    insulation etc

    John Oborne came to talk to me about making some upgrades to the insulation etc in our old house. I found him incredibly knowlegable and helpful. He suggested a number of things we could do ourselves at very little cost that would help improve the airflow. Where other companies just gave me quotes for some tyoe iof uinsulation work - often very high quotes- John took the time to analyze the situation and show me how to aproach it in a logical, sequential fahion so that I wasn't going to pay high prices for work that wasn't necssary. And we havn't even contracted with them to do any work yet! I am very impressed with this company. They really know what they are doing.

    Basement Renovation

    We hired Oborne to convert a basement apartment to a functional space for our growing family. John impressed us from the beginning with his ideas for the space such as removing the existing washroom rather than revamp it due to its small size and convert the existing kitchen into a washroom/laundry room combo. We were also provided with about 50 references which gave us a solid understanding of Oborne and the quality of their work before making our decision. When it came to the project itself John was very through in his breakdown of the work to be done, timelines and cost to ensure that we were all on the same page throughout the renovation process. We also appreciated the fact that we were provided with a project manager and foreman on site who ensured that the project when smoothly and answered any questions/issues that arose. All of the sub-contractors brought in were also very professional and courteous. You also always wonder what will happen once the work is complete. The other day we contacted John regarding an item a few months after the completion of the project and he was quick to respond to our call and help us determine a solution.

    plumbing leak and basement repair

    John and the Oborne team were very professional. John provided a team to deal with our urgent matter right away. The end product was on budget, on time, and the crew kept everything very clean and tidy. I would recommend John and the Oborne team to others and will use them again in the future

    Second Level Bedroom Addition Over Garage

    My wife, 3 kids and I found John and the entire Oborne crew and staff a delight to work with. They helped us live comfortably in our house during a very tough and challenging construction project. They provided honest and sound advice, attended to all of our needs, accomodated all of our changes and managed the sub-trades efficiently and did so in a very professional and courteous manner. John's crew were all highly trained and meticulous and did not waste time. They kept our property clean at the end of every day and made sure our construction did not impact our neighbours. This attention to detail was appreciated. Every member of his team who worked on our house made friends with all of our kids and we would not hesitate to hire them again for our next project.

    Overall renovation

    Great work overall, if the timing had gone according to plan we would have given you a 10 out of 10. Great team to work with and the overall renovation was done to revamp the house. Mike & Ana

Yes unfortunately in the construction industry time lines are challenging to keep, with unpredictable circumstances, unforeseen issues and extra requests project completion times are often pushed (except on TV of course) The goal of any good and smart contractor is always to complete a project as quickly as possible without compromising the quality of the work.

    Deck

    We recently hired Oborne Contracting to build out customer deck. From the start, they were able to provide us with superb services. They worked with our budget and they had many helpful suggestions and ideas to bring our ideas to life. They worked fast, and were very organized and on schedule. We are very happy with our new deck and will be using this company again.

    Back Deck

    Brian and his team built amazing, solid cedar 20x20 deck for me this year. The team work long days to comlete this deck in short order. They were excellent about clean up and small changes we made throughout the project. I would recommend them to anyone looking for any type of general contstruction. We will be calling when we are ready to finish the basement for sure!!

    Home Addition

    We found Oborne Contracting on Homestars while doing our research on contractors in the GTA to complete a 2 store back addition with full interior gut and renovation work to our existing Ajax home. After reading the companies glowing reviews on Homestars we were intrigued and visited the company web-site and were very impressed with the amount of informative content and project portfolios. Although we were required to wait almost 3 weeks just to meet with John the owner, for an initial consultation it was well worth it, as John spent the better part of 2-1/2 hours discussing our project, the construction process and his company with us. We were immediately impressed with his transparency of the challenges that home renovations come with. Not to be confused he assured us he was not trying to sell himself off the project rather he was forthcoming with the realities of renovations. Upon receiving Oborne Contracting’s estimate we were also provide all his credentials, awards, insurances, licensing and a list of over 50 references, Yes 50. It should be noted that we had received 3 other estimates and although not the cheapest (by far) the pricing was in line with what we were willing to spend on a reputable and proven contractor. A few months later we contracted John and his company to complete the work on our home, and the work commenced on the day booked. The process was relatively smooth with the obvious hiccups of dealing with an older home and the renovation process in general. The time lines laid out were very realistic however the changes required and additions we made certainly added to the overall time requirements, all of which john had prepared us for in our initial consultation. The Oborne Contracting crew was great and so polite. We were very happy to see the site was left clean and protected daily, however on one occasion we did have a weather issue casing a tarp to blow over onto our neighbor’s side and damage part of a fence. The issue was quickly fixed and our Project Manager apologized to the neighbor and even provided him a gift card for his trouble, WOW! very professional. The funniest part is that John did say we would want him finished and gone even before he started and we may even hate him during the process. This is partly true we did feel this way many times during the process, but worked to maintain a realistic view of the process. Our project was completed in a professional, high quality manor and we have zero regrets about hiring Oborne Contracting to work with and without hesitation would highly recommend him to others. Thank you to John and his entire staff for making our house into a home.

People tend to forget the information I tell them during the initial consultations prior to project commencement. It only makes sense that project changes or scope creep add time to the projects, redesigns and/or extra owner requests also compound existing work time lines. You guys kept cools head and saw the light at the end of the tunnel, a light that most refuse or want to see. Like you said your house is now a home that you can enjoy for years to come and one that will reward you when it is time to sell. Well-deserved for clients that understand.     Renovation project due to a flood

    I hired Oborne Contracting to do a renovation in my home due to a flood. My insurance covered most of the cost. I paid for work recommended by the contractor that the claim did not cover. Work was completed on time but there were many deficiencies. A backache prevented me from inspecting the work before making final payments. I came home to a mess. The main floor, where most of the work was done, was fine. My bathroom, bedrooms upstairs and basement were covered with debris and construction dust. I had to remind them twice to put up plastic barriers in front of the rooms upstairs but it was too late by the time they did so. The hallway floor upstairs was not well finished. It only got one coat of finish and does not look attractive.Two large contractor bags of debris and sheets of dry wall were left on my back lawn. I informed the project foreman of all this and he assured me that all would be taken care of. But after my final payment, I never saw anyone from Oborne Contracting again. I had to pay for the garbage on my lawn to be removed and by then, it had left a bald spot on the grass. There were other things, such as how the situation was handled when I was late in making payment due to back problems. Since my insurance covered the vast majority of the project and cheques were in the company's name, it could have been handled with more finesse. I cannot recommend this contractor in good conscience. I am editing my rating of this contractor based on his unprofessional response. It speaks more about him than it does about me. It is a personal attack, intended to discredit me and my review. I did not hear from Oborne about my deficiencies once he received final payments. But shortly after posting my review, he called me at home. Rather than ask how he could fix things, he threatened to contact my insurance and other insurance companies to warn them about my attempted fraud. That is a very serious accusation and untrue. My insurance sent two representatives to assess my damage before approving the claim. I immediately contacted my insurance adjuster to report what Oborne had said. It is documented in my file. I paid Oborne in full, including all change orders. His foreman assured me the deficiencies would be taken care of because he was aware of this. I was only late with the middle payment because I was in bed with back spasms. I have all records of this. I am not a sweet little old lady, or a used car salesman, or sheep disguised as wolf. I am a human being who deserves to be treated with respect and dignity. And John Oborne is no victim. I did not attack him or his workers. There are always deficiencies. I merely commented on the work left incomplete at end of project. Perhaps John thought of me as a wolf when I spoke up to represent myself. I don't think he would refer to a man as a wolf. He also makes light of pain. For anyone who lives with chronic pain, it is an insult. No one can know someone else's pain.I've had it for over a decade and it is well documented with my place of employment, doctors and specialists I deal with to manage it. There is no shortage of contractors out there. Oborne took my project because it was relatively small and payment was guaranteed by my insurance. My life was not crashing down on me. I had a flood and dealt with the outcome of that. My insurance paid for professional packers, movers & storage. The areas that were to be worked on were clear of all contents. No one had to climb over anything. Why would I have anything against Oborne or his workers? I was simply not satisfied with how my house was left at the end of the project. Oborne makes excuses for why he did not respond. It is very telling when a contractor blames the client. It is also telling that Oborne's response is 3 times longer than my original review. Rather than take care of the problems, he makes excuses. An easy way out that lacks integrity. It would have been so much better if he had called me to clear things up, instead of trying to discredit me and make threats. I stand by my review. I want to add a final line. It is important that customers feel safe to post an authentic review, without fear of name calling or retaliation by a contractor.

    So So Sad. When I first met Miriam and visited her at her home for an initial consultation for restoration work due to flooding, I was taken aback that I was unable to maneuver through the house to clearly assess the issues. In kind she is an avid collector of stuff. This kind meek lady asked me if I would be willing to take on a project that she said so many others would not. She also indicated that she did not trust the insurance companies restoration contractors and that because of my high ratings on and positive reviews on Homestars that I was the only one that she trusted. Like a good used car salesman tugging at my heart strings Miriam totally sold me on helping her through this difficult situation, describing how the world is crashing down around her and everyone was against her. But this seemingly nice elderly lady was everything but, she was in fact a “wolf in sheep’s clothing”. As the owner of Oborne Contracting I blame myself for letting this project even take place. From the onset I should have seen the “bad client signs”. When being prompted to commit insurance fraud and refusing, Miriam’s angry (the wolf) reaction to me was the first sign this may not end well. She unfortunately was required to cover the cost herself for the extra work she wanted above and beyond the insurance claim. The terms of the contract were that the owner was to remove all personal belongings from the work areas, upon commencement this was not completed and we were asked nicely (by the sheep) if we could complete the relocation of items and we did so at no extra cost. Due to Miriam’s compulsive behavior, the rest of the site (house) was incredibly challenging to protect. Like a scene out of Cirque Du Soleil, breakable items, furniture, clothing, nick-nacks, grocery bags full of “who the hell knows what” were precariously balanced and piled everywhere and as high as mountains throughout the house. We were terrified while trying to cover items that a land slide stuff would come crashing down on us. We truly did the best that we could to protect the site but the truth is the contents should have been removed. Unfortunately there is no real way to tell what dust was from our work and what was not as the contents were already very filthy, unhygienic and most likely just short of contaminated. I even paid my men more for working in such conditions. The work went well and I personally was happy with the quality plus we stayed within the time lines we set out, even after Miriam (the sheep) asked us to provide her extra services, which we obliged. As Miriam (the sheep) even states her review we had trouble getting paid. This project lasted 3 weeks and had 5 installments as per the (sheep) requested. The first two installments were very late (over a week) and the final installments (3,4,5) that piled up at the end because of the short length of the project were a real fight to obtain to say the least. The “backache” was the issue. In her own words in her review “ache” not “so sorry I’m in the hospital and no visitors aloud” back problem, just an “ache”. My men and I are very aware of back problems and it never stops us from doing what we have to do to complete our jobs and I assure you it’s a lot harder than writing a cheque, We gave Miriam (the wolf) every option to provide the draws and she refused every one of them till it suited her. Finally many weeks later we received the final contractual payments, however we never did receive the change order payment for other work requested. So when we’re being asked to remove the small amount of debris I did refus until we were paid in full, it was the only collateral we had. Now Oborne Contracting is out over $1000.00, she gets to write a negative review and walk the 2 garbage bags and a ½ sheet of drywall to the end of her driveway for garbage pickup. Client wins! It should also be noted that on several occasions I had to ask (the wolf) not to try and poach my employees to complete side work for cash behind my back. Miriam if you want to knock a point off for us leaving garbage behind, or a point off for us not successfully covering your contents or a point off for us not committing insurance fraud, go right ahead, but you know better and that one rating you gave us is because you want to hurt me my employees and my company for not doing what you want. Well guess what, we know there are people like you out there and Oborne Contracting is built out of bricks and no big bad wolf is going to blow our good reputation down. My client rating for you is 4 out of 10. I’ve had worse, you just hide it better Good luck to you,

    Waterproofing Basment

    We wanted to make sure that the basement was waterproofed before anything else, and we wanted to job done right, first time. I am so happy that we chose Oborne for the job! Very up front and honest, very, very approachable and easy to talk to. This goes for John AND the rest of his team. They came in, did the job, kept things clean and explained every step of the way what they were doing and why. The consultation before the job was very thorough, making sure that all considerations were taken into account. His price was broken down, so I could see exactly how much every thing cost, I was offered different people who I could call upon for reference, and the price was never changed or questioned. When the clean up happened, a team was hired to take away the debris, the truck dug up a section of our front lawn. I contacted Oborne and his team was around right away fixing it up and laying new sod to make sure it was left as neat and tidy as possible. Since the job has finished, Oborne has followed up after any major storm to make sure we have had no issues with water, to make sure that we are happy. Once again, I was very, very happy to have hired Oborne, I have absolutely no regrets, and wouldn't hesitate in recommending him and his team for any job.
