Shingles should be replaced when they start curling, when the throats become enlarged, when lots of shingle grit is in your eavestrough and when you see patches of plywood on roof.

If you're frequently getting leaks in the roof, I'd definitely get an inspection done. Even when shingles are still looking good, they can suffer from granule loss and cracking (especially with Canadian winters) Definitely do a bit of research and ask for photos from the inspection. I know a few contractors who unfortunately sell roofing services that are not needed.

In many cases, roof tiles do not need to be replaced simply because they are older. The decision to repair or replace depends on the overall condition of the roof and the extent of the damage. Repairs are often a practical option when the issues are limited to a small area, such as a few cracked, slipped, or damaged tiles, localized leaks, minor flashing concerns, or isolated storm damage. Replacement is typically considered when there is widespread deterioration, recurring leaks in multiple areas, significant tile damage throughout the roof, underlying structural concerns, or when repairs become so extensive that they are no longer cost-effective compared to a replacement. The most reliable way to determine the appropriate course of action is through a roof inspection. During an assessment, the condition of the tiles, flashing, underlayment, roof penetrations, and overall roof system can be evaluated to determine whether a targeted repair or a replacement would provide the most practical long-term solution.

Whether you should repair or replace your roof depends on the extent of the damage, the age of the roof, and the number of affected tiles. A repair is usually the better option if - Only a few tiles are cracked, slipped, or missing. - The damage is limited to one area. - The roof is relatively new and otherwise in good condition. - There are no signs of widespread water damage or structural issues. A replacement may be the better investment if: - The roof is approaching the end of its expected lifespan. - Many tiles are damaged across multiple areas. - Leaks are recurring despite previous repairs. - The underlayment, decking, or roof structure has been affected by moisture. - Repair costs are becoming a significant percentage of the cost of a new roof. A good rule of thumb is that if the roof is generally sound and the damage is localized, repairing the affected tiles is often the most cost-effective solution. If the roof has widespread deterioration or is nearing the end of its service life, replacement can prevent ongoing maintenance costs and future leaks. A professional roof inspection can help determine whether the issue is isolated or a sign of more extensive wear, allowing you to make an informed decision.

In many cases, a roof can be repaired if the damage is isolated to a few tiles that are cracked, slipped, or damaged by weather or impact. Repairs are often the most cost-effective option when the rest of the roof is still in good condition and has plenty of service life remaining. Replacement becomes the better option when there are widespread issues such as multiple damaged tiles, recurring leaks, significant storm damage, or if the roof is approaching the end of its expected lifespan. If repairs are becoming frequent, the costs can add up quickly and investing in a replacement may provide better long-term value and protection. A professional roof inspection is the best way to determine which option makes the most sense. An experienced contractor can assess the condition of the tiles, underlayment, flashing, and overall roof system to help you make an informed decision based on both immediate needs and long-term performance.

The decision to repair or replace a tile roof depends on its age, the extent of the damage, and the overall condition of the roof. If only a few tiles are cracked, slipped, or broken and the rest of the roof is in good condition, a repair is usually the most cost-effective option. However, if there are widespread damaged tiles, recurring leaks, or the roof is nearing the end of its expected lifespan, a full replacement may be the better long-term investment. A professional roof inspection can identify hidden issues such as damaged underlayment, water intrusion, or structural concerns and help determine whether a repair or replacement is the right solution. Addressing problems early can often prevent more extensive and costly repairs later.
