    Renovation drawings insufficient

The March 11, 2010 review of RHI entitled 'Engineering work', written by Douglas in Toronto rings true. I chose Royal Home Improvements as the general contractor for my renovation based on their Renomark and NKBA certifications. As a starting point, I agreed to pay for a set of permit ready drawings and an engineer's specification for a beam to replace a load bearing wall. I'm ashamed to admit what I paid, especially considering that the drawings I was subsequently given weren't permit ready (as per the Etobicoke permit office). When asked for a quote on the entire renovation Paul N. named a (in my opinion) staggering sum without providing any details as to how the number was arrived at. Overall, I was left with the impression that his primary interest was making money rather than ensuring his client was satisfied. In hindsightI wish I had read RHI's HomeStars reviews before doing business with them. Their track record seems hit and miss. Avoid RHI!

    Answer from pro:

We maintain a full and complete record of all our clients (as any reputable business does), and review of that list from the last 3 years shows no matches for anyone named Frank, living in Etobicoke who purchased permit ready drawings and engineering services from us. Given this, we can't respond and question the authenticity of the post. Any time we sell "permit ready" drawings, we guarantee they will be sufficient to get a permit, and the accompanying engineer's stamp is ordinarily more than enough. Particularly amazed at the advice the poster offers to others as he/she (purportedly) never used us as their General Contractor either. Suspiciuous post from the cheap seats.

    Bathroom Renovation

I signed up with Royal Home Improvements thinking that they would complete the job quickly and satisfactorily. The project started in mid-November aend was not completed until almost the end of January. The original subcontractor was completely unreliable and when he did show up worked less than 1/2 days, most days. Eventually, another contractor was put on the job and he completed the job quickly and effeciently. He had some excellent ideas. The only problem I have with the work is that the shower floor was not sloped properly and as a result water does not drain completely from two areas of the shower. This will be a constant reminder of poor workmanship. Consequently, I would not recommend Royal Home Improvements

    Answer from pro:

Robert The original contractor was taken off the job because his mother was critically ill. We replaced him immediately and the renovation was completed quickly with no issues. We strive to maintain the highest quality workmanship, and customer satisfaction. That is why we encourage an open dialogue with all of our clients. At the end of every job a project manager inspects all work completed by Royal Home Improvements contractors. However, if issues arise after a product has been used for some time, we encourage our customers to contact us directly. To date we have not heard from you and therefore cannot assist in finding an appropriate solution. Please contact us so we can help. Sincerely, The Royal Home Improvements Team

The project consisted of repairing water damage to my kitchen ceiling, painting the ceiling and caulking my upstairs bathroom.

Although the ceiling repair was more difficult than anticipated, the contractor returned several times to ensure that his work was completed to everyone's satisfaction. During this time, there was never an issue with the contractor returning to touch-up his work. Royal Home Improvements took a genuine interest throughout the project in seeing that the work was completed to my satisfaction. I was impressed with the professionalism of Royal Home Improvements and their contractor. I have hired and recommended Royal Home Improvements in the past and will continue to do so. Ed

Bathroom and powder room floor tiling

The job was completed in a timely fashion and at a fair price. The workmanship was faultless, and I would have absolutely no hesitation in recommending this company. There has to be a good explanation for any of the negative experiences reported on this website; check with Paul!

Kitchen renovation, bathroom, doors & windows

We were skeptical on who to hire. A neighbour recommended Royal Home Improvements. We started with smaller projects, everything went fantastic and then we awarded them the kitchen renovation. The project from start to finish was done in less than 5 weeks. We had a hard tim trying to visualize the finished product, but with the assistance of Royal's team from start to finish was amazing with a fantastic result. Thank-you Royal Home Improvements, we now have our dream kitchen! We would not hesitate to reccommed Royal Home Improvements to anyone considering having renovations done to their home, in fact we already have!

    kitchen renovation

Royal Home Improvement designed our kitchen and family room and built a beautiful pantry from scratch. Actually gutted entire area - took about 2 months and the result was excellent. I am so pleased with our kitchen now and the service they gave. Only thing I would say bad is definitely get a cost upfront because there were a lot of extra costs as the project progressed.

Added addition to our home and updated a number of features

We went with Royal and are very happy with the work they did. They added an addition to our home and updated a number of features both inside and out. We were impressed with all the workers; from the planner to the last finish trim carpenters, and how flawlessly everything was handled. They were very professional, answered all our questions, and everything worked out very well, on time and budget. My husband and I both would use RHI again, and would also comfortably refer RHI to friends for their home improvement needs. - The Goodman’s

    Engineering work

When Royal was first contracted to do engineering work for an addition, we thought we would probably hire them to do the building as well. Well, we never got past the engineering stage. The person they sub-contracted to do the drawings was not a structural engineer. The drawings he provided, while stamped by an engineer, were so bad that they could not be used. We tried to get Royal to acknowledge and fix the problem, but they would not. We already paid about two thousand dollars for useless drawings.

    ensuite bathroom reno

Our renovation was the absolute worst contractor experience by far after decades of various homes and projects . Commitments were made and broken repeatedly. The original time promise of six weeks, actually took six months. We couldn't get a return call to our messages for a two month stretch. There was awful communication between the company and the sub-trades. The cabinetry workmanship is amateurish. I used the experience as inspiration for a presentation I made in my industry on "how not to do business".
