Terrible builder and doesn't stand behind there work

They look for the cheapest fix to a problem which ends up costing home owner more money. Quality of work is very poor. Plus they don't pay there trades so no reputable trade will work for them.

Price for changes are very unreasonable

I am very disappointed with the customer service provided for changes and upgrades. I asked for a different type of toilet (comfort height, I'm a senior). They quoted me $ 1,200.00 for a model that retails for a lesser price than their standard offering. I asked the why they're charging so much , they never replied to my request. Very poor customer service. Had I known that they would gouge their clients this way, I would have never bought from this builder. As it stands I'll have to purchase, and have installed, the same toilet they offer for a $ 1,200.00 charge (commonly listed for a much lower price) and dispose of the one they provide (listed for a higher price than the standard one they supply) . A terrible waste. I wouldn't recommend this builder to anyone.

I wish we hadn't picked this builder !

Horrible builder! The finishes on the home are horrible. Dealing with the company is horrible. Not to mention we were delayed almost 2 years. Extremely disappointing experience with the purchase of our first home.

    New home in Shelburne

So sorry and surprised to read the previous review from Anita on this builder. We are also buying pre-construction for the first time and our experience could not have been more different. There have been construction delays (we were told because of the very harsh winter of 2013/14), but that has been well communicated to us, as well as the exact date when construction began on our home. Our decor appointment was also extremely well handled. The advisor assigned to us was patient while we discussed and made our selections, she was very knowledgeable and what we appreciated most of all is that she did not try to up-sell us or talk us into getting things that we didn't need. She offered great perspective and a professional opinion when asked. I've even called back a few times for obscure information, like "what size will my driveway be in sq ft?" and have been responded to in less than a business day. We've been very satisfied with Vandyk, and have recommended several friends since making our purchase who have all had an experience similar to ours.

    Home Purchase in Shelburne

a bad experience personally. Poor planning and weather contributed to delays, which inconvienenced a lot of people. Never purchased new before so unsure what to expect, but did not feel valued in the process.

    Product

As a property purchaser in Park570 , I was very satisfied Van Dyk they made every effort to communicate with me the progress of the project. The condominium I purchased exceeded my expectations in quality of construction and curb appeal. Any issues I had were dealt with promptly by a courteous and professional staff particularly Kora and James.

    New townhome

Terrible workmanship and bad customer service. The houses look good comestically, but inside and around are a different story. First the design studio tries to scam you by asking for extras on work that's standard to them. Luckily I didn't pay the bogus extra fee but the home came built with the "extras" anyway. Used cheapest base layer of paint which absorbs markings with the slightest contact. CHEAP! Their lanscaping sucked, VD planted trees and sod on awful soil with screening underneath. All landscape died within two years even with mindful owner upkeep and maintenance. AC unit leaked two winters in a row. Come summertime, I had to pay for the heating company to come refill the unit with refrigerant. VD would not pay for this. Finally, three years after construction was completed. Shingles blew off the ROOF! Wasn't even heavy winds, just really bad workmanship. VD did nothing about it. This company shows no empathy to owner that purchased its building and made them rich. To top it all off. VD somehow won the complexes landscaping and winter maintenance contract. Common areas look unmaintained and the plowing of the snow couldn't be worse. They basically come too late and the whole street is full of packed snow that can be removed. Do not buy anything Van Dyk builds.

    New House

Two years but I actually aged 15. Dealing with this builder has been the WORSE experience of me life. They tried to seem helpful before we closed the deal, after that the wouldn’t even return phone calls or emails. The staff and in particular the their “design centre staff were ignorant I cannot understand how they can stay in business with such a disgusting customer service. They make hundreds of mistakes, including some major ones. The changes in the layout of the house that we agreed on were not made and the had to redo everything but it is just a terrible patch up job. Most of the windows were scratched, the tiling was uneven, the doors and windows were ordered reversed, the roofingdid not have the right amount of insulation and some ventilation were not even cut open, the concrete steps were not done properly and the had to be redone, washroom hardware was put wrong. It took months to start to try to fix them and the trades would come and go but the would make things worst instead of better. The Ontario home insurance was a lost cause too. It protects more the builder than it does the buyer I got tired of dealing with all the bullshit and I fixed everything by bringing in other tradesmen on my on expense. It cost me tens of thousands of dollars to fix the builders mistakes. Builders like him they should not be allowed to keep building. All the people and neighbors I know that won a vandyk home the all had major trouble. DO NOT BUY from this builder. PS Everything was done to the bare minimum even when it was done within the standards. All the trades kept complaining that how can they do a good job when they are not paid enough and when vandyk owns them many months of pay. NOTE: it would probably be easier and quicker if you built it on your own instead of leting the vadyk people screw you around

    Answer from pro:

    Built House

The house was put off for two years, and there were a lot of things not done. We have complained, and are still waiting. The response on repairing things is quite slow.
