    Resale Home Inspection

Brents inspection process lasted about 4hrs and was well worth every minute and every penny. He was very thorough inside and out. I now feel I understand my future home from top to bottom, since he walked me through it with him explaining all I needed to know. Photos and the written report were outstanding, and all in sub zero weather. He even took a ladder up to the roof! Thanks Brent!

Thank you for the feedback Bernadette !!! I really appreciate you taking the time and leaving a review! I thought that was a gem of an East York home. My goal, or job, is to provide you a detailed inspection of the property. I want you to understand everything regarding that home. You had mentioned me going up a ladder and getting a look at the roof. Even though it was icy and somewhat snow covered, in the end you are looking for answers, not excuses. By doing this, I was able to determine that the first priority when you move in is to change the roof. I do send pictures (when possible) of the property because I think it helps people when they are going through the report. (thanks for submitting the pictures with the review !!!) I actaully don't mind inspecting in the sub-zero weather, but the ink in my pen freezes up! ...Thanks again Bernadette, I think you should both be quite happy with your purchase. Thank you for choosing Classic Home Inspections.

    Home Inspection

Brent was polite, professional and very thorough. He made every effort to inspect the home I was looking at, and he took the time to make sure that I understood and was comfortable with his observations and inspection. He went above and beyond what I expected him to do, and he also made himself available for questions after the home inspection was complete. He provided me with a detailed report that outlined every part of the home. Brent is excellent at what he does. I would recommend him to anyone and I will definitely use him again. Thanks Brent!

Thank you for the feedback Chris!!! It is very much appreciated!!! Chris, thank you for the kind words, but I'm going to thank you because when people such as yourself, show a keen interest in the property it makes not only my job easier, but it makes for a better home inspection. Your enthusiasm rubs off onto me and it's like' "together", "we" inspected the property. When people shadow me for every square inch of the home and ask questions along the way, and tell me “their” stories about homes along the way, I think to myself, "Good, they're actually interested about the home". It helps that you are obviously well versed with a home to begin with. However, it wouldn't have mattered to me if that wasn't the case. Anyway, I think you should be quite happy with your purchase. Thanks again Chris, and thank you for choosing Classic Home Inspections!

    Home inspection

Patient, polite, professional, and approachable. Just wanna thank you for everything, you did a great job, and we were so happy that the house was nearly problem free. we will definitely recommend to anyone.

Thank you so much for the feedback JJ !!! As well, thank you for the kind words. It makes it so much more comforting for me at the end of an inspection when there is minimal to report. ESPICALLY to first time home buyers like yourself. ESPICALLY when it is still a relatively new home. Most first time home buyers are under the impression that since it's a new home there wouldn't really be any problems. How could there be, it's a new home? When I first got into home inspection many years ago, I thought the same. Well, let's just say since then, some of my best examples of inspecting things that were done wrong, unfortunately are in the new homes. I think you should be quite happy with your purchase JJ …thank you for choosing Classic Home Inspections !

    Home inspection

Brent was very thorough, professional and detailed with our inspection back in November. The inspection report package is layed out very clear and simple to reference back. He is prompt with responding back to any of our questions afterwards and provides simple solutions for the everyday "not quite handy- savvy" home owner ( like myself! ) Thanks again Brent and definately highly recommended

Thank you so much for the feedback Evan !!! I really appreciate when people take the time to let me know how I've done. I truely try to get back to people with the answer that their looking for asap. In many cases, I can just answer the questions right off the top of my head. However, when people are contacting me (which I always encourage) 2-3 years after the inspection, it's putting my memory to the test and may have to refer to my inspection report. Don't worry if you're not "handy-savvy", at least you're willing to admit it and know your limitations. It's the ones who are handy with a wrench who fancy themselves to be electricians all-of-a-sudden, who can make it dangerous. They watch those 1/2 hour tv shows, get a little knowledge and figure they can add an addition onto their home in a weekend. It's a very, very common occurance that I'm sure most home inspectors see. Anyways, again thank you so much for the feedback and thank you for choosing Classic Home Inspections !

    First Home

Brent came out on short notice (more importantly he was on time)and provided a very detialed report. He took his time to go over things and didn't rush anything. He is a very detailed and I was very satisfied with his service.

    Answer from pro:

Thank you for the feedback Danny !!! It is very much appreciated. I tell people all the time and I have written it several times in the responses, a home inspector who is looking out for your best interests, one who is truly working for you, takes thier time and goes through the home with extreme detail. We all know the high costs to purchase a home, the repairs, and maintaining a home, and a home inspector should be taking that time to have people understand everything. I personally wouldn't leave the property until you did understand everything. Danny, here was a perfect example of roofers who just simply got lazy. Their laziness caused havoc in that attic space. Would a home inspector who is too concerned about rushing off to another inspection have picked that up? I would doubt it. A homeowner once told me that the pre-listing inspector was only an hour doing their home. (I was inspecting the home for the homebuyer), I told him, "I guess that's why he missed the electrical issues in your panel"! Needless to say, the homeowner was none to impressed...It was great meeting with you Danny and please always feel free to contact me if you ever have questions regarding the home. Thanks for choosing Classic Home Inspections !!!

    Home Inspection

We called Brent because of his high rating on Home Stars and all of the good reviews. The inspection was thorough, and Brent took the time to answer ALL of our "first-time home buyer" questions. He explained how our house worked, its good points, the aspects that would need work in the future, any code violations that should be addressed, and even threw in some historical lessons on vestigial features of the house(coal chute)! After we moved in, an electrician came by to do some work. He claimed that we only had 60 amp service, even though Brent confirmed the listing information of 100 amp. We emailed Brent to ask him about the electricals, and what he used to verify the service. He responded that same day, attached the photo of our electrical panel, provided an explanation of how he knew we had the upgraded service, and even called the electrician listed on our electrical panel to confirm the upgraded service. When we brought a second electrician in to quote our work, he confirmed that we did, in fact, have 100 amp service. We really appreciated the detailed home inspection, exceptionally quick email response, and the fact that Brent made the effort to call the electrician on our behalf. Thanks for the great service!

    Answer from pro:

Thank you for the feedback Holly and Nigel !!! Hmmm...where should I start on this one ? Well, let's start with the electrician who was having a slow week and wanted to make extra money off you. Isn't fear a wonderful marketing tool ? Misinforming you, causing you to panic, just to make a buck. Let me guess, did the electrician start off by saying something like " ...your home inspector doesn't know what he's talking about, I'm the electrician here" ! Obviously this person doesn't have a conscience. I am glad that you did contact me to confirm the issue. (please, always feel free to contact me !). I'm also glad that you found a good electrician who was there to help you. Do I feel that I was going the "extra mile" by calling the original electrician who installed the 100 AMP service to begin with ? , no, but thank you for the compliment. Again, thank you for the feedback and for choosing Classic Home Inspections!

    New Home Inspection

Brent performed a very thorough inspection of our new home and was friendly, punctual, and willing to take the time to explain all matters in detail to my fiance and I who were first time home buyers. In fact, Brent actually performed two inspections, the PDI and 30-day warranty and considers it as one service because of the notorious rush and lack of time in which homebuilders push you through the PDI process. He also emailed photos of all noteworthy items, provides a full written report, and has great customer follow-up. Highly recommended.

    Answer from pro:

Thank you for the feedback Keith !!! It is much appreciated! Inspecting new homes are interesting, one would think since it's new, why bother with a home inspection. Over the years I have inspected many a new home that seem to have minimal issues (such as yours, you know, aggravation type things). Yet others seem to have issues that I simply can't believe had been overlooked by the site supervisior. I've done PDI's where major structual components were missing and the homebuilders response simply was "we ran out of metal". I've opened electrial panel boxes where previous fires had been. No one bothered to reinspect it and report that it was safe or not safe to use. Heck, I've even gone into attics where no insulation was present yet people signed off stating that there was. Not only that, it gave the "R" values (a measurement for insulation). So, like you said, the PDI is a bit of a rush job and it's tricky to do a good thorough inspection. That's why I like to come back to do a proper inspetion. It was great meeting with the both of you and thanks again for choosing Classic Home Inspections !

    pre-purchase inspection

Brent was extremely thorough, knowledgable and helpful. Both my wife and I were able to follow him around and he was open to and answered any and all questions and concerns throughout the inspection. He photographed everything which was unexpected :) and walked us through the report beginning to end. Overall a great person to work with and would definatly recommend his services!

    Answer from pro:

Thank you for the feedback Graham and Many!!! It is much appreciated ! You know, I much prefer when the prospective home buyer does shadow me around the home. It makes it much easier for people to comprehend the home and it makes the job easier for me to explain things. I want people to understand everything, how things work, what the problem is, possible troubleshooting, and economic ways (when possible) of repairing things. I send pictures to benefit both you and me. It helps you remember the issues better, and it helps me remember the home better (hey, I can't remember every home!) if you were to call me in the future regarding the report or the home itself. Thanks again guys, and thank you for choosing Classic Home Inspections!

    resale home inspection

I just spoke to Brent, about 2 week after the inspection. Brent not only took his time to inspect the house thoroughly, he also provide good after-sale service. I gave him a call today as I just got a few things bother me about the home. He answered my called, checked his notes and called me back the same evening to address my concern. I know I am not going to lose sleep tonight ; ) He is definitely a joy to work with, and he respected all parties involved in the process. Good to have him to be a part to this life changing process . Thanks again Brent.

    Answer from pro:

Thank you for the feedback Rick ! As well, the kind words. Rick, I will get calls from people that I did inspections for several years ago. They may have come across a concern and just want more information or just a piece of mind. Just yesterday I received a call from a couple who I had done an inspection for 2 years ago. At the time of my inspection I had noted a concern with a valley on the roof. Well, it did leak not long ago and they called me asking for different methods of repair. I gave them very inexpensive alternatives (that would get them out of a quick jam), and also what I felt would be best for a long term solution. (the rest of the roof was newer and in great shape). They were just simply looking for alternatives as to changing the entire roof as this is what they were told to do by "roofers". Once again, with all the great roofing companies out there, certain companies were trying to take advantage of a situation. Thank you for the feedback Rick and yes, always please feel free to contact me !

    Home inspection

Brent was quick, professional, and very personable. He also offered to accept any follow up questions, and sent along pictures of the house free of charge. I would reccomend him to anyone.

    Answer from pro:

Thank you Tim for the feedback ! Interesting, when I first read the review and came across the word "quick", it stopped me. I don't like the word "quick" and "home inspection" in the same sentence. Then I remembered...ahhh...one of the house flippers who use my services has left feedback! Just to let the reader know, young entrepreneurs such as Tim here want to know what to expect when renovating. I can help with the guidelines of what it should cost. They're not so concerned with the finer details. Yes, I do email the pictures taken at the time of inspection. Take care, and thank you for choosing Classic Home Inspections!
