    Driveway Asphalt

Thought I would be happy with the end product after a very long wait, but nope! Asphalt is all pitted, (poor quality aggregate?), slope at the back and at sidewalk is not there as promised, a water channel was created - looks like a river gouged out down our driveway. Frank avoided my calls during the project and especially now since I've paid? Trusted his expertise to have the parging done after the asphalt, and now the new driveway has to be dug up?! Many in the neighborhood have commented on how terrible our driveway now looks. Doesn't appear as if they are willing to do anything to fix it?

    Answer from pro:

We are sorry to hear that you are not satisfied with your driveway. There are some projects that because of existing conditions and certain limitations prevent a uniform appearance to the asphalt driveway. The asphalt used is a robust asphalt mix which is designed to provide a longer lasting driveway. In addition, due to the driveway being narrow we were not able to use an asphalt spreader on this project and had to lay the asphalt by hand. This, combined with the commercial asphalt mix used, created a rougher than typical appearance but with time and use the asphalt tends to smoothen out on its own. The rougher appearance will not affect the structural integrity of the driveway. We would also like to mention that the the center slope was created to keep the water away from the houses, the driveway does not have a lot of fall so the drainage is slow but does drain to the street. Once the asphalt is cured, there are a few remedies to help with the rough appearance. We will offer to review the driveway in the spring and at that time, if required, offer a solution.

    Driveway paving

We had our driveway paved in August. The excavation and clean up with pristine, we are also very happy with the pave job. Frank was our main contact and he was very easy to work with: overall they were very professional to deal with from start to finish, and very punctual. I highly recommend Mancuso for anyone who needs work done in the GTA! (Richard S, Mississauga)

    Driveway & Backyard

I used Mancuso Paving based on the reviews I had seen on the website. Their rating used to be 9.7 when Veli was around. Initially it all looked okay to pay a premium for the good work and the quality of service. However, once Veli left Mancuso, things did not remain the same. The driveway was paved on a day when it rained despite us warning them that it was not a good idea to do it on that day. I had held back some amount, as after Veli departure, there were several things left incomplete, as well, I was not satisfied with the quality of work performed on my driveway. Then one day Leo came to my residence threatening me of legal consequences. Leo was very confident that based on his years of experience, the driveway would not crack in 10 years. I was given a 2 years warranty. In 4-6 months I started to notice cracks on my driveway. I approached Leo and someone came by, did some patch work, leaving my driveway looking worse than before. After another 3 months cracks were noticed not only on the same places but in other areas too and they started getting bigger. I called Leo and was informed that I should wait until summer. I was promised that the entire driveway would be redone. Over the last 6-8 months I kept calling and received promises of a call back to set an appointment. Lately I noticed that my messages were being ignored. Leo had all the time in the world to come to my residence personally when his money was held back. Now he has become a very busy person that he cannot even respond to my emails and phone calls. I went back to the review section and I have noticed that their rating has gone down considerably since Veli left the firm. Please do not get deceived by the old review on the website, you will get fooled.

    Asphalt and Interlock

We hired Mancuso to re-pave the alleyway between our house and the neighbour, as well as install interlock in our backyard. The quote from John was delivered within a couple of days, and came in at a reasonable price. They seemed quite busy in September, so it took them 9 days to get started. The first day of demolition went without a hitch. The first issue was the many delays. They were clearly juggling several projects and we would never know when they would be coming. Sometimes, we would only find out that same day that they were coming. Also, they often started at 9:30 or 10:30am, rather than first thing (8am - which is what I expect). They don't work on days when there is rain in the forecast. Second major issue was lack of design/planning for the interlock. We asked that they ensure proper water drainage in the backyard, which they planned to address with a slope. Long story short, we ended up having to demolish our wooden deck steps and install a new stone step in order for the drainage to work. None of this had been discussed at the start of the project - so the project ended up being double the initial estimate! Mancuso agreed to discount some of the extra work given the poor planning on their part. On a positive note, the crew were always polite and they cleaned up at the end of each day. John was always quick to respond to my concerns. We had some issues with the natural stone (pieces were different colours) - they told me they had no control over this. We negotiated a discount on the stone given it was not what we requested. Asphalt was done very well - although again, I had to push for them to come and get it done. It took almost 2 months to finish the project. We paid upon completion. I did find it strange that they asked for 10% when they got started which was never in the contract. We did not pay it and they didn't ask again. In summary: Lots of delays, pain, and money spent, but in the end we are happy with the end product. I think they're first and foremost a paving company and they do a good job on that. However, they don't seem as experienced with interlock or stone work so I wouldn't recommend them for that.

    Answer from pro:

We are sorry to hear that you were not completely satisfied with the work process but pleased to hear you are happy with the end product. Unfortunately the delays were caused by a few matters on both parts. During the scheduling there was a lot of rain and we do not schedule work on rainy days to ensure the quality of the work is not affected in any way. We also had to work around the week that was taken off on your part and the few days it took for you to pick out the stone steps you wanted from the supplier. We do believe that we started within the two weeks that we promised and we were always forth right with our schedules. On a few occasions we had to stop the work because some direction from you was needed. During this pause in work, the crew would have gone to a different job they had and they may not have returned until the other job was completed. We try to not leave a project until it is done since this usually increases costs. There were also a few changes that you requested during the process and your job was all done by hand through a 34” man door from the garage which took more time. The parking on the street was very tight and a few accommodations had to be made consuming some time. As per the natural stone colour, this sometimes happens as it is natural stone but it is completely out of our control as we do not make the stone and on this occasion you went directly to the supplier to choose the colour, but as customer service is always important to us a discount was provided to ensure that you were satisfied. We are sorry for any inconvenience we caused and hope you enjoy your final product.

    Driveway replacement

This is a long-overdue review, as I had Mancuso do my driveway a couple of years ago. I had spoken to a few paving companies but Veli said a few things that told me they were the right company to go with. For example, he explained a couple of options for the base, and how it would affect the cost and timing of the project. He also wouldn't give me a firm date for when the paving would actually happen, but a realistic best guess since his crew's schedule can be delayed by rain days. Veli called me once or twice a week after the base was prepared about the pavers schedule. With a bit of luck, a project in the area finished early a couple weeks later and Veli called to let me know a crew would be by the following afternoon. I couldn't be happier with the result - as I said this project was done a couple of years ago and the driveway still looks perfect.

    New Driveway

Frank was a pleasure to deal with, and the crew who did the job were extremely competent and did an amazing job. I truly did receive a top rate product for a very fair price. I run a masonry contracting company in Toronto, and appreciate a good organization when I see it. Top marks for Mancuso Paving.

Excavation & repaving of 62 foot attached driveway

I am a 1st time home owner & inherited a crumbling driveway. After calling several places on HomeStars & Yellowpages.ca the people at Mancuso returned my call promptly.Frank came over to look at the job & worked around my other contractors time lines. The job was done in 2 parts which worked out perfectly for my deck builder. The final phase was done on one of the hottest days this summer & it went smooth as silk. It was a pleasure dealing with Frank & his crew. My neighbours were so impressed they asked for a quote too. Thanks Frank & crew You made my house look new again!

    Driveway re-paving and drain repair

I contacted several paving and trench drain repair companies. Veli handed me the most professional looking quote. Many of the other companies had scribbles on a piece of paper and in the end I had no clue what I would be paying for. My mistake was that I contacted them too late in the season, but they were able to complete my job right before frost (Oct 30). My advice to others is get this done earlier in the year. They also offered the most competitive price for the quality of work they gave (thickness of paving, the fact that they allowed ground to settle for 2+wks, and industrial type drain). It has been over 6 months and the color has fadded (did not get the sealant), and there are some smalll dents due to some heavy trucks having gone on my driveway. They gave me a guarantee, so I am sure if they would come fix small dents if I called them. I recommend Mancuso.

    Driveway repaving

We called Mancuso Paving to repave our driveway, including removing the old asphalt and curbs. The work was done well - we are satisfied with the quality. My only complaint would be that they show up unexpectedly (at 7:15AM one day), and took a long time to finish the job (4 or 5 weeks from the time they tore out the old asphalt to the time the job was done), probably due to their busy summer schedule. I had to prod them several times to get the job moving again. Still, I'm satisfied with the job itself.
