    Roof Inspection

In May 2014 we contacted your co. for an inspection of our roof. We had a new roof installed 11 months prior and had found some problems and the roofers refused to do the repairs. I thought getting a inspection report would help to get the warranty work done. On May 28 2014 Mr. Mark Diplock did his inspection and I forwarded it to the roofing co. who refused to honour the warranty. After 14 months we had another roofing co. re-roof our home and they found major problems that were not visible for the inspection (Plywood sheeting, underlay etc. that were missing and that we had contracted and paid for.) resulting in our filing a case with small claims court. Mr. Diplock was summoned by the defense ( we did not want him to have to come all the way to Kitchener just to testify for 15 min.) His testimony actually helped our case resulting in winning our judgement against the first roofing co. this past week. Thank you for supplying us with such an excellent report and we would recommend your services to anyone who may be in need of a home inspection in the future. Ron & Kathy Wheeler

    Inspection

I had an issue at my home because of flooding from the unit above me. The building management and above condo was not willing to fix the damage at first. The job that was done was not great work. So I called for an inspection and Andrew Dixon with Mike Holmes Inspection gave me a very complete understanding of the repair issues that were not dealt with properly. It was reassuring to speak to Andrew. I now know what I need to do to address the incomplete work that was done. Thank you Andrew and Mike Holmes Inspections.

    Home Inspection

At first glance there seem to be much more serious repairs than anticipated when we were going through the house together. We will have to evaluate the cost of all these repairs before finalizing the offer. Thank you once again for your thorough report and inspection, despite the "not so perfect" conditions.

Inspection of 50 yr. old home

Double the cost of a normal inspector. Not worth the extra money. I bought an older house and wanted a thorough inspection due to the age of the home. I didn't want any surprises but I sure got them as soon as I moved in. The inspector was very nice and seemed knowledgeable. But I was fooled by niceness and the Mike Holmes name. The inspector missed some very basic things like a broken toilet, leaking windows and inoperable gas fireplace. I was depending on his expertise. I feel ripped off and am very disappointed. I paid more expecting that these inspectors worked for Mike Holmes and had been trained to his apparent standards as seen on TV. Not so. These are just inspectors working for other companies who use the Mike Holmes name for a fee which is passed on to you. They do give you a nice looking report with photos but it is worth nothing if they miss basic things that any inspector should be able to find. I was fooled by the Mike Holmes name. I will never use them again. The inspector's mistakes cost me thousands. The contract you sign is iron-clad and there is no recourse if they do a poor job. Would love for the real Mike Holmes to see my house for himself.

    Service

We hired this company when we bought a new house in Feb 2013. We were fans of Mike Holmes and believed that an inspection company with his name attached to it would have the same level of detail. How wrong he were. Our inspector flat out missed several glaring code violations in the furnace room. After we purchased the house and had some work done in this room there were issues so bad we were red tagged and had to get fixed immediately. Although none of these issues would have prevented us purchasing our house we would have tried to negotiate more on price. So not only did we pay a premium for the Holmes name, we also likely lost money on our deal.

    Home inspection

I hired them to do a home inspection on a house that I was about to buy. Thank God I called the pros in. They found numerous foundation problems and things hidden like windows covered up behind drywall. My special thanks to Ashley.

    home inspectin

I had a pre-purchase home inspection with Mike holmes inspection. The inspector was professional and thorough. I paid extra for the Thermography so that they can "see" behind walls to detect things like water leaks etc. The inspector detected one invisible spot in the ceiling above my kitchen that could possibly indicate water leaking from the 2nd floor bathroom. He also indicated that the bath tub tiling needed to be replaced immediately as he felt that there may be water penetration. The inspection report indicated how to fix the things that were indicated in the report and gave an estimation of the time line that was recommended (immediately etc). I have now lived in the house for 2.5 years and I feel that all of their recommendations were justified. I did replace the bathtub 1 yr after moving in and there was indeed a small amount of water penetration as had been suggested by the thermography scan. I feel that it was an excellent home inspection and I would use this company again. They are more expensive but they are worth it

Inspection on a 25+ year old home

We booked my pre-purchase home inspection with Mike Holme's Inspections because we really fell in love with a home and area we wanted to move in and stay at for years to come. They were prompt in calling me back to provide a quote and were courteous. I booked their high end inspection since it was an older home and boy are we glad we did. Vahn was friendly, courteous, and explained everything along the way. The inspection itself took about 3 1/2 hours and was extremely thorough. There were several problems that we would not have known to look out for. They gave us a 75 page report within 24 hours with their reviews along with a list of recommendations to things to get done in the future as well as recommendations of things to get done before the sale went through. Pay the extra $$ and use them if you're purchasing a forever home...it's so worth it!
