Called Holmes Inspections due to a musty odor in our house. It has been there for years. Inspector came, nice guy. Did not smell the odor and as I had been in the house for a while I did not really smell it. Usually only when you come in from outside. He indicated he was a smoker and his sense of smell might not be acute as it once was. Anyway had the home inspected, mold tests negative but no closer to identifying where the smell is coming from. Disappointing and a lot of money. No follow up from the company.

My house is about 14 years old I purchased it about 1.5 years ago and have moved in for about a year. Since I don't know too much about building code plumbing, electric wiring etc. to play safe I get Mike Holmes to inspect it before I sign the sales and purchase agreement. In the past years I had discovered some very fundamental problems which should have been picked up by the inspection. There are a few things against the home building code which I think a professional home inspector should have noticed 1. There are some stairs that lead from the kitchen to the backyard and the hand rail has some steel bar in between but the width between each bar is too wide and it is dangerous as small kids can get their head stuck between. Luckily there was an order on it and my lawyer picked this up and we had the seller to rectify it before we made the final settlement. 2. The space between the front of the furnaces and the wall is not wide enough less than 2ftx2ft. (This is a requirement by the building code). The guy who came to change my boiler realized this and gave me an order to fix this in a month otherwise Enbridge can suspend my gas supply. It cost me a thousand dollar to turn the furnaces 180 degree. 3. In the living room the outlet for heat is blocked by the floor tile that the previous owner put for the flooring. 4. In the attic there was a spot that has leakage problem but was never mentioned in the inspection report. All in all very disappointed with the inspection.

Steve was our inspector and did a fantastic job from start to finish. We were very impressed with his knowledge and dedication to ensuring we understood the big picture of now and in future. Given that we bought a 50+ year old home you can imagine the issues you may stumble across... but he made sure we understood priority needs vs nice to have. Also, I am no builder or in trades by any means and he ensured he simplified things for me so that I could understand and chat with my husband regarding any issues. Steve you truly are great at your job and your customer service skills are definitely top knotch! Oh and the report was so detailed I have never seen anything like it.

I had two specific items requiring an inspection and knowledge of potential causes. I was impressed with Steve's knowledge and the approaches he took to determine the causes. I needed a progress, framing and structure inspection for my home build and Holmes provided a very comprehensive review. Many pictures and details. They measured many areas to look for warped floors and looked for LVL and beam issues. Very satisfied.

Arranged for a Healthy Home Assessment shortly after I took possession of my house. We were very happy with the inspector, Mr Dixon. He was just awesome he walked me through the entire inspection and made me feel comfortable with the purchase of our home. He was friendly, professional and very thorough while he was here. From start to finish with Anita accommodating my last minute request and the site inspector Steve Blahney who was extremely courteous and professional. He went out of his way to answer all my questions and found items in a new home construction that I would never have found. He also took to time to show and explain many of the home operating functions, this house had many being a high end custom built home. The report that followed was very thorough with photos and instructions how to further improve the home and instill a maintenance plan thereafter. He is a true extension of Mike H. and his brand of "Make it Right"....well done!!!
