Thank you Peter for your feedback, it is a good idea time to time replace flash mechanism to provide better flow down to the bowl and produce enough pressure to push the waste down. Otherwise overtime toilet will be blocked by sediments. Channels are too tiny to handle lower pressure passing through. Interesting but very picky structure - TOILET! They are out there working everyday and gaining experience. We made sure to send out very best who have experience doing this work to deal with a unique case like yours. In the area of south Etobicoke there have been many problems with excessive water and flooding. For this reason we needed to make sure you had the flooding/water prevention you needed so you were not a victim as well. Within the next couples days of installation the crew came back out to check the pumps and back up systems to make sure everything is running smoothly. Back water valve helps to prevent sewer backing up from city side, great fixture. Please put your attention to weeping tile as well, that system operates independently if you have storm pipe separate or you have sump pit installed, otherwise you will like to find out where is weeping tile is connected (pipe takes ground water away from your foundation) It is two choices - sump pit or storm pipe. If your weeping tile is connected to drain system I can recommend you to make a re-connection, by doing that you will have additional extra space in your sewer pipe for you to use in time of sewer back up from city side plus as a bonus no flood in your basement! Sound like very complicated system, just remember - weeping tile is the pipe responsible for underground water and you would like to find out where that water goes after its collected? We all the time match the right plumbers to customers, it is very important to assign right technician to the projects, some of them very experienced at faucet repairs, another have many years of experience to repair drain systems, and we believe every project required personal touch! We try to arrange appointment as soon as we can , especially for our neighborhood. To be ready to assist immediately is very important for drain technicians to prevent property damage by sewer waste. Now you will be able to get to the drain system at no delay time, you have access for snake, for camera. Don't forget periodically check the flapper in the back water valve. Open access cap, and check if yellow flapper in fully open position on the bottom of that access, run clear water using garden hose to clean the debris around flapper if you find some. If you need to pull flapper up do this very carefully, no rush, gently pull up the stick (grey) up, on the end of that stick is flapper (yellow). Let us know if you fill like to be assisted for the first time. This maintenance is very helpful, especially after heavy rainy storms like last summer one.

Backed up drains are certainly troublesome, and can be caused by various sources. A full camera inspection of the drain in question is recommended and provides the best options for sourcing the issues. In areas with older trees such as yours, roots can be a problem, as they spread out looking for somewhere to grow. On occasion that place is around and/or through an older clay drain pipe, since the roots are looking for moisture. You can contact us any time if you have any further questions.
