    Home Inspection

    Extremely pleased with our home inspection. They were incredibly thorough and shared a lot of knowledge throughout the process. They left us with a very detailed report that allowed us to make decisions on what needs to be repaired and how soon. Even our Realtor commented, that this was one of the most thorough home inspections she has ever witnessed.

    Home Inspection

    Steve did a fantastic job in conducting a thorough home inspection of a 50 year old house we were in the process of purchasing. He identified several potentially costly issues in the house and we were able to bring in a contractor to understand the cost of the repairs prior to finalizing the deal. The infrared thermal imaging, a standard service of AA Elite Home Inspection, was instrumental in identifying two active leaks in the house. The report provided was thorough and provided in a timely manner. Steve was also great in answering all our questions including follow up questions after completion of the inspection.

    PDI Inspection

    We took AA Elite Home Inspection for the PDI of brand new house and it was total disappointment. First of all I booked John but a few days before found that John in vacation and someone else (Steve) will perform the PDI and I already did not have time to re-book with other company. The guy who did the PDI was very nice but spoke a lot on the mobile phone during the PDI. We were really relying on the inspection since we are first time buyers and do not have any idea about construction, as result we found that it was total waste of the money. After we took possession was found that air conditioner is not working at all, the builder contractor that came to fix said that the wiring in the controller was connected incorrectly and Air cond never worked. We also found that we do not have air flow almost at all on the second floor, the first floor OK and second does not have. This still pending fix from the builder (for now in the hot days the second flood is extremely hot). I think such major issues have to be discovered by Inspector, we noticed that immediately once tried open air conditioner (ok, it was not working at all), and once fixed the air flow issue was obvious. We asked multiple times if house have any major issues since we have put it in PDI list and were insured that the house just perfect and no issues except some small defects.

    Answer from pro:

    In response to the PDI review rated at 2, there are no perfect homes, every home has flaws and deficiencies. If a client were to ask "what would you rate this home from 1-10" we would give a verbal in response. I have never given any home higher than 8.5 rating, this was the rating I gave your home. During all PDI's that we have been at there have always been various trades working in the homes, going in and out, turning things on and off and finishing up on last minute jobs before the client takes over the home. At this particular home inspection we tested the furnace to make sure the heating system worked and also we ran the AC unit for the duration of the inspection. As noted in the report the AC has a LOW probability of failure, but we also recommended having an HVAC technician evaluate the two units, this was to encourage you to get the equipment onto a service plan. This was also discussed with the builders inspector. It is very easy for other trades to disconnect wires, turn breakers off in the home for them to complete there job. This was discovered as we inspected the second floor and we had no power in various bedrooms. The building inspector turned them back on as per my request. Once we finish our inspection, it does not mean the trades persons are finished also. We must ask you, have taken care of your potential water leak / damage hidden in your kitchen ceiling directly below your master bathroom, as noted in the report we provided infrared images of the area. We back up all our infrared scans that show water leaks with a moisture meter, this is considered a serious problem. My partner John had a family emergency, and is why I inspected the property. And yes I was talking on my cell phone for a 3 min call with a potential client, but maybe you did not understand that I also use my phone for report writing which I was using for the entire time. We just ask that you reconsider your review rating of 2 and change it to reflect the true service that we provided

    Home Inspection

    Steve came by and did a home inspection for us on a house we were considering buying (the house was about 30 years old). I found him to be very thorough. He took a full 3.5 hours. He went room by room and checked EVERY cupboard, ran EVERY tap, checked all ceilings and floors, and did complete sweep of the interior and the exterior. He also then did a complete sweep with the infrared gun to test if any of the water he had run had accumulated. Very thorough. After this he took all the pictures he had used to document and walked me through them explaining what to watch out for and what could be a real problem. He was also very quick to get us a report, he issued a full document to me the next day (which helps when you have closing conditions to meet). I found him to be very helpful, punctual, and thorough, everything you want in a home inspection! Phil

    Home Inspection

    We recent had John over for an inspection. He was quick and responsive to our inquiry to setup a date a time. On the date of inspection, John was punctual with his arrival. A very friendly and knowledgeable individual, John preformed a thorough and informative inspection. We asked plenty of questions and John was always able to provide a quality answer, offering suggestions and guidelines to deal with each situation. The involvement of the homeowners made it a great learning experience. Great job John! The report arrived in a matter of days in a well put together electronic format with detailed pictures and descriptions. We are very happy with the service that we received from AA Elite Home Inspection and would not hesitate to recommend John and his team to friends and family. Thanks again, Mike

    Advice on a basement issue

    We were really happy with the home inspection John did for our home in Milton, so when we had concerns with a property we own in Ottawa, we knew we wanted John's advice. He called me back right away and not only answered my questions regarding efflorescence in our basement and potential causes, but he also made excellent recommendations as to the best possible solutions. His advice was invaluable as now we are able to confidently move forward in the repair and sale of our home. Thanks John!!!

    Home Inspection

    After reviewing AA Elites website I really liked what I saw. I wanted the inspection to be done in a thorough way. I also required infrared thermal scanning in order to find any potential water leakage and damage hidden behind the walls. I then booked a home inspection. That was definitely the right choice. Steve arrived on time, performed the inspection as I wanted, over 3 hours of a very meticulous method. I joined Steve for the entire inspection and he explained me every step. He shared a lot of very useful information about my house and provided some great tips for the maintenance of my home. Steve explained the results of the inspection right away and the report came by email the very next day. The report itself was a PDF file, very easy to understand and use. It included pictures of all the areas that require my attention and repair as well as recommendations on how to do these repairs. The infrared camera is such an amazing tool. I definitely recommend AA Elite Home Inspection! Steve, thank you very much!

    Pre Offer Inspection

    Recently we put an offer on our new house, conditional on home inspection. I wanted the inspection to be done in the most meticulous way. My other requirement was an infrared thermal scanning in order to find a potential water leak/damage hidden behind the walls. After few days of searching on-line and reading reviews I decided to go with AA Elite Home Inspection. That was definitely a right choice. Steve arrived on time, performed the inspection in the very meticulous way (over 3 hours). I joined Steve for the entire inspection and he explained me every step of it, shared a lot of very useful information about my new house and provided some great tips for the future home maintenance. Steve ran a cold water in every tap of the house for more than an hour in order to get potentially dripping water accumulated behind the walls and then he went with an infrared scanner around the whole house. Fortunately my house has no leaks! Steve explained me the results of the inspection right away and the report came by email next day. The report itself is a clickable PDF doc, very easy to navigate and understand, with pictures of all areas that require my attention/repair and recommendations on how to do these repairs.     Home Inspection before Purchase

    I wanted to take this opportunity and provide my review and gratitude to John for helping us with the inspection process and report. John was extremely responsive, he committed to a 3 hour inspection of a property we were going to puchase (>$1M) but ended up spending over 4 hours. The quality of the work was exceptional, and extremely detailed. He produced a 114 page report for us with evidence of things to be repaired, which helped us negotiate with the seller/builder and gain agreement on the defect fixing prior to signing off the condition. He was quick in turning around the report in 24 hours. I would highly recommend John to anyone and he is welcome to use my number if anyone requires a reference. John., Thank You!
