I purchased a condo from this builder. be very careful and ensure you have a lawyer review the purchase of sale agreement. i was hit with $48,000 in extra charges that were hidden in the agreement. unprofessional. sleezy. must be having financial troubles.

Do not get fooled by their kind or honest words in presentation center. Because there is no honesty. You can say Vandyk stands for opposite of Honest. Let me explain my case: I have booked a unit in Uptowns, Brampton on September, 2017. It is July 2023; they have not even completed excavation. It seems this builder is in lot of financial trouble. They are having payment issues with contractors. As a result, contractors are not working on the site. It has been going on for years (I think, it is one of their many problems). For now, they provided tentative occupancy date for end of 2024 (When I signed the contract, tentative occupancy date was Dec 2020). By the time I write this review, it has been already 7 years from date of booking. But I do not think they would finish the project on the promised date. Also, I have been visiting the site for past 3 months. No workers and no progress. They dont have any plan to finish the project on time. I heard that they have been building backyard condos (another project from Vandyk) for ten years. Please do extensive research before purchase anything from this builder. They have been hiding under Covid related delays for past 3 years. But now everything is back to normal, they are kind of exposed and their problems are coming to light one by one.

Put a deposit down in 2017, delivery possibly in 2023, while delays with COVID was understandable but other builders that had the same issue delivered in 2020. I know because someone that went with a different builder and property and admittedly in a different area; but they moved in in April 2020. Vandyk has used the excuses of COVID for an 866 day delay. Almost 3 years of doing nothing while blaming issues on City council and COVID yet construction taking place everywhere else. Now dreading what will be eventually delivered 6 years later and the possibility of an outside delivery date in 2025 ( that would be 8 years) . The government needs to intervene on abuses of this nature or at least establish some regulations that holds developers like this to some type of responsibility towards their clients. This is incredibly a shove.

From walls not being attached to wood frame, electrical problems, plumbing problems, molded and rotting wood due to in proper shower installation, leaks from the kitchen to basement. Vandyk does not take pride in their work. They do not hire qualified professionals to do construction. All the towel racks and toilet racks fall off, Powder room vanity not secured due to failure to seal the sink to the wall. Windows and door frames have wind blowing through them. Wind blowing through the overflow of the tub. The WORST builder ever. They try to get out of fixing everything, always having to continually follow up for ANY repairs they are responsible for. This builder should not have a license to build homes!!

They don’t care about the residents Property management just tells you what they think you want to hear (we have had 5 property managers in 5months) Upper management won’t do anything Make sure you don’t live above or near a garage the door it is archaic with noise they don’t care I rented on the verge of buying but I won’t deal with this company again

We bought the house on Harpreet Circle, Etobicoke from Vandyk in 2013. We are requesting for the "Grading Deposit" for the last 4 years. In the past 8 months, we emailed and called multiple times to request for our grading deposit but didnt get any reply. I will never recommend this builder.

I bought my house in 2014. In etobicoke harpreet circle I suppose to get back my grading amount after 3 years .but its 6 over 6 years I didn't get nothing. I called and emailed them my times and I got one answer that I will look into it by nastily chan the controller of vandyk group of companies. I don't know whom to call?

I purchased a VanDyk property in Mississauga. I came on this site to read reviews of VanDyk and I am not surprised but the low ratings. I've heard far too many stories about the difficulty in dealing with this company, especially around paying workers and employee salaries. I hope they make big changes to their company before they are approved for more buildings.

Poor construction, poor customer service. Their handyman is worse than your worst general handyman and has no clue what he is doing. Very slow in replying to the numerous deficiencies (30). Many leaks in basement that kept appearing over 3 years...then they claimed they weren't under warranty anymore. Head office does not care when you lodge a complaint. You had to repeatedly remind them to fix your deficiencies. Horrible builder to deal with and we would not recommend them.

Scummy sleazebag builder. Never, Never, Never, buy from them. So many building issues I can't list them all. In the end we asked them to fix the jagged hardwood floating floor around our curved stairway and they said no because they could not find a rubber molding to cover it up the errors, instead of undercutting the shoerail that hides the floors edge. $80,000 in upgrades and they made us feel like they could care less. Now we are faced with getting it repaired by a third party and suing them.
