    Inspection

Brent spent almost 4 hours to inspect my newly bought house and went to the attic several times to figure out all the modification done on the prior owner on the heating ducts. He is professional and courteous and I should have written this review two 3 months ago but because of the moving I just do not have time. Sorry for the delay.

    Answer from pro:

Thank you for the feedback Jackson! It is much appreciated! People always ask me "how long" the inspection takes. Now, I can ballpark a time for you, but I always tell people, "it's until you understand the home". That's how long it takes. If it took me serveral times, so be it. I just did an inspection where the homeowner had a big home inspection company in an they took 1/2 hour. I said 1/2 hour? Plus, they charged much more than me! What a joke. Obviously the inspector doesn't really care about the job. At least that's my thought. Anyway, thanks again, and thank you for choosing Classic Home Inspections!

    Home Inspection

I didn't know what type of person to expect for a Home Inspection, but Brent had put me right at ease from the very beginning. He explained everything in an understandable way and was very knowledgeable regarding, location, build etc. I highly recommend Brent as a Home Inspector.

    Home Inspection

I have to admit, I was very skeptical at first to hire Brent from Classic Homes. I mean, how could any company receive perfect rating from so many reviews? As Brent pulled in to my drive way, we had a quick chat. Right from the start, Brent made me feel comfortable and at ease. His approach is simple. Inspect and disect this house just as if it was his own. He is very eagered to educate homeowners. His professionalism is close to none. It was money well spent for my wife and I. His rating speaks for itself. If you are looking for a home inspector, anyone will do but If you are looking for someone you could trust with peace of mind on your largest invsetment then Brent is your Man! On a Side note, I am still amazed at how Brent manages to pack ladders in his small car? Just amazing!

Thank you for the feedback Nhan!!! It is much appreciated! You know Nhan, I just came back from a inspection of a roof. Another home inspector told the potential buyers that the roof was "shot", and that it required replacment immediately. The current homebuyers called me in to take a look at it to verify this information. When I went up onto the roof, I had no idea where this other inspector was seeing. The roof was perfectly fine, and probably had another 8-10 years left on it, easy. When I came down I asked the current home owner (the one who wanted me to verify this) who the inspector was. He told me. I was floored. I would not have expected a inspector of this calibre to be telling people this just to knock down the price of a home. That's all he was doing. So the whole point of me telling this little story is maybe this it's a persons "conscience" that determines what type of an inspection you will get. I actually don't veiw myself as some kind of a "guru" or "know-it-all", but maybe I care a little more about my job than others do. When I am done a inspection, sometimes I have good things to say, and other times I don't. However, it is my honest opinion of the home that I think people want to hear at the end. PS, I carry a total of 60 feet in ladders in that trunk! Thanks again Nhan, and thank you for choosing Classic Home Inspections!

    Home Inspection

Brent was a pleasure to work with. He has a no nonsense customer centric approach that is rare these days. As a newer home owner he provided excellent advice on repairs, maintenance, and estimated costs. Brent was very patient with his explanations and detail oriented in his inspection. He spends the time to make sure that you have all the little questions answered and has a wealth of experience in everything around the home. I would definitely recommend his services to anyone, he is top notch! Next time we buy a home, we are calling Brent again for sure.

Thank you for the feedback BG in North York! A real gem! At least I thought so. I do try and educate people about the home. After all, you have to live there. I tell people, homes have personalities. You want to get to know it real well! The good and the bad. It's nice when people such as yourselves are enthusatic about the home. It makes my job easier. A lot easier. Thanks again, and thank you for choosing Classic Home Inspections !!!

    Home Inspection

After reading all the positive reviews, I contacted Classic Home Inspections, who quickly replied to all my queries before hiring. Brent made the day of the inspection a great learning experience for my girlfriend and I, both first-time homeowners. Brent was friendly, encouraged questions, and made sure everything was understood along the way. His expertise was evident in not only identifying potential problems, but offering practical and cost-efficient solutions. He avoided scare tactics and had a genuine interest in the integrity of the house. I would definitely recommend Classic Home Inspections to friends.

Thank you so much for the feedback Raymond !!! I'm glad that you were happy with the inspection. Raymond your second last sentence in the feedback, "didn't use scare tactics". Not so much home inspectors (although some will to make themselves look good), but contractors and renovators love to use scare tactics on people because it's so easy to do. Then they quote some ridulous price for repairs and then they seem like heros in the end, when really they were just ripping them off and taking advantage of a situation. It seems to me that paranoia is running rampent right now, and that there's a lot of money being made on fear. Can I downplay something, no, of course not. However, I do try and be as practical as possible. Sometimes you can get away with doing minor repairs without costing a ton! ...Thanks again Raymond, and thank you for choosing Classic Home Inspections!

    home inspection

My husband and I am very pleased to have Brent's service. He's very thorough and detailed in the whole process. We enjoy his friendly service. He went through the exterior, the interior, and spent effort in identifying the possible causes of the problems in the house.

Thank you for the feedback Wen!!! As well, the kind words. Honestly Wen, I wounldn't have left the property until you were completely satisfied with understanding every square inch of the property. Many home inspectors just point to an issue and say deal with it. I perfer not to so much troubleshoot, but to see what may be causing the problem and offers some advice if I can. Remember, contractors are going to tell you something competely different. Why, they ususally have something to sell. I don't. In many cases it is a simple fix. No, not every case, but in many cases. Hey, you've got nothing to lose by trying the cheaper alternative if there is one. Thanks again Wen for the review and thank you for choosing Classic Home Inspections!

I was so happy that Brent was recommended to me by my agent. He did a very thorough job and took the time to explain everything to a first time owner like myself. Brent even saved my friends and I after locking ourselves on the top floor with the baby gate. Thank you for saving us! :) Thanks again Brent! I will definitely recommend him to anyone and everyone!

    Answer from pro:

Ha ! Thank you for the feedback Joanna !!! I really appreciate it!!! Well I'm sure the three maidens in distress were hoping for prince charming to show up and save you, instead you got a home inspector with torn bib overalls showing up! Hey, I did get you out ;-) Those little kiddie gates can be tricky sometimes. I'm glad you were happy with the inspection. Please if you ever have questions or concerns about the home always please feel free to contact me...Thanks again, and thank you for choosing Classic Home Inspections!

New House Inspection + Fill out 30 day warranty form

I had Brent do the inspection and also help me fill out the 30 day warranty form for the new house I purchased in Milton. Brent inspected interior and exterior thoroughly. He told me defects on places that I didn't even know to check. Most important, Brent is extremely patient and explains everything using the terms and language that me and my husband can understand. With the house still under warranty plus Brent's help, I can now make sure my house will be in a much better shape after all the defects are fixed by the builder. I would recommend Brent to anyone, especially those who purchased a new house because new houses, in my opinion, should be inspected so that problems can be fixed within a year while there's a warranty.

Thank you for the feedback Helen!!! Ahhh Milton. The town that grew overnight! Gosh, I remember when that was a one horse town, now, look at it. It's all you can do to see the escarpment. Many people will ask me if I do many new houses. Do know that 40% of my business is new homes? Says something. I was the first to admit, why on earth would someone need to hire a home inspector for a new home, it wound't make sense! However, it seems to me many, and I mean many, new homes seem to have many issues/ problems. In Milton, you really got to watch the workmanship of things. Very questionable sometimes. Nonetheless, hopefully you will have a positive with your homebuilder and have most of those issues addressed. Thanks again for the review and thank you for choosing Classic Home Inspections!

    Home Inspection

We purchased a new house in 2007 and we did not hire an home inspector. We sold it in 2008 and the buyer did not have any problem when the house was inspected. Hence, when we moved into our current new home in April 2009, we did not see a need to have a home inspection. In our minds, home inspections are only needed for resale houses and we have the 1 year Tarion warranty should things go wrong. Boy... were we ever wrong!! It started with minor problems with the house - the usual "superficial" problems.. dents, paint job, etc. etc... but as time went on, we found more serious problems (patio door did not have caulking, water leaking to the basement). At this point, we decided we needed to have a home inspection so we can ask the builder to fix all the problems (who know what else..) before the 1 yr Tarion warranty. We are so glad we called Brent. He was very pleasant right from the first time we talked on the phone. He came to our house right on time and started the inspection right away. We had many many questions, not only about the problems, but possible solutions, and he was very patient on answering every single question in words that we understood. I think it took him almost 4 hours to complete the inspection. We are now a lot more confident when we talk to the builder requesting to fix the problems as we understand our home better. Thanks Brent for the service! We will never buy another home (resale or new) without having YOU inspecting it. We will definitely recommend you to all our friends and families.

Thank you for the feedback R & D in Oakville!!! I really appreciate the feedback! You know, new homes are a funny thing, many have very minimal issues and others can have, wow, a ton of things. I understand nothing can be perfect, however how many brand new homes have I done where there is a soaking wet basement! Many times the homebuilder will tell them it's "normal" to have moisture in the basement. Well, they're right, it is, but not insulation saturated in water or a 10 x 10 pond in the basement. I would be curious as to what the homebuilder will tell you when you point out the area of roof they forgot to shingle! That's just sloppy, nothing else. Anyway, I'm sure it will all be remedied and you will be happy in your new home. Thanks again, and thank you for choosing Classic Home Inspections!

    Home Inspection

Brent provided a true 1st class service – he was professional, knowledgeable, thorough, friendly and really took his time to check every individual detail of the home and explain his findings as he went. The seller, who did the renovation work on the home himself, was present throughout but that didn’t put off Brent from clearly stating anything and everything that wasn’t upto the highest possible standard. To top it off he was also cheaper than other quotes I received. I will certainly be recommending his services to friends.

Thank you for the feedback Tony! Awwww ...The Beach! One of my favorite areas of Toronto! There are a couple of areas in Toronto that can put a home inspector to test. The Beach happens to be one of them. Those houses can throw everything at you. In so many cases, renovation after renovation. The house can just take a beating! Sometimes, I will even have to pause for a minute thinking, okay, why on earth did this person do that? Fortunetely, there was none of that going on with your home. That was a job done right! (well, for the most part). Plus, the owner seemed very interested in my inspection. I did also point out the nice added touches! Thank you so much again Tony, and please always feel free to contact me if you ever have questions after you've settled in. Thank you for choosing Classic Home Inspections!
