    Crack repair

I contacted John for an estimate on filling a gap where an old oil pipe used to come into the house, as well as some work on repairing a crack running down through the brickwork. John told me that it was probably something I could actually do myself. He gave me a very thorough description of all steps involved and recommended the necessary tools and materials. In all, he spent about 15 minutes teaching, guiding and encouraging... at no profit to himself whatsoever! I was very impressed with his honesty and his philosophy, that when you do good, it comes back to you. Kudos, John! I will definitely be giving you a call about some more serious work involving leaks under the front steps into the cold cellar when the budget allows!

    Chimney Re-Build

I contacted Dilullo to provide an estimate to re-build our brick chimney after reading reviews on Homestars, specifically, contractors which specialize in brick masonry. John responded quickly and did a good job with providing a detailed scope of work and cost estimate. It was a difficult job due to the steeply pitched roof on a three storey house with a 10 foot+ high chimney, limited side yard and 100-year old maple tree to contend with. His quote was reasonable given the difficulty of the work. We are pleased with the overall quality of workmanship, especially the brick work. His crew are hard working, showed up ready for work in the morning, and completed a bulk of the project within 3 days. John did a satisfactory job with communicating, giving us updates and kept us informed before, during and after the project. We close by to a school and John made sure the scaffold was protected from kids wanting to climb up. Our neighbours commented on how close the new chimney bricks matched the rest of the house and general appearance looks good. Some very minor negative comments: (1) The gas liner was found to be rotted out at the roofline (which explains why the bricks were cracking and spalling off) and needs to be replaced. To replace the gas liner you need to have a gas fitters licence. Some masonry companies have this in-house capability, however, Dilillo does not provide gas liner replacement services. This will require another contractor to mobilize, re-set-up a scaffold and/or ladders and install a new gas liner kit. Initial estimates are $750 for a new gas liner - the overall cost to the homeowner would likely have been less (since I would save on the mob/de-mob time and economies of scale) had I went with another chimney rebuild company but hindsight is 20/20 and I had no way of knowing the gas liner needed to be replaced. Because of the gas liner situation, the furnace stack is now left open with no protection from rain and birds. (2) There was a misunderstanding with one of the workers. The worker thought my wife gave him verbal instructions to install a new rain cap and bird shield whereas she was simply asking him a question. We were charged an extra $50 with no written sign-off for the extra and billed after it was installed. It was only $50 on a $3900 bill so it's minor in the gand scheme of things and we got a new rain cap. (3) After the crew had left, I found a few coffee cups and about a dozen 5-inch long screws in our yard. Pretty minor stuff but we do have a young infant and lots of dog walkers milling around.

    Brickwork and Tuckpointing

We hired Dilullo Restoration to replace some crumbling bricks and do some tuckpointing on the front pillars of our house. It was not easy to find someone who would take on this relatively small job, but they agreed to do it and they treated it like any other job - they were very professional, did a great job, and cleaned up after themselves when they left. John was very communicative and obviously took pride in the work that he and his crew did on our place -- all for a reasonable cost as well.

    concrete work

Dilullo repaired 2 basement window sills and some crumbling concrete under a door in a timely fashion. Although the job was small, John guaranteed it would be done with care and guaranteed the work. The price quoted was fair and the work was completed as promised. John even said he would come by at a later date to inspect the work and make sure I was satisfied.

Repair, Seal & Finish foundation at Basement Entrance

Dilullo Restoration hit all the important marks on this job. Despite the fact that it was a small job, they fit it in to their schedule, showed up when they said they would, did the job right, promptly and when they were finished the work site was spotless. Another fine point that you can count on is good communication (even just to reassure you that their target show up date is still on track !). John provides a full simple explaination of the work that will be done, and all options. In our first phone conversation John made it clear,... "Just so you understand, I only do jobs one way, the right way.". That was what I was looking for, and that is what I got. I highly recommend Dilullo Restoration.

    Basement waterproofing

We hired John to waterproof a portion of a basement wall. He gave a detailed explanation of what needed to be done and answered all our questions, prior to, during and after the job. He cares about doing a quality job, and we were happy with the end result and the experience of dealing with him. I felt his quotation was reasonable.

    Brick restoration, chimney pointing Cabbagetown

John has attended to several projects for Hunt Hill Management Inc., and he is always reliable, very very knowledgeable and takes total pride in his work. He willingly goes the extra mile every time and is congenial with neighbors while working on a project. Start time and completion times are very accurate. He likes to explain the problem, explain the remedy and estimates are precise. Great contractor and would not hesitate to refer him.
