Hey Shelley !!! Thank you for the feedback! I'm glad that you were happy with the inspection. Wasn't that a gem?! I always want the perspective buyer to fully understand the home. Every square inch of it. Going through the home, we did find some issues that will require addressing (ie: the electrical), but for the most part I think you should be quite happy with your purchase. Wow! Thank you for the feedback Sara. After reading that review I can only humbly sit here and say "Thank You". I truly try my best. I like to be as thorough as possible. It's funny; yesterday someone called just wanting me to simply do a "real quick walk through". That they would give me a small fee and "just check a couple of things". Nope. I wouldn't do it. Do people really think that there is only "a couple of things to check out" regarding a home? It may have been a "quick buck" for me to go make, but it's just a waste of money in the end. People such as yourself, should get a feel for the home. Understand it completely. We did go through every inch of the property! Now, you and your husband (say hi for me) understand the home. Thank you for the feedback Raymond!!! I'm glad that you and your parents were happy with the inspection. I have said this over and over throughout my responses. New homes are funny ... 50% of them have minimal and the other 50% seem to be a headache for the new home owners. Quite frankly some of them are even a headache to inspect! Fortunately for your parents, although there were some issues, it did not fall into the last category (even though I produced that large list!) I think your parents can enjoy their dream home. Thank you so much for the feedback Tim! I read your opening sentence and it brought a smile to my face. Tim I truly try my hardest. I would never leave a property if a person wasn't clear with everything regarding the home. I want them to understand the home, not just tell people a bunch of defects. There's a lot more to a home than just "defects". When I look at my 68 perfect 10 reviews left by people who have hired me, I feel very humbled. It's nice to know that people are happy. It TRUELY means a lot to me! You hired me, and it's you that tells me if I'm doing a good job or not. I can only look at my reviews and I still want to improve. Thank you for the feedback Iain!!! Congratulations to the both of you! What a gem that was, especially for a first time home. You know Iain, I absolutely love inspecting homes. I could talk about houses all day. Aside from that, I feel that when a person hires me to look at a home, that they would want me to be as thorough as possible. I know that I would. I have said it in previous responses and I will say it here, a home inspector should be working with your best interests. Not worrying about rushing off to other home inspections to see how much money they can make in one day. Some inspectors will brag that they do three and four a day. Understand one thing; good inspectors don't do three or four in a day. They do a good thorough inspection so you understand everything, both major and minor. Thank you for the feedback Mike! Mike, new homes are interesting, you would think that they are easy to do. NOT TRUE! They actually take longer to inspect than 150 year old homes. I am actually impressed with the new homebuilders in Markham. I can honestly say, to me anyways, and I don't care who the builder is, that I have a very positive opinion of them as opposed to other areas of the GTA. To me, Markham and Richmond Hill seem to have more minor things. Yet there are other areas of the GTA where they just simply did a rush job. It shows! Hopefully the entire process will be a positive experience for you and your wife. I am glad that you were happy with the inspection. Always please feel free to contact me. However, wasn't it interesting how simple little things could potentially cause a complete disaster! That's what a home inspection should be about, not just defects, but also showing you what could happen if not addressed. After I showed you the potential problem, I think you both saw what a mess you would have in the basement. All from that simple problem with the neighbors’ garage roof. I'm glad you enjoyed the home inspection. I tell everyone the same; you want to understand the home in its entirety. I'm also glad you came across the homestars website. Wow ... Positive feedback and homemade Pizza! You're too kind! It's interesting what new home builders will try and get away with. Your home builder I personally felt did a pretty good job. (I know you find that hard to believe) However, believe it or not, I have seen much worse than what your builder is to get away with. Some of the things you told me that your home building told you were actually quite humorous. I've heard some pretty good excuses from some home builders, but not those. It's funny, there are some really good home builders out there who truly aim to please, and others that just can't wait to get the job done and be gone to the next site. They don't realize how thorough it is going to be. Like I've mentioned in previous responses, I try to get you to understand the home completely. I have no interest in just showing people the negative things or defects of the home. Plus there's more to a home than most people think. I want people to understand everything.
