Is my roofer required to provide warranties or documentation?

Last year, I hired a roofer to redo my roof and install a skylight. He promised to send over the paperwork but it never showed up. Now, a year later, I'm trying to sell my house and my buyer wants those documents. The roofer is still dragging his feet on giving me the paperwork or any guarantees. All I have is his phone number. Is he supposed to provide this and do I have any rights to insist on it?

In most cases, homeowners should receive documentation for both the contractor's workmanship warranty and any applicable manufacturer warranties when a new roof is installed. This is especially important for major projects such as roof replacements and skylight installations, as these documents can be valuable when selling a home or if warranty service is ever needed.
Whether the contractor is legally required to provide the paperwork depends on what was included in your contract or proposal. If warranties or guarantees were promised as part of the agreement, you are certainly justified in requesting copies of those documents and any proof of registration if manufacturer warranties were involved.
If all you have is the contractor's phone number, continue making your requests in writing if possible by text or email so there is a record of your communication. You may also want to ask for copies of the invoice, product information, permit records if applicable, and details about the roofing materials and skylight that were installed.
Unfortunately, not all manufacturers automatically register warranties, and some products require the contractor to complete registration shortly after installation. An experienced roofing contractor may still be able to identify the materials used and advise whether any manufacturer coverage may still be in place.
This situation highlights the importance of receiving all warranty documents, invoices, and installation records at project completion. Reputable contractors typically provide this information as part of their closeout package so homeowners have everything they need for future maintenance, warranty claims, or resale purposes.

A professional roofing contractor should provide a written invoice and, if offered, the manufacturer’s material warranty and the contractor’s workmanship warranty once the job is complete.
If these documents were promised but never provided, you should contact the contractor in writing and request copies of all paperwork, including the invoice, warranty information, and any permits if applicable. Keep a record of your communication.
If the contractor continues to ignore your requests, you may wish to contact your local consumer protection agency or the organization they are licensed or affiliated with, if any.
For future roofing projects, always ask for all documentation before making the final payment. It helps protect your investment and can be important when selling your home.

Yes. A professional roofing contractor should provide documentation of the work performed. While the Ontario Building Code does not require every roofer to provide a written workmanship warranty, there are several documents you should expect to receive when a roof replacement is completed.
At a minimum, you should receive:
• A detailed written contract outlining the scope of work, materials to be installed, and total cost.
• An invoice showing the work has been completed and paid for.
• A written workmanship warranty from the contractor, if one is offered.
• The manufacturer’s warranty information for the roofing materials installed.
• Proof that the materials were installed according to the manufacturer’s specifications, where applicable.
• Confirmation that any required permits were obtained, if the work required one.
A reputable roofing contractor will also be able to provide:
• Proof of liability insurance.
• Proof of WSIB (Workplace Safety and Insurance Board) coverage or exemption.
• Product information sheets for the shingles, underlayment, and other materials used.
Keep in mind that there are two separate warranties:
1. Workmanship warranty – Covers installation defects and is provided by the roofing contractor. The length and terms vary from company to company.
2. Manufacturer’s warranty – Covers defects in the roofing materials themselves. This warranty is provided by the shingle manufacturer and may require the roof to be installed according to their published instructions. Some enhanced warranties also require the contractor to be certified by the manufacturer.
If a contractor is unwilling to provide a written warranty or any documentation of the materials installed, that should be considered a red flag.

WCB coverage, insurance doc liability, business lic info, prepaid contractor licence if asking for funds upfront. As well warranty info.
