    Addition

    I know John Oborne and Oborne Contracting for a long time. John and his staff are allways an example of how the renovation should be done. Their experties and knowledge in this large industry is what all of us are always talking about.In my experiance there was newer an issue or unresolved matter that they could not resolve it to satisfaction of their costumers and their contractors. I have recomended Oborne Contracting to many people and I always was greated later with plasent Thanks. I recomend DO NOT LOOK ANY FURTHER if in need of renovation or remodeling your house Oborn Contracting are your ticket to great reno job you always dream of .Thank you John and The Oborne Contracting Staff.

    Basement reno - construction of laundry room, utility room, bathroom, and bedroom

    We contacted Oborne Contracting last November to get an estimate for finishing the basement which would include a bathroom, laundry room, bedroom, and utility room. We’d never hired a contractor but had heard a number of horror stories about jobs being left unfinished, over budget, and with little concern for the homeowner. The fact that John showed up right on time, was polite, and was able to understand exactly what we wanted to achieve, gave us a great feeling and first impression of what we could expect. We received the estimate which we were happy with; not the cheapest nor the most expensive. Work was started more or less immediately from the day we approved the layout drawings that were done at no charge. We were working with a tight space as we didn’t want to touch half the basement which was already finished. I was impressed with their ideas and the utilization of what space we did have. What impressed me more was the time they took to prep our house so as to minimize the disturbance to the rest of the house. It’s open concept and there is no door to the basement. It’s not easy to live through a reno when concrete is being broken, drywall sanding, etc. but they did everything I imagine to lessen the impact on us. Dean and Colin were extremely polite and courteous throughout the project and addressed everything we expressed concern about immediately. There were some unexpected costs during the project i.e. replacement of a new furnace, hot water tank, etc. which John was able to source for us, passing along any trade discounts he received. The quality of work was as I would expect (again, I’ve little to compare it to but I do have high expectations) but what impressed me the most was the courteous nature of Oborne Contracting. We had thrown out a number of boxes, storage units, etc. which we were quoted $300 for a junk removal company to take away. John took it away without us knowing or asking which showed that they really care about lasting impressions. I wouldn’t hesitate to recommend Oborne Contracting and using them again in the future. If you’re looking for a company that you won’t feel you’re being taken to the cleaners with, who are mindful and respectful, and who demonstrate a high quality of work, then you can’t go wrong with them.

    Full house gut and reno

    From the detailed estimate to the final finishing touches, the project was first class all the way. John was very honest about the process and the time that would be required to complete the project. The employees and trades were professional and very polite we alway felt we were in good hands. Our project was large and even with all the extras we added the project still finished in the time projected. This was not our first renovation but we believe we found our last contractor. Thanks John and everyone else at Oborne Contracting

    Home Show booth

    John Oborne, Colin and their team really went above and beyond to build HomeStars a first class booth for our 2010 home show tour throughout the GTA. We needed a 20 foot wide x 8 foot high wall that was light enough to transport to the various shows and sturdy enough to hang signage and art. They completed the project over 4 days (in my very cold garage) and had it set up all without any follow up on my part. Based on John's work ethic and organizational skills, and from all the reviews and photo's I've read over the years - it's no wonder they were chosen as the "Best of" by their clients for 2 years running. Come see us at the show to see his workmanship for yourself. The next two shows are at the Ideal Home & Garden Show in Hamilton March 5-7 and at the International Home Show at the Airport International Centre on March 19-21. Thank you again Oborne!

    Splendid Kitchen Renovation

    You guys were great! Sorry to take so long to post! The stainless steel potlights with the stainless appliances and fixtures a lovely touch! Thanks for all your time shopping with us and taking time to explain all the steps and procedures. You guys certainly earn your title. Once again thank you and sorry it took so long!

    Full gutting and renovating ground floor

    John and his crew from beginning to end were professional, skilled, and extremely easy to work with. Every day the crew arrived on time, communicated clearly, and were kind and courteous to our neighbours. It has been said that home renovations can be extremely stressful, our experience with Oborne Contracting was the exact opposite. From the very first day we felt we were in caring and competent hands. John took the time to oversee the work done on our house regularly and did not hesitate to have work redone when it was warranted. He has a keen eye for detail, and on occasion had the crew make simple changes, like coordinating the woodworking details on the staircase to match that of the kitchen woodworking details, to create flow, and cohesion. We are extremely grateful to John and his crew for taking us on and creating a home that we are proud and comfortable in. I have already recommend Oborne Contracting and will continue to do so without reservation. Suzanne & Steve Toronto

    Master Bathroom Reno

    See pictures. Bathroom was completed 3 months ago. Note that bathroom was gutted to studs in advance of contractor involvement. We Q&A'd contractor before contract signing re previous experience (ie- with steam/tile size/materials/ Kerdi/Ditra), but the contractor had difficulties when it came time to perform. During performance, several change controls were necessary. Surprisingly, change controls in contractor's favour were issued immediately; change controls in our favour were not and when pressed to provide latter change control(s), contractor became very defensive. The working relationship deteriorated from that point onwards. Also during performance, when discussing items not in contract and/or requiring change control, contractor told us that onsite foreman was working off of a different contract than what we had signed. Working relationship was ok as long as you did not question methodology. Items that we subcontracted ourselves: - vanity (Olympic Kitchens - excellent) - vanity top and bench (York Fabrica - excellent) - painting - mirror and fixtures - demolition to studs Items to-date that have already needed to be fixed by us: - toilet - grouting in shower - installation/wiring of central vac faceplate (exposed wires left in-wall) - replacement of floor screw in lightswitch faceplate - replacement of all window frame trim (cracked) - cracking drywall joints on walls built by contractor

    THIS RESPONSE MUST BE READ! Why were we not surprised to expect this kind of review from this client? We highly appreciate clients providing reviews on homestars.com and truly believe in this site, the opportunities it provides and how it is has been a great facilitator in bringing positive change to the industry. The one drawback we have just experienced through your review is that it opens the door to comments that are sometimes misguided, unqualified and simply personal and have no direct relevance to the actual quality of work. This directly affects the livelihood of our business and as you can appreciate, something we strongly feel has to be defended. People have a right to their opinion and please allow us to share ours with regard to our experience with Michael and Andrea of Unionville. We would like to start by expressing how very happy we were with the results of the master bathroom. Thank you for allowing us to take photos upon completion that showed the beauty of the finished product. We would also like to thank you for the several recommendations you gave our company to your friends and colleagues. If you were as dissatisfied with our work as you are now claiming, we highly doubt the recommendations would have followed. We are also very disappointed, and highly surprised that you did not take advantage of your contract terms with us that included a 2 year workmanship warranty. The final deficiencies that you have shown in these photos were not brought to our attention, other than through this online review. We also did not expect that you would have to correct them yourselves. We should have had the opportunity to discuss these issues with you first and “make it right!” At no time prior to this review did we receive a call or email from you outlining these specific items. Let’s be fair, any contractor would have expected this from their customer and would likely not stand by their guarantee if you did your own repairs. With regards to the photos of the shrinkage in the grout and on the door trim, based on scale, these cracks appear to be very small, maybe a few inches at most in size. Any builder or renovator will agree there is usually some minor movement or settling of construction materials after work has been completed. In this instance, the wood door casing has a certain degree of moisture content and if that degree of moisture content changes, shrinkage and swelling may occur. Shrinkage occurs as moisture content decreases, while swelling takes place when it increases. This can also cause framing to expand, contract, twist and warp causing slight joint cracking and screw pops in drywall. You also had a steam shower installed which adds to the excess moisture if the fan is not used often or long enough. In most cases, this shrinkage and swelling can be controlled buy a good quality prep and paint job. You chose to handle the painting portion of this job. Although painting is not generally our responsibility, we always follow up after this process to ensure that all touch up and seals are completed properly as it directly affects the appearance and performance of our own finished work. Since you were handling the painting yourselves and did not allow us this follow up, we did not have the opportunity to rectify the deficiencies created by the prep work. In reviewing the highlights of our email exchanges, these comments from you appeared; “our price was the most reasonable”, we provided “great input and suggestions”, our workers were “conscientious and took pride in their work”, you were “satisfied with our methodology explanations”, “progress was looking good”, “tile work going well”. There did not appear to be any comments that would lead to this low of a rating, which is puzzling. It would have been in our best interests to have immediately rectified the situation had we been aware of any problems or concerns. We have been successful in business far to long to have ignored something like this. Our strong ratings have demonstrated that we consistently deliver on quality and service. With regard to the change controls, let’s take a look at the bigger picture. We provided you with numerous extras at no charge (drawings and electrical layouts, pewter register cover, extra insulation, upgraded supplies and services just to name a few) which we are sure you are thankful for. We were also consistently browbeaten over the extra charges we did present. In addition, for the change controls you requested, you still refused to pay or took an exceptionally long time to pay. We gave you the benefit of our trade discounts for items you were completing yourself and took the time to coordinate, plan and negotiate for sub-trades you felt we did not deserve our mark up on. We also did not charge you for the relocation of the vanity to the proper position after Olympic kitchen (your “excellent” supplier) had installed it in the wrong location and for the pick up, loading and delivery, including a 1 ½ hour wait from York Fabrica (your “excellent” supplier) for the vanity top they felt they did not need to deliver for you themselves. The comment regarding the questioning of our methodology is also a unfair. You hired us based on our experience, expertise and ability to deliver on time and most importantly at a highly reasonable price. Having to stop production on a regular basis to answer inquires on our methodology was frankly not something we priced in our contract. So our apologies if we found this to become annoying and time wasting for our crew. We were always polite and did our very best to work around this and go the extra mile for you. We did not realize this type of understanding was going to be important for you when we negotiated the contract, otherwise we would have taken this into account in the price. Perhaps that is one of the key reasons why the other contractors were priced higher. We have no doubt Mr. Holmes would tell you that not only did you get a high end, good quality job, but you got a good deal on it as well. We would also challenge you to invite the Mike Holmes show to your home to view our workmanship and allow us the opportunity to answer any criticism of our work and finish quality. We are all firm believers in the construction bible that Mike Holmes preaches from. We encourage all of our new employees to watch his and other similar shows to further educate themselves on the real issues out there in the industry. We can all appreciate that we need to be careful with what we read or see on T.V., things are not always as they appear. We have also taken the time to prepare a summary of a few trades as recommended on The Mike Holmes show and their ratings as taken from the homestars.com site. In reviewing these statistics, please keep in mind our rating average is currently standing at 9.7.     A Second Story Porch

    The team at Oborne is great. They did a beautiful job on our porch, which was on the second story. We are very happy with the porch. The only reason I gave the company a four out of five instead of five is that some people might find him a bit expensive, but we feel his work is worth it.

    Drywall

    We engaged Oborne to drywall a bedroom. The job was a a little tricky in the sense that they had to put the drywall on top of brick. They then had to tape the edges and blend it into the joining wall. They did a great job. We were trying out Oborne to see if we would go ahead and use them for a larger job in the fall, renovating our basement. We are certainly considering using Oborne after this job.
