Hi and thank you for your review, as I explained to you, under the stairs was packed full of the home owners personal belongings, which was hiding the sump pump, we are not insured to move personal items in case something get broken. Home owners know when a home inspection is going to take place and really should have all areas assessable, they should be educated by there real estate agent. As I agree that giving a home owner tips is a good idea we have no contact details for the seller. So it is important that all realtors inform there clients what to do prior to our arrival.

Extremely courteous staff (Chris and Jon came to the house), explained what they were doing as they were going along (I happened to be home at the time of the inspection although I know I didn't need to be!) Inspection report that came back was detailed and easy to read/understand plus the photos are helpful too. My inspector, Carl, was so friendly and professional. He had come early and started the outdoor inspection before anyone else got there. He was very thorough in scrutinizing the home. Afterwards, he showed me photos and explained them. His report made it much easier for me at the bargaining table and helped me to prioritize the necessary repairs. I called him a day later with a question and he was very willing to answer as best he could.
