to properly access it into the main home. There were, of course, numerous other important considerations such as adding a new home theatre and a heated driveway . However, I can not stress enough, how much we were truly
impressed with Ben's professional manners and his pleasant personality, as well as his patience and in making sure, that he was always available in a prompt and dependable manner. And so for anyone, considering
aging gracefully at home, and to do so, in safe, comfortable, secure and fully accessible ( mobility ) manner, then honestly, we would most highly recommend that you please give the BBA Design Studio a call. We contacted Ben after being referred by a friend. He represented us as our architect for our home renovation/addition. Ben designed a perfect home for my big family. My husband and I had a great working relationship with him. He was very informative, professional and kept his promises with timelines. He was very fast at responding to our questions. He worked very hard with the city and succeeded with receiving our building permits quickly. I have no complaints. I highly recommend this company. I would use him again in the future.

This is the 3rd time I have used Ben at BBA Studio to do my drawings and apply for permits. His attention to detail, customer service, knowledge of the zoning and building code requirements is what makes me continue to work with him and refer him to my clients always.

Ben has been a really great partner and help. We asked him to design a 1 bedroom second unit for our unfinished basement, and he did a super job. He came up with a great layout, fantastic use of the space, made sure that everything would be legal and conforming for the permits, submitted everything for us, and ultimately got our permits approved in good time, and right on budget. We wanted to plan a second storey addition and didn't want any unnecessary delays. We had heard that if we needed minor variances from the committee of adjustments, this could result in delays of anywhere from 3-5 months. Ben has an excellent understanding of City of Toronto zoning bylaws and Ontario Building Code and created plans for us that complied with all of these. This helped us avoid having to apply for variances, which could delay our project. Ben applied for our building permits on December 15th and continued to respond to questions from the City on our behalf over the holiday. Despite the holiday, our permits came through on January 6th! We have no doubt that it was Ben's knowledge, attention to detail, and speedy responsiveness to questions from the City, that ensured we got our building permits this quickly. As well, we found Ben so easy to work with: always available to answer questions, quick to respond to calls or emails, patient with questions and changes. We would recommend him to anyone.
We contracted BBA for our second floor addition, main floor renovation and legalization of basement according to the requirements of City of Toronto. We made the land survey before and he took all measurements of the existing one-story bungalow house and prepared plans for main floor and basement. After observing all formalities he submitted the plan to citys zoning bylaws, got the positive opinion without any modification. After analysis the survey he figured out the plan needed minor variances adjustment and he submitted the plan to the Committee of Adjustment. He organised and communicated with the neighbours, so nobody put any objections to the COA, and the plan was passed in the first meeting by COA without any changes in the drawings and plan within the stipulated time. Finally we received the city building permits of the drawings as submitted by BBA within the time frame.
This is Ben, the proprietor of BBA design Studio, is so experienced and knowledgeable about building architecture, no need for any extra advertisement for him. BBA has great knowledge, ideas, and excellent updated architectural planning thought. His design met our expectations and maximizing the use of space of the house and added a wonderful wood deck on the top of double garages attached to the new second floor that made the house an attractive panoramic view.
