Rocco Schipano is an extremely bright, experienced and competent Architectural Technologist capable of addressing and completing a wide range of conceptual design and administrative services. I have been a lawyer for over 30 years and a small developer for over 25 years and finding Rocco was a refreshing experience as he is focused on identifying what needs to be done, and then following through to expeditious completion at a very reasonable price. He was able to walk into a rough retail space, prepare excellent drawings and secure permits without any glitches. He also made himself available for follow-up support. He has a very pleasant demeanor, a sharp wit, and delivers as he promises. I look forward to using his services for the renovation of our cottage and other bigger commercial jobs and recommend him highly and without hesitation.

I had an architect that was doing drawings for me and he quit with the job unfinished. Some of the drawings had already been submitted to the city and approved. Others were pending and there were changes to be made...I was in a really bad situation. Rocco redid the entire job and fixed all of my problems....I was really grateful! Not only did he re-do the drawings, but he got me my permits in a timely manner and it's going to cost me less money to renovate now because of the updated drawings. THANK YOU ROCCO!!!!!!

I called Rocco based on his perfect HomeStars rating. Just from talking to him on the phone I could immediately tell he was very knowledgeable when it comes to building permits, etc. I was adding a second unit (in the basement) to my existing single family dwelling. We met at the house so he could take measurements – he answered all my questions and concerns and was full of good tips as we walked through the house. We met again a twice at the office to finalize the drawings. After submitting to the city, we received the permits in no time! Even after the fact, whenever I had questions for Rocco or Morteza, they were both easily reachable via text, e-mail and phone and answered all my questions. They were fast, effective and their price was excellent! It’s always a pleasure dealing with professionals who know their trade inside and out! I would hire Rocco again in a heartbeat!

I found Rocco on Home Stars. He responded within a couple of hours of my message. Due to an ongoing situation with an unscrupulous contractor, I was left in an incredible mess. I was wanting to build a Basement apartment and required the Drawings, Permits and other advice & help. Rocco was a wonderful breath of fresh air in an industry that has many sad stories. We set an appointment to meet. When he arrived I found him to be extremely knowledgeable with all aspects, bylaws, methods of construction. He was a wealth of information and had many creative ideas, suggestions to solve my messy situation, within my budget. What really impressed me was his heart. He could see my terrible situation (I am disabled) and set out to help me resolve it. He strives for perfection and makes sure the client is fully satisfied & follows up with the client. The old fashioned code of Honesty, true caring, Service and excellent quality of work. Qualities that in today's world are desperately lacking. He was always available to answer questions or concerns, responded very quickly and cc'd me on all dealings to keep me updated on every move. He further advised me re issues on the actual construction and made suggestions and recommendations to help. He had the drawings, Permits and all relevant paperwork done within 2 weeks. He is further helping me continue with this project with advise & ideas. Excellent job done, service with the extra miles. Rocco is an honest, gentle, kind, caring man a rare find in today's harsh world and industry. I would highly recommend Rocco to anyone who is needing this type of service. Rocco help us get all the permits and approval required to move some structural walls, remove some non structural walls and open up some entry doors into various rooms as well as plumbing permits needed to add double sinks to my washroom vanities and move plunking pipes. Rocco made the process very painless as he guided us through every step of the process - from the initial consultation where he measured the house to the pre design stage where we were able to make changes and onto the final approval and permitting process. Rocco called me from Miami while on vacation and was able to make some edits and have them updates with the city. Rocco created drawings for structural repairs of beams in our old house. He is quick, answers messages promptly, and listens. He helped us get what we needed for what was a quite scary project for me.

We had Rocco create design plans for the interior of our Bloor West Village home, and then apply for building permits. He is a smart and good-natured person, with whom we enjoyed working. After reading the reviews on Homestars, I contacted Rocco with the intent to put a second level on our bungalow. After careful consideration we decided to simply bump out two walls instead. Rocco was very easy to work with, and quickly put together the drawings and permit application and submitted the documents to the city. With the unforeseen hold up from the conservation authority Rocco was supportive and kept us up to date doing all that could be done to move the process along. With a couple of drawing adjustments as requested by the planning department, the permit was issued and I am now looking for a contractor for the renovation planned for March/April next year.
